This company charges 75 dollar late fee even if you pay the rent on time. I emailed the manager and said the January rent was paid on time, can they please remove the fee. I got no response but they continue with adding new fees and threatening notices. Very unfair practices. read more

One of the worst rental experiences I've ever had! Had to break a lease after living in an apartment for only 6 mos. They found a new renter right away and I was charged a prorated rent, 30 days from my notice. The lease showed N/A for lease break fees. Then I received a letter saying I owed 1450 for breaking the lease, 270 for painting/patching, and 104 for cleaning. The unit was spotless upon move out but they refused to do a walk through. I took a video for backup. Also, most of the holes were already patched, according to the directions in the lease. I called and spoke to Britt, one of the owners about the lease break fee and other charges and she admitted that was an error but said I had to pay for the full 30 days of rent, even though I was told by 3 different people in the office that I only owed the prorated amount. When I was trying to get an explanation, Britt started being condescending and laughing at me. I asked her to stop and she continued to laugh and be rude. This company only cares about $$$ and I would highly recommend you find somebody else to rent from. read more

They are supposed to manage our HOA for our complex, but when you call they tell you it isn't their problem and pass it off. Not sure what we pay them for, but rules keep getting HOA rules aren't followed and they don't seem to want to do anything about it. read more

Absolutely the most unprofessional management group. After paying a hefty deposit and living at one of there properties for 2 and a half years, I was very disappointed with how they handled our move out. Just so you understand the type of tenants my family is, we had all on time payments, no complaints, we also took care of the property like it was our home.. because well it was.. my family also has a background in property management so I understand the headache dirty, disrespectful tenants can be. So upon move in, our unit was still dirty. I have cleaned units before and I was not exactly happy with the cleanliness. There was black hand prints and smudges on the doors, moldy dishwasher seals, water dispenser had hard water residue left.. there was tons of little things like that all throughout the unit. After complaining, I was promised an additional hour free of cleaning upon move out.. okay whatever.. I was pregnant and needed to move. I cleaned myself. Then we get to move out and after being ideal tenants, these unprofessional and unreasonable crooks found every loophole they could to keep our deposit( and had no knowledge of any added cleaning time). I found it interesting that they charged us for items needing to be replaced that had broken or missing parts to begin with (blinds). Okay fine whatever.. but your really going to charge me the cost for your cleaning supplies. Can I have the rest of the supplies you purchased because in no way did you use 20$ worth of cleaning supplies. The icing on the cake was asking us to change dead fire alarm batteries. We did so, left the two fire alarms on the counter for maintenance to put back back up.. guess how much the charged us for doing as they asked?? 250$! A "tampering fee".. for doing what they asked! Trying to remedy the situation I had a conversation with Kim Carey at corporate and she found that charge to be reasonable and refused to removed the charge. Sterling Management Group: if I had the time and energy to fight you in court I would, and any judge would find your company to be in the wrong. Shame on you for being the typical property management group out to screw over the little guy. I hope each one of your office employees reads this review and acknowledges that they are working for bad people out to screw hard working people just like them. Good company; they were very attentive and resolved problems quickly. I lived in the Fall Quarters Apartment Complex in Corvallis and there was a student who blasted his stereo 24/7 and played with his remote control car in the vacant lot behind the building late at night. They evicted him quickly and wrote me several letters expressing "sincere apologies for that tenant's behavior; please be patient with us as we complete the legal process." They told us after first complaint to call the cops on him (which we did; but not even the cops coming at 2 am was enough to get him to quit blasting his stereo). They also banned smoking on another property I lived on after enough of us complained, and quickly replaced a leaky refrigerator. Rental rates were fair. Good job, Sterling! read more

