Their trustworthiness and integrity are not often found in the property management business. They take care of everything once you set up certain parameters at the outset. Timely monthly accounting statements always provided. Very responsive, even if necessary on weekends. Their fees are reasonable for the excellent work they provide. They use a roster of vendors and tradespeople which they have developed over the years for any work necessary on your rental, as well as monitoring the work done. Instead of using a competing corporate type operation I highly recommend supporting this local business, you won't go wrong.

This company came highly recommended by a neighbor and I had a very pleasant phone call with Vera two weeks ago. We were ready to sign a contract so they could rent our townhome until I reached out tonight with questions. See the email interaction below. Hi Vera, Thank you for sending a copy of the contract. We have a few questions. We would like to keep the condo on the market for sale but would also like to list it for rent. From my understanding, we can pull the sale listing once the renter's application is approved. Is it possible to ask the potential renter if they would be willing to do a six month lease and then go to a month to month lease? What about utilities? Do we pay for water and trash and the renter covers electricity and cable/internet? Vera's Response: Hello It appears you are thinking about renting for a short term and then putting the unit back on the market. Unfortunately, we do not take on short term rentals. For tenants, the work and cost of moving is exhausting and expensive. Placement - advertising, answering inquiries, showing the unit, screening tenants, creating a lease, moving in a new tenant - is the most time intensive part of our business. I believe there are other property management companies in our area willing to take on short term rentals. Best wishes My Response: Hi Vera, I was simply asking for information so we can make an informed decision. I explained to you when we spoke that we would prefer to sell, but the market is not cooperating therefore, we are open to the idea of renting. We are still open to the idea of renting the unit for a year or possibly two, depending on the market. However, since you could not just answer my questions, made assumptions, and felt the need to try to shame me with your response, we will find another company. You don't have the right temperment to work with me. Luckily, we found this out before we signed a contract. I will also be sure to pass my experience along in a review. Good luck and try taking a breath next time before answering an email.

Nearly six years of poor communication, questionable management, and unnecessary frustration…read more After nearly six years renting a home managed by PURE Property Management in Santa Rosa, we cannot recommend this company to tenants or property owners. Communication was consistently frustrating. Emails went unanswered, calls weren't returned, and resolving basic issues required repeated follow-ups. Rather than acting as an effective intermediary, PURE frequently left us navigating problems between management and the property owners. The owners maintained a separate ADU behind our home and frequently stayed there. We experienced unexpected visits, uncomfortable confrontations, and disputes over property access. In March 2026, they confronted us outside our home and suggested our rent would increase if they couldn't access the backyard to perform maintenance themselves. They later provided a handwritten apology acknowledging that they had informed PURE about planned yard work, but we had received no notice. PURE confirmed in writing that it would remind the owners of proper notice procedures. Maintenance coordination was similarly frustrating. Contractors contacted us directly about interior and exterior painting, and PURE property manager Lisa Martin called us regarding painting work. We were tenants, not project managers, yet repeatedly found ourselves involved in coordinating the owners' property improvements. Utility billing was another persistent issue. We paid two-thirds of the property's shared utilities while the owners paid one-third, regardless of whether they occupied their ADU. PURE sometimes issued utility invoices due the same day, creating outstanding balances despite our rent being current. When we questioned the billing and requested documentation, we received little clarification. Instead, PURE demanded a formal payment plan and warned of further action. Our written questions went unanswered. PURE initially refused to provide original utility bills, citing the owners' privacy. We eventually received one PG&E statement but never consistent access to supporting documentation. PURE subsequently replaced the longstanding utility split with fixed landlord contributions capped at $160 monthly, leaving us responsible for charges exceeding those allowances. The most egregious example of mismanagement occurred during our move-out. September rent was expressly waived, yet a $2,500 automatic payment was still processed. PURE acknowledged the overpayment, but obtaining a refund became an ordeal. On September 30, the owners' attorney confirmed that PURE had been instructed to refund the money immediately, separately from our security deposit. Nevertheless, PURE repeatedly stated it would return the money with the deposit accounting, potentially taking 21 days. One property manager even suggested we should have canceled the payment ourselves through our bank. After weeks of contradictory information, unanswered follow-ups, and delays, we issued a formal demand threatening small claims litigation. Only then was our $2,500 made available for pickup. Our security deposit was ultimately accounted for and most of it returned, which we acknowledge. But recovering money everyone agreed we never owed should not have required legal threats. We maintained the home, cooperated with requests, and left it thoroughly cleaned. After nearly six years, we expected better than poor communication, opaque billing, and repeated management failures. Our advice: Document everything, get everything in writing, and don't assume PURE will proactively resolve problems. Avoid this company at all costs

She has found me outstanding tenants that work out well and are valued clients. She knows the market and has a great feel for pricing. Even stronger are her interpersonal skills and her ability to assess potential tenants to find the best, loyal and responsible people. She maintains outstanding supervision of the rentals and has superior skills at gaining cooperation from tenants. Her completion of paperwork is remarkable. Her communication with all parties is pleasant, thorough and professional. She makes my job as a landlord much easier and I am grateful for her partnership. 1 Star -- Concerns About Transparency, Accountability, and Tenant Relations…read moreMy experience with HPI Property Management raised serious concerns about their communication, transparency, and overall approach to tenant relations. Property management companies have a responsibility to address maintenance concerns in a timely manner, communicate clearly, and handle security deposits and move-out procedures fairly. Unfortunately, my experience with HPI fell short in these areas. Maintenance concerns required repeated follow-up, communication was inconsistent, and the handling of move-out documentation and security deposit deductions left much to be desired. Even when written documentation was available, resolving discrepancies became an unnecessarily frustrating and time-consuming process. What concerns me most is the apparent lack of accountability when issues are brought to management's attention. Tenants should not have to repeatedly advocate for themselves simply to receive clear explanations, accurate information, and fair consideration of their concerns. Although the financial dispute was ultimately resolved through a settlement, the process raised questions about the company's approach to transparency and customer service. I would strongly encourage prospective tenants to carefully document all communications, thoroughly review lease agreements, and pay close attention to move-out procedures and security deposit accounting. A professional property management company should prioritize fairness, consistency, and accountability--not make tenants feel that resolving legitimate concerns is an uphill battle.
