DO NOT MOVE HERE staff is very unprofessional and security guards are very ghetto and will do spiteful things to residents that complain the heavy set guard would withhold our mail and send it back to the post office because we made complaints about her parking her car in the drive way by the gate. save your money and live in your car don't move here!!!!

Some of the mold on the main level. They had an expert inspect but said everything was fine. Had to force them to look again

High crime area. Mold in apartment. Constant fighting with the property manager Shiran Biggs. Our neighbor's sewage pipes overflowed (not her toilet, the actual pipes) into her kitchen and dining room. The maintenance just used a shop vac to get some of it up and left the rest. I had to help her clean it myself. Imagine living somewhere that the maintenance won't even clean up sewage and you and your kids are expected to sleep with it in your apartment. The mold in our apartment has made my wife sick. Stray pitbulls and cats everywhere. I got attacked by a stray pitbull getting out of my car. The cars in the back of the complex get broken into. One person's stairs collapsed while they were walking up them. Avoid this place at all cost.

Photos attached of the sewage that the maintenance refused to finish cleaning in my unit. It was 10x worse for my neighbor. I had to help my neighbor clean it so she and her kids didn't have to sleep with feces in their kitchen and dining room. The air ducts do not work 2 of the rooms. I've put in 4 complaints and they say nothing is wrong and I need to put aluminum foil or something on my windows if I don't want the rooms getting cold in the winter or hot in the summer.

Upon move in, Stephanie started the tour and as soon as we opened the dish washer, there was a roach which we both noticed. Stephanie noticed a few dead roaches on the ground in the kitchen. I was directed to the leasing office for an exterminator.They did come but there are still roaches. Now, this was my first night here and I had already planned to leave. The unit reeks as if a mouse died and the corpse is still there. My clothes now smell like this. When I talked to Stephanie, she said that all of the units smell like that. This was false as the model that was shown to me smelled like marijuana, not a dead rodent. I went out and spent $150 to try and alleviate this smell with no luck. I looked under the kitchen sink and noticed a mold stain as well as holes around the pipes. I also notice mold in the closet area which holds the water heater. There are multiple roaches around this area. I then noticed that the vents were blowing out hot air. It was 93 degrees that day and I felt like I was going to pass out. I had to leave and sit in my vehicle. When I went to the office about it, Stephanie asked "Well how doesn't it work if we were both in there and it was working" as if I was lying. When they came to fix it, there was a roach infestation on the air conditioner monitor, which he said is why the air condition wasn't working. This unit is terrifying and disgusting and SHOULD NOT BE RENTED OUT TO ANYONE. I wish I could upload the videos of the roach hunt. They're in my food and all over my dishes. When I went into the office to talk about the falsely advertised apartment, Stephanie began to confuse me with another tenant, telling me that my credit is low and that im a risk factor. She proceeded to read an email about the tenant that she confused me with, and revealed that a tenant was a risk factor but Adar was "taking a chance." I had to tell her, "My name is ________, not ________" for her to stop reading another tenants business to me. Over the span of the 3 months, I've physically resided in the unit for about 1 month as I leave often to a relatives house just to get away from this unit. I lost my remote job as its "unprofessional" and violates my jobs standards of an appropriate workspace to have bugs/vermin present in the video chat while dealing with clients. Now I'm moving out 3 months into the lease and am being charged $2150 in termination fees. Please stay far away from ghetto, roach infested, molded, dead rodent smelling, hot sweat box Adar.

The Experience was HORRIBLE the moment you have one hard day they take you through hell to show you how much you don't mean anything to the company. I was a punctual paying tenant until the pandemic happened and even then I received help from the state. Anytime I would ask for an update from the check sent by the state they would try to embarrass me. They also called the police on me 3 times because of the check which the police informed them I am a resident and they can not do so. There has been 3 murders on the property which they failed to tell us about. There are robbers that will break into your car ! A residents brother tried to stop the robber and was killed. I heard it and seen it so I know but Golden Gate has still YET to inform us! Just to lock our doors and install cameras if we feel unsafe. Not to mention the roach infestation they have and the failed plumbing system that flooded my house 3 times as well. I attached what I could but this is just half of what you'll actually g through . I knew their rating was low but still insisted on giving them a chance. WORST MISTAKE EVER

If you want to kill cockroaches everyday , this place is for you

So far okay .. I've done everything I could and I still have a major bug problem .. never had this many bugs just walk in my place

Management is friendly and always willing to help, and maintenance requests are handled quickly and professionally. The location is super convenient -- close to shopping, restaurants, and major roads, but still tucked away enough to feel peaceful. My apartment is spacious, comfortable, and feels like home. The neighbors are respectful, parking is easy, and the overall community atmosphere is welcoming. I've really enjoyed my time here and would definitely recommend East Ponce Village Apartments to anyone looking for a safe, comfortable, and well-managed place to live. Najma made sure my move in was done in a timely manner very professional!!!!

