We hired attorney Nicole Torres during what became an incredibly stressful real estate transaction. We were facing serious inspection concerns, including extremely high radon levels, and were desperately trying to understand our rights and protect nearly $40,000 deposit being held of our hard-earned money. Instead of feeling reassured and guided through the process, we felt increasingly anxious and confused. We repeatedly asked questions because we were genuinely scared of making the wrong decision and losing our deposit. Rather than feeling like we had an advocate in our corner, we often felt dismissed when we questioned the advice we were being given. We were advised that our inspection contingency had expired (we later learned it had not) and that our deposit could be at risk if we did not continue moving forward. We were also led to believe that the radon issues did not give us grounds to terminate the contract as it was "not part of the inspection process" and that we had signed a contract "for inspection only". As buyers trying to navigate a complicated situation, we relied heavily on her advice and guidance. What was most disappointing was that when we expressed concerns or asked follow-up questions, we did not feel heard. The conversations often left us feeling more intimidated than informed. Eventually, our discomfort became so significant that we sought alternate legal counsel because we no longer felt confident that our interests were being fully protected. The second opinion we received gave us a very different understanding of our contractual rights and deadlines, including the ability to terminate the contract and get our deposit back, which proved that the advice we received from her was not accurate and would have cost us $40,000!!!

    If the Grinch were a title company, that company would be SKM. This Christmas, my wife and I had…read morethe misfortune of dealing with them. Though it was painful and frustrating beyond words, here's a few: SKM apparently operates on a rotating shuffle of numerous distant teleworking employees, several of which apparently decided not to come to work, even remotely, on the contractual day of closing, Dec 23th. Having had made a good number of mistakes themselves along the way (like the property address), they had no problem making me jump through every conceivable hoop, to accommodate them and their last minute delay. With every paper and every notarization they demanded in hand, I obligingly reported to their 'office' to close the deal, where I was brusquely met with an entirely new person who didn't take the trouble to introduce himself. Within a few minutes of sitting in a bare room, I had a phone thrust in front of me on speaker, with a highhanded voice talking at me, again without introduction. The voice, sounded like he was at a call center hundreds of miles (maybe south) of here. Within minutes, it was obvious that this man had no idea of the first thing about this deal (like the sale price) and clearly hadn't read the purchase and sales agreement. But that didn't stop him from running roughshod over the contract and imposing his own set of rules on the closing. Worse still, he attempted to justify his bullying with insults and defamatory innuendo . Based on the behavior of Jordan, the only person physically present, the man on the phone apparently instructed him not to conclude the transaction, as laid out in the contract, at that time. Because the strange voice killed the deal within minutes from afar, my wife had to take two extra days off work, travel across New England, I had to extend the hotel stay three nights to make ourselves available to get this closed, in whatever way possible. In response to Maloney's denial of the closing Dec 24th, we also brought in an additional attorney to the transaction at the last minute. The tax prorations had to be redone and the utilities, insurance had to be extended,, increasing the cost of the deal and diminishing the seller's net proceeds. In the meantime, the buyers, who are good people, could not move in, as they had expected. I suspect the movers they had lined up had to be somehow rescheduled. Jessica Cunha, the attorney who was most involved, herself devoted a good bit of mindshare to this deal, and seemed to genuinely care about getting it closed. She alone is the reason the review had been doubled from one to two stars. However, she worked remotely and against the backdrop of a company whose top brass, based on our experience, has little respect for consumers, and less for contracts. The result was that the overall experience was a dread. This year, the Grinch truly did steal Christmas ;~(

I was shocked that this lawyer was rude, abrasive and decided to yell and became confrontational at closing. It was so bad I left without copies of my closing documents and had to ask my agent to retreive them. I have filed complaint with BBB and looking into Mass BBO. This individual does not represent your company well.

They pointed out whatever deviated from a standard agreement, and kept us informed on "need to know" dates and documents. They were more than fair and patient with us. I was not disappointed in the least, and very happy with the result. All deadlines were meet and the transaction went off without a hitch. I wasn't at the closing as out of town and Pat's team handled it all excellently. Pat and his team explained issues and each in the process fully. Every transaction is slightly unique, this was no exception, and his experience came through as it seems they have seen almost every scenario. Plus it helps that they have a great relationship with other conveyancing attorneys. So I found that when issues came up, they were quickly nipped in the bud, to ensure they didn't blow up into larger problems. It all makes sense as Pat's a great stand up guy and I'm sure others that he's done business with in the past think the same thing, so would not hesitate working with him. I would recommend Pat and his team to anyone looking to buy or sell based on his experience, efficiency and works in a clear practical results oriented way to ensure you get a good result.