This is a real review from someone who rented from this company from their previous location on Western st. in Corvallis to their current location downtown. THEY WILL MILK YOU FOR EVERY DOLLAR THEY CAN AND WON'T TAKE RESPONSIBILITY FOR THEIR OWN ACTIONS AND INACTION!! TAKE BEFORE AFTER PICTURES AND RECORD CALLS We were contesting our deposit statement in which they were charging us through the roof for everything and it wasn't a clear what their "itemized invoice" was actually going into (invoice was not in laments terms for tenants, was intended for a maintenance employee). First off, they have drawn out this process almost total of 6 months. The individual that we were told to initially contact was their Eugene office, which in essence is their "main office". After speaking with KIM, in Eugene who was of no help because she redirected me to call Corvallis office to speak with Kris. I contacted KRIS in Corvallis and was told by a staff member that he would call me back after I provided my name, number, and reason for calling. KRIS didn't contact me for a MONTH; at which time we received a call from a DEBT collector. So in response to this I had to re-contact him and told him what had happened, that he was affecting our credit and our co-signers. KRIS, responds with "that's no good, I'll synchronize with KIM in Eugene and give you a call by the end of the business day". This didn't happen. A WHOLE MONTH elapsed before I had to call!! When i told him it has been a month, he gave a half hearted apology. Mainly probably because I informed him i was recording the call for any future litigation might ensue. This was the OFFICE MANAGER, with NO RESPONSIBILITY and NO FOLLOW THROUGH!!! The company has a CONSTANT THEME! THEY MESS UP, SAY "OOPS" and then act like they are in the right when you move on. THEY TAKE ON NO RESPONSIBILITY! TOTAL OF 3 MONTHS TO TALK TO KRIS When they were still located on Western st. we had submitted multiple maintenance requests that were never fulfilled to do work on the house. Which in result after we moved out they charged us for. We lived with pests (rats, things getting into our crawl space from outside, ants, ect) I could go on and on about the unorganized service and communication this company has. THEIR MANAGEMENT IS HORRIBLE. ONE GOOD TAKEAWAY ADVICE: WHEN YOU MOVE IN SOMEWHERE TAKE AS MANY PICTURES OF EVERYTHING YOU CAN AND SCAN EVERY PIECE OF CORRESPONDENCE YOU EVER GIVE/GET FROM THIS COMPANY! THEY ARE GREAT AT PLAYING DUMB! Ex. "Oh well we don't have the maintenance requests so we don't have proof" EVEN IF THEY ARE THE ONES BEING NEGLIGENT AND LOSE THE REQUESTS. All this after she told me to contact him even though the deposit statement says direct any questions to our EUGENE OFFICE. Sterling is one of the shadiest groups in corvallis. I was forced to bump my lease starting date up, after they already agreed to a date 2 months down the line. If I did not, they would find someone else. They also took an excessive amount of time to come and fix anything. We had rodents in our walls for at least 5 months, and they never fixed our heating problem. They also took out 100 dollars from our security deposit because they had to "clean" the blinds, but I put the blinds in, brand new, that year. read more

Rented a studio on Monroe, the property was well maintained, needs were taken care of quickly, friendly staff, the area is allegedly bad, but I felt safe with my toddler at all times. Friendly neighbors, is a smoking (cigarette) problem but the management company was presistent in trying to resolve the issue. Overall positive experience. read more

Although the process of switching management companies was not executed very well, Sterling did everything in their power to get all the problems rectified. They will never refund your full deposit at the end of your stay they have so many excuse. This company is money making machine by ripping off people. The Sterling Management Group managed my home for several years. They neglected our property, abused and broke much of my personal property, and acted as a barrier for communication between tenant and landlord. They failed to report major issues about the property and legitimate tenant complaints. Sterling leased our property to tenants who didn't meet the lease agreement criteria and without vetting these tenants for anything beyond ability to pay. They leased the property when it required immediate attention to major issues. Sterling Management deflects all accountability for their actions and inactions. It's taken a full year to restore the homes habitability and it has cost tens of thousands of dollars to recover from their gross mismanagement. Their business practices are dishonest, unethical, if not outright illegal. My experience with Sterling Management is not an isolated, anomalous example of their bad business practices. read more

Very rude! We spoke with them over the phone about a rental and they said it was available and we could come by and get the keys to look at it. We both used our lunch breaks to race over to their office to pick up the keys before they closed for lunch. When we got there they told us the rental was just taken. This was literally 15 minutes after I spoke with them on the phone! Ok, mistakes happen, BUT instead of apologizing for wasting our time almost the first thing out of the person's mouth was that we should have looked at their first come first serve policy. So I told her that I had only just spoken with them 15 minutes prior to rushing over there! Again, instead of apologizing in any way she just repeated herself quite rudely that they have a first come first serve policy. No kidding?! I had no problem with their policy, I did have a problem with how they immediately got rude and dismissive. I guess they didn't care about our business in the future. After reading other reviews about this company, on yelp and other sites, I feel like we dodged a bullet actually. read more

This company is an alright company if you dont have to deal with them at all. If anything goes wrong, they will send someone out to fix it with no problems. How long it takes them to come out and fix it is up in the air. Also if you ever have to go into the office for any reason, you are going to be stuck talking to the cranky woman at the front desk who always has something making her angry. She is very short tempered, and you are always inconveniencing her by being there. Then when I moved out, they kept 450 dollars of my deposit to sterilize the house. I called them to ask them what we didn't clean, and they told me some things were dusty, which probably occurred in the time between me cleaning and them going in and inspecting it, and some things they had to clean even though i already cleaned to make sure it was sterile. So basically of my 1250 dollar "refundable" deposit, they maximum i can get back is 800 dollars because they are going to automatically charge me 450 dollars because they have to sterilize things. If they know in advance that they are going to be charging me that much money, do not tell me it is a refundable deposit. This company does whatever they can to nickle and dime you where they can.
