Let me start by saying I do agree: ventron management company is trash. Literally all their apartments are in the hood and I transferred to this property from Walden brooks on fairington. That apartment is 10x worse than this one, which is why I probably am satisfied with the lesser of two evils. I live in the front of the neighborhood, so I feel like most of the bad stuff happens in the back there are over 1000 apt in this complex so If at all possible stay in the ones closest to the clubhouse The gym is NEVER open by time I get from work. They only open it during office hours which is trash and one day some bald man was rudely rushing me out because they were closing. If this is supposed to be an amenity, then I need access to it after hours. When I put in a service request they came quick & replaced my garbage disposal. But they were supposed to replace a mirror when I moved in and still nothing. Here's my advice: 1. Make sure you do a walkthrough of the exact space you are renting before you sign that lease or pay anything and make sure they do all they're supposed to do before you move in. 2. Pick something by the clubhouse 3. Make sure you get the renovated ones. They are the nicer ones. 4. I put in a request for a pest control spray monthly even though I never see bugs. The last property had them and I'm just paranoid as far a ventron is concerned. 5. Lower your expectations. This ain't Hollywood or not even the luxury apts in the city. It's an old renovated building. It is what it is. IF YOU CAN FIND BETTER DO THAT! But this isn't the worse.

Shortly after…read moremoving in, I began experiencing issues with unruly neighbors, including individuals smoking drugs on the steps in front of the property. Valet trash service was unreliable, often leaving garbage accessible to animals. When animals entered the trash, I was charged a fee for improperly stored waste, and management directed me to the valet company instead of addressing the issue themselves. The situation escalated when an upstairs neighbor left her water running after moving out, which flooded my apartment. Maintenance arrived the following day but did not assist or offer solutions, instructing me simply to "continue doing what I'm doing to get the water up," leaving me responsible for my damaged items. Additionally, children frequently smoked near my building and left trash and candy wrappers near my apartment door. The most shocking incident involved a neighbor exiting his apartment and firing a gun into the sky, which was captured on my Ring camera. While hiding in a closet, I contacted the leasing office and was instructed to call DeKalb County Police. The police filed a report and advised me to contact management. Instead of addressing the situation appropriately or terminating the lease of the responsible party, the complex moved the roommate to another building, leaving me feeling extremely unsafe. Toward the end of my lease, I provided all required notice to vacate (either 60 or 90 days, as required) twice, even keeping copies for myself. Upon move-out, I discovered that Flex Rental incorrectly charged me the full month's rent instead of prorating. I was forced to pay both the Flex App charge and my prorated rent directly to the leasing office, which I was not informed about until days after the first of the month. When I brought this to the attention of management, the apartment manager yelled at me and stood over me, requiring intervention from a colleague. The only guidance I was given was to contact Flex Rental, who did not provide proper contact information despite the error being entirely the property's fault. I did not receive a normal level of professionalism until I contacted Ventron Management directly, who apologized and confirmed that the error was on the property's end. Overall, I would not recommend this complex. Between ongoing safety concerns, unresponsive and unprofessional management, and repeated stressful incidents, my experience was truly the worst I've ever had. I often felt unsafe and had to personally intervene with individuals loitering and using drugs in front of my home. The management's handling of issues was inadequate, rude, and unprofessional, and I only received proper support after escalating to corporate management.

