I lived at Residences at 668 from May 1, 2026 - July 1, 2026. My tenancy ended on July 1, 2026, following a constructive eviction brought on by management's failure to maintain basic habitability standards.
Below is an objective timeline of facts, uncorrected code violations, and disputes:
1. Severe Maintenance Neglect & Habitability Violations
Throughout my tenancy, management consistently ignored basic apartment fixtures and critical structural elements:
Kitchen Flooring Hazard: The kitchen floor tiles were left severely broken, loose, and detached for over 40 days. Management allowed an active physical trip and injury hazard to persist inside the unit without repair. They left my apartment blanketed in construction dust when they finally replaced the tiles They also made a last-minute decision to switch from tiles to LVP to save costs.
Appliance Failure: Both fridges provided were defective, dirty, and used. The dryer failed to catch lint, thus resulting in clouds of lint blasting my face every time I opened it. Direct texts about these issues were ignored. My maintenance tickets were closed without resolution. The unit suffered from shower drain blockage and low water pressure that went ignored over multiple weeks.
Gaslighting & Incompetence: David Gerster is an extremely incompetent property manager. Maintenance switched out my loud, dirty, used fridge with another dirty, used fridge that had a broken door. He claimed maintenance came into my unit and fixed a shelf in the fridge, thus solving the issue. I recorded a timestamped video showing the fridge still did not close unless you gave it a hard push. Despite this evidence, he still sticks to his fabricated story.
Windows & Screening: When I moved into my unit, there was construction paper covering the bedroom window. The window faced the hallway. I did not discover the window was sealed until moving in and removing the construction paper. The living room windows did not have screens. I requested screens. David refused, claiming he would have to make a bulk order. He also claimed central air is superior to natural air. In other words, you can't air out your apartment without letting insects in because the property wants to save costs.
2. Improper Move-Out Charges & "Double-Dipping" Admissions
Upon surrendering the unit on July 1, 2026, K&D Management issued a Final Account Statement (FAS) attempting to charge thousands of dollars in inflated fees and future rent penalties.
Under Ohio Revised Code § 5321.16 and established landlord-tenant common law, a landlord has an affirmative duty to mitigate damages by making reasonable efforts to re-rent the premises. When challenged on their failure to list my unit on the market and presented with evidence, management was forced to admit that the unit had already been re-rented, acknowledging that their original Final Account Statement was inaccurate and required recalculation.
Attempting to charge a departing tenant for future months while simultaneously re-renting the space is an unlawful attempt to double-dip on rental income. Furthermore, they falsified my move-out reason as "skipped without notice", despite receiving written notice of constructive eviction weeks prior.
3. Active Regulatory & Law Enforcement Complaints
Because K&D Management refused to resolve these issues internally, this is no longer a private matter. Formal regulatory complaints have been officially logged with the following regulatory bodies:
Ohio Attorney General's Office (Consumer Protection Division)
Better Business Bureau (BBB)
City of Cleveland Department of Building and Housing (Division of Code Enforcement)
Final Verdict for Prospective Renters:
Do not be fooled by the lobby or the location. The moment an issue arises behind closed doors, whether it is broken structural flooring, failing appliances, or ledger accuracy, management's default posture is deflection, delay, and groundless financial threats.

They reduced their alleged debt from $16,000 to $2,900 after they realized I had enough evidence to prove the alleged debt was invalid. They hired Powers Friedman Linn LLP to attempt to pursue this alleged debt. I am prepared for litigation.
Do not rent at Residences at 668, or any K&D property for that matter. You will only find hardship, gaslighting, and trouble.
