CPM is the worst rental company I've endured (and I survived 444 park, if you know, you know)…read more They hire inexperienced maintenance workers and their communication is beyond poor. They have no clear channel of communication. I received texts and calls from various workers over the 3 years, it was never streamlined and hard to trust what is real from a scam. They left me without a lock on my door (inside the unit, but exposed to downstairs unit) for over a month, and allowed someone to move into the lower unit without letting me know/putting a lock on my door first. They randomly put a storm door on one day, gave a key to the basement unit, and didn't say anything to me about it. She informed me I could pay to copy hers. Mind you, the lower level tenant was not even given a key to this back door at move in, she copied mine. She was only given a front door key. So this made no sense. They are currently charging me $375 from my security deposit for window screens that never existed, plus a bunch of other bogus fees for routine turn over. If you proceed with renting a unit under them, please be meticulous in your property condition form. Get on your hands and knees and mark everything that is wrong with the unit (there's probably A LOT). I would also recommend keeping a running list of all maintenance requests, and communications from them. They are slimy and not to be trusted. Additionally, they waited until the morning of my move out to send me any instructions or information. I had already locked my keys inside, and turned off the gas and electric after not hearing from them for 2 weeks. When I sent an email that I did that, only an hour later did I receive an email saying "leave gas and electric on and return keys to leasing office to complete your move." It has been a terrible experience. They also just stopped returning emails regarding my security deposit. Please do yourself a favor and find another company to rent from. Home owners- you'd probably be better off with another company as well. They are doing a disservice to you as well.

Prior to my lease officially renewing, my job transferred me across the state. I explained the circumstances to management. I couldn't give sixty days notice but they didn't care. It was my fault for signing a crappy lease so I want to give others fair warning to read the contract and not do the same. On the day I moved in to my apartment I had no fridge and a dirty floor. And then when he did show up with an old fridge, the maintenance man wanted the movers that I was paying by the hour to help him move it in. I had multiple issues with my radiator not working. I lost count of the times maintenance was out to fix it. Each guy who came out swore it was a different issue then the previous guy and then promised he fixed it. The neighbors were not that bad. The next door neighbor would occasionally have loud fights with her boyfriend. My biggest issue was the smoking outside my apartment.

The first apartment everything was fine for one year until one day a new person moved to the apartment above me. This neighbor chained smoked cigarettes all day (with the windows closed) and made the ENTIRE building reek of cigarettes. I had it the worse because I was directly under them so my entire apartment smelled like pure smoke. It was hard to breathe, I had a bad cough, bad headache and my eyes burned. I stopped having my friends over because they would complain about the headache they had from being in there. I begged management to do something about it but that's when I learned they allow smoking in all of their properties. They told me I could break my lease or they would move me to another one of their properties. Thats when I moved to their second property that I lived in. The second apartment was also fine for the first year, and then once again I got unlucky. A new neighbor moved into the apartment under me (right when my lease renewed). This new neighbor was way worse than my previous experience because he would party EVERY.SINGLE.NIGHT. There was music blasting every single night, ALL NIGHT. He would smoke cigarettes and weed every single day/night as well. I felt like I was living in a bar. I was living in hell once again. I called the police, they told me I had to deal with it with management. I called management and they told me I had to deal with it with the police. NOBODY CARED! I was once again having to beg and plead for someone to do something and management did absolutely NOTHING. I called them almost every day and they would ignore my calls and emails. I even spoke to the neighbor and he did not care. Management never helped me at all. I asked them to let me go and they said I could only leave if I broke my lease (pay 3 months of rent) and that they had already moved me before so they would not be doing that again. I was so sleep deprived, depressed, and had such a bad headache (from lack of sleep and from all the smoke) that I unfortunately had to move forward with breaking my lease. I was a great tenant. Always paid my bills on time, took wonderful care of my home, but that did not matter to them because they just saw me as another number. I will never in my life rent from a company like this again. I'd much rather pay more money to live somewhere decent then to go through this again. DON'T fall for their bogus deals. If you're okay with not being able to sleep in your own home and not being able to breathe then this is the place for you! It was a hard decision to make to have to break my lease. It is not cheap to do so and it was completely unfair to me. It was a big loss for me but I hope that my experience can help others not go through the same horrible situation as me.

I moved from out of state--at the VERY last minute--and the process was as seamless as could be. And I'll tell you, my apartment was WAYYYY nicer than the pictures Kim sent me (she's amazing), and bigger than I thought. For as many times as I've toured properties and been picky, I really, REALLY lucked out here. It made me think I should always leave my choice until the last minute. I've lived here for 3 years and I'm beyond sad to say goodbye. I'm moving out-of-state for a new job, but if I was staying in town, I'd want to stay with them. Maintenance is top-notch, too!! Not only do they respond 24/7 and keep communication going, but they make sub-contract work happen IMMEDIATELY. The times that I had an issue, no matter the size, someone responded damn near instantly, and for the times there was a bigger issue, solutions to those problems were implemented before I even appreciated it. Their plumber is so great, he's apprenticing someone and my half-awake self listened to him explaining the history behind a certain piece (while not wasting time working). That's so cool. You could never go wrong renting from Winwood Properties. To put it another way, will you be treated as though you're valued and important by every employee of Winwood Properties?? The answer is 100% yes. When you're looking in the CLE/Edgewater/Lakewood/Cudell area, look no further. (I'm not even getting paid for this. Ofelia, Kim, and Mike are just that awesome.
