They've always treated me with fairness and respect, which isn't something you always come across. Anytime something's come up, they've been quick to respond and get it taken care of without making it complicated or stressful. That kind of reliability really means a lot as a tenant. What stands out most to me is how genuine they are. You can tell they care about doing right by the people they rent to, and that's made a big difference in my experience. I'm really grateful to have rented through them and wouldn't hesitate to recommend them to anyone looking for a place and a team they can trust.

Other tenants to harass the tenants and their visitors. This place also is a health hazard. Mold in apartments. Dumpster area is constantly over run with trash ,drug use, needles ,human excrement and urine. Trash all over rotten food on the ground. Totally disgusting. I would never rent there. Went to the office and apparently knocked on the wrong door and the manager storms out of the office and rudely said "the door is unlocked" We asked about availability and she briskly snapped back and said we have a 6 month wait list!!! Okay. Thank god! The manager was so rude, odd people on the sidewalk smoking, Kids yelling and screaming. No wonder why that lady hates her job! Not somewhere we wanted to live anyways after we saw the unkept grounds and questionable people wandering around the complex. The company that owns these apartments needs to hire a new manager. Maybe someone who is welcoming and interested in answering questions for prospective tenants!

There were names of people who no longer live in the house. So I'm not even sure if the lease I signed was official. I had to write my name on the rental agreement. I never got a copy of that agreement. During the duration of my stay not once was there a house inspection. At one point a rat infestation happened. My roommate brought it up to them. They basically shrugged off.. saying something like "well you know, it's the time of the year they (the rats) come out" What the actual fk?! So no, don't bother with this PM. I am extremely disappointed with how our application for Jefferson Terrace Apartments was handled…read more My boyfriend and I were informed that we had been approved, paid our security deposit, and both signed the lease through AppFolio. We were given access to the resident portal and proceeded under the understanding that everything was finalized. Because we are trying to move back home to Oregon from Texas, we also obtained renters insurance, scheduled utilities to begin on our move-in date, and made other arrangements based on that approval. Nearly a week later, we unexpectedly received a text stating that our approval was being reversed and that our deposit would be refunded. We were later informed that the lease had not been countersigned by management and therefore was not considered active. What was especially frustrating was the communication. When I reached out to the property manager, I was told they did not know the reason for the denial and could only direct me to the applications department. Despite emailing and calling the applications department, I have struggled to obtain a timely written explanation for why our approval was reversed after we had already signed the lease and paid our deposit. I understand that apartment communities have screening procedures, but those should be completed before applicants are told they are approved, asked to sign a lease, and encouraged to move forward with making significant commitments. Having an approval reversed after taking those steps while preparing for an interstate move created an incredible amount of stress and uncertainty. I hope management reviews its communication and approval process so future applicants don't experience the same situation.

I would give less than one star if I could. My daughter rented a house from them and do to…read morefinancial strain was unable to keep up payment. I paid her rent but they would not let her stay and they faked invoices so they could keep the majority of her security deposit. Even though the place was immaculate when she left. Renter beware take multiple pictures when you move in and note any damage or other stuff when you do a walk through with Heritage. The people at the rental place are lying evil dogs. I am at this process trying to bring them and their sub contractors to court. their sub contractors do not sign their work orders not do they put down exactly what they did. One contractor charged 320 dollars to fix a 4inch by 6 inch hole in wall. He didn't down anything he used or how he did it. I was able to get out of him that they wanted him to paint the inside of the house which they charged to my daughter. One contractor said they did deep cleaning even though I have pictures show the condition the house was in when she moved out, she left it immaculate toughly cleaned. It was cleaner than when she moved in, there was substantial cigarette smell and dirty walls when she moved in. Carpets stunk of cigarette smoke and were filthy, the management people left her some boxes of arm and hammer to try to get rid of the smell. They even told me they did. Another company that did blinds had two separate invoices and a work order. The first order was for 114 dollars which my daughter received and they would not tell me what the work order was about, and the second invoice that we did see was for more than 300 dollars. And no reason as to why. One contractor was supposed to do their carpet cleaning no listed chems nor what they did. I contacted another carpet cleaning company and they told me exactly what they did to clean carpets. Their subcontractor had no idea of what he was doing. My daughter steamed cleaned the carpets herself three different times before it was livable in the house. She even installed two new blinds, put shower curtain holders in the bathrooms because there were no holders when she moved in. She also replaced the racks in the oven with the correct ones that were not there to begin with. SO BE VERY WARY ABOUT RENTING FROM THEM THEY WILL CHEAT YOU OUT OF THEIR DEPOSIT. If you had dealings with them and felt that they cheated out of your deposit please contact me at r.shaputis@aol.com. I am trying to put together a class action lawsuit against them and their lying sub contractors. Their sub contractors are Sudz in the bucket, Western painting and construction, Commercial drapery & blinds, RG carpet cleaning.