AJ is very nice, friendly, all the good things about him I could…read moresay he is a great agent to work with because I never had any problems with him or tenant(s). However, there were several works had to been done around the house ... such as banister and ceiling. I completely understand he is not reliable on lousy jobs because he is not the handyman, but the works were done under his company name though. The banister was falling apart within eight months because the lousy handyman only put tiny nails on the rails and didn't hold them nicely. The ceiling even worse! Pretty much like instant work with bad job performance (I would like to say it that way) The tenant renew the lease for the third time, but AJ resigned because of the minimum rent requirement in his company (above $1.000/ month while mine was below that price); therefore, I switched to ReMax company. One thing I really upset that AJ should have show pictures were taken when the tenant(s) moved in to the property and pass them along to the new agent. The tenant(s) had completely destroyed my property. The walls were full with kids drawing using crayon because they have a little girl. There was a case leaking from the second floor, not sure when that happen, but it had damaged the ceiling in the first floor, left with heavy stain, and that particular ceiling came off from the top. The tenant completely broke those kitchen drawers, not sure why they did that for, but it happened. The carpet was destroyed, and two cleaning companies told me that they won't able to clean those stains, therefore, I have to replace the whole carpet. This incident had never been reported nor fixed while they lived there, and this is not normal wear and tear's case. If AJ had regularly checking on my property, he would have reported to me about the condition of the property, but he didn't. AJ also lacked of getting tenant's information before they renewed the lease and they didn't pay the rent for five months and we had to fill the eviction at the end. Before the tenant decided not to pay a single dime, I had been told by the HOA and neighbour that there were heavy people walked in and out in my property; some of them came and left, but some of them even lived there for month or two. Being nice and great person has nothing to do with the work's performance though, and I hope this review would help both parts, landlord seekers and property manager.

I had experienced a horrible break in last year while experiencing a high-risk pregnancy and my former landlord did not let me out of my lease even after being instructed to by DeKalb County Police. They took me to court for nonpayment which became an eviction on my credit report. Although, I had the police report and several photos, many landlords didn't listen to me. But PSPM DID! Their owner, Antoine Johnson, worked directly with me using effective communication. He told me that could work with me and he kept his word. As for the properties. They are good. You can see the care the team puts into getting the job done. I was incredibly excited to work with Excalibur homes in my rental search after hearing great things about them from my bestie. I was on a dedicated home search for months and loved the homes they manage so it was seemingly a no-brainer for me to put all of my eggs in one basket with their group. Excalibur manages and rents homes all across Atlanta, focusing on the starting process to the journey of upkeep in the rental homes. After planning a move that I dreamed of making happen in January, I was excited to go through the process with hopes for the future. Well, it didn't actually happen like that. First I will say, the homes they offer for rent are beautiful. All different kinds, all over the metro-Atlanta and seemingly in great shape, love that! When you speak to members of their team (when they answer), they are all quite friendly and helpful, which is much appreciated. BUT - wow, can they drop the ball on communication and the timing of your journey. Looking for a home to rent and live in isn't something one does for kicks, we all hope to have a place to live at the end of the day. Well, it just felt like Excalibur does not take that into account and moves at their own pace. Calls to realtors (other than Howard Bailey who returned calls and was very kind in person), I submitted an application in March. I actually submitted an application for a home sight unseen just in hopes that it would make things quicker - no go. I saw the home a week later and then three days later, I hear that it has gone to someone else. Okay, it happens, we move on. I called and requested that my application be moved to another home and after an hour on the call, I was told that was done. But for some reason, the website noted it as 'cancelled' from then on, while the Excalibur team told me it was a glitch. A glitch is okay, but when I say I never heard back until I called them 3 weeks later begging for more info so I could go on with my life and find a place to live. I then received a voicemail with the most unconcerned tone letting me know that they heard I had questions... Why wouldn't you keep up with your potential clients and let them know what's happening with the process? As someone who worked in property management for almost a decade and who had high hopes for my Excalibur experience, I was incredibly bummed out and disappointed after putting money and time in my application process. It's now been 3 months and I still haven't received an official word on what happened but have moved into a new home not managed by Excalibur. If I would have continued to wait on an Excalibur home to happen for me, I feel like I would still be calling them every two days desperately trying to make something happen. Super bummed that the experience was not what I was expecting, but hope that the team will make some changes in how they communicate with prospective and current tenants, as they truly have some beautiful homes to offer.

Light won't turn off (no one has shown us a switch around here at all). Ants coming thru outlets, floor register vents old and won't open or close so I have to replace. Door is broken. Yard wasn't cut. Outlet outside doesn't work. Water hose knob broken. So much ish within a 2 week span. This should be illegal.
