My problems with a terrible landlord had remained unresolved for nearly 3 years until I finally decided to look for professional help, and I had a great head start in my search for the right lawyer through the word of mouth since multiple people I knew and trust had nothing but positive things to say about Mr. Ayr. It turns out, not only I found the right lawyer: I found the perfect lawyer! You might be asking: "Why do you say that?".. Because not only he is extremely effective, time efficient and organized - which will save you a ton of money - but also is very down to earth, realistic and has something else I've never seen in any lawyer: the cool factor. When I say cool, I mean the invaluable ability to remain calm, centered, so balanced in every situation that it's almost Zen. Remember all the bad things we all grew up listening about lawyers? You will soon realize that Mr. Ayr is the perfect antagonist of all that, and I'm not just saying that, I will elaborate and give you my personal experience as an example: My landlord years of serious violations and illegal acts were so bad that, if we decided to bring the full case to court, he could easily go bankrupt and the house would go up to foreclosure, and bear in mind, I had the Boston Housing Court and Boston Housing Inspection Services with me in this case. Needless to say, had we gone ahead and sue it, serious compensation would come my way and my lawyers. Yet, when I decided to "let go" and give the landlord a chance to settle for the security deposit legally owned to me plus my financial damages along the way , Mr. Ayr fully supported me and quickly started and finished all the documentation and negotiations with the landlord, who completely changed from the very aggressive tone to a fast paced resolution. Nothing but glowing raves for Mr. Ayr. He is very approachable, personable, and trust worthy during our entire contract period. We were very pleased to work under his guidance during a trying time with our past landlord. While our tensions were high, he remained level-headed and professional, offering advice to remain calm, rather than jump to conclusions. He researched our case to the best of his abilities and prepared us for worst-case scenarios, patiently reviewing each scenario at a 1st grade level so we could follow and understand all options available to us! AND, he offered a very affordable, modest rate, walking us through the costs that could potentially be incurred over short-term vs long-term court cases. All in all, Mr. Ayr was a great lawyer by our standards. As a landlord/owner there will be a time when you will "need" a lawyers assistance when dealing with a tenant. In Massachusetts, us landlords/owners get dealt a tough hand, so it only right we use all resources available to us. The only regret when it came to working with Mr. Ayr, is that I didn't start soon enough! Evicting a tenant is a tenuous, stressful, and burdensome process, and Steve did a lot to relieve my worries. Its good to have someone working with you who has been through these processes before, and can give you possible outcome scenarios when it comes to trial. He also is very much tech-savy as we scanned and photo'd images of documents as to reduce the amount of snail mail and meetings needed in order to move our case along. I approached several different lawyers when it came to my case, and none of them felt like they had the knowledge when it came to eviction protocol. Don't even get me started with the rates. These other lawyers who I felt less formidable talked more numbers with me than actual case. Their rates were extremely high, which would've given me even more stress if the process became lengthy. Another great thing about Steve is his flat rates. For each part of the case, he gave me a flat rate which was reasonable.