this is by far the worst place i have lived, management workers with attitudes (other than charlie…read moreand jeffery) , creepy maintenance workers, poor living conditions, gun shots going off daily, banging on walls, overly loud music throughout the night, trash EVERYWHERE outside, etc etc etc. if absolutely anyone tells you "oh yeah east ponce village was great and the community is amazing" TUH! they gotchu in for a ride an i only been here 4 MONTHS. let's start with as soon as i moved in about a week in our water will get shut off for over 5 hours or maybe more. it happens very frequently. i had a leak come through my ceiling flooding my entire kitchen and laundry area after living here for 3 weeks and they try to tell me it was my fault due to freezing weathers mind you i live on the top floor and it was coming through my sprinklers, that was months ago and they've still yet to come out and fix a huge hole in my ceiling. ROACHES FROM OTHER TENANTS. pest control is a damn lie. our ac hasn't worked for almost 2 months and i've had a work order submitted for over a month. maintenance workers will just come in WITHOUT PERMISSION. not to mention OVER CHARGING FOR WATER. i ain't never had a water bill go over $85 why they tryna charge us almost $130 a month? hell na. anyways. i could go on and on about this place.

Soooooo I just moved into this place a month ago. It's not as bad (to me) as the reviews lead you…read moreto believe, but I can't say there isn't some truth to what the reviews say. Let me start by saying I do agree: ventron management company is trash. Literally all their apartments are in the hood and I transferred to this property from Walden brooks on fairington. That apartment is 10x worse than this one, which is why I probably am satisfied with the lesser of two evils. I live in the front of the neighborhood, so I feel like most of the bad stuff happens in the back there are over 1000 apt in this complex so If at all possible stay in the ones closest to the clubhouse The gym is NEVER open by time I get from work. They only open it during office hours which is trash and one day some bald man was rudely rushing me out because they were closing. If this is supposed to be an amenity, then I need access to it after hours. When I put in a service request they came quick & replaced my garbage disposal. But they were supposed to replace a mirror when I moved in and still nothing. Here's my advice: 1. Make sure you do a walkthrough of the exact space you are renting before you sign that lease or pay anything and make sure they do all they're supposed to do before you move in. 2. Pick something by the clubhouse 3. Make sure you get the renovated ones. They are the nicer ones. 4. I put in a request for a pest control spray monthly even though I never see bugs. The last property had them and I'm just paranoid as far a ventron is concerned. 5. Lower your expectations. This ain't Hollywood or not even the luxury apts in the city. It's an old renovated building. It is what it is. IF YOU CAN FIND BETTER DO THAT! But this isn't the worse.

My time at The Park at East Ponce was, unfortunately, extremely negative and unsafe. Shortly after…read moremoving in, I began experiencing issues with unruly neighbors, including individuals smoking drugs on the steps in front of the property. Valet trash service was unreliable, often leaving garbage accessible to animals. When animals entered the trash, I was charged a fee for improperly stored waste, and management directed me to the valet company instead of addressing the issue themselves. The situation escalated when an upstairs neighbor left her water running after moving out, which flooded my apartment. Maintenance arrived the following day but did not assist or offer solutions, instructing me simply to "continue doing what I'm doing to get the water up," leaving me responsible for my damaged items. Additionally, children frequently smoked near my building and left trash and candy wrappers near my apartment door. The most shocking incident involved a neighbor exiting his apartment and firing a gun into the sky, which was captured on my Ring camera. While hiding in a closet, I contacted the leasing office and was instructed to call DeKalb County Police. The police filed a report and advised me to contact management. Instead of addressing the situation appropriately or terminating the lease of the responsible party, the complex moved the roommate to another building, leaving me feeling extremely unsafe. Toward the end of my lease, I provided all required notice to vacate (either 60 or 90 days, as required) twice, even keeping copies for myself. Upon move-out, I discovered that Flex Rental incorrectly charged me the full month's rent instead of prorating. I was forced to pay both the Flex App charge and my prorated rent directly to the leasing office, which I was not informed about until days after the first of the month. When I brought this to the attention of management, the apartment manager yelled at me and stood over me, requiring intervention from a colleague. The only guidance I was given was to contact Flex Rental, who did not provide proper contact information despite the error being entirely the property's fault. I did not receive a normal level of professionalism until I contacted Ventron Management directly, who apologized and confirmed that the error was on the property's end. Overall, I would not recommend this complex. Between ongoing safety concerns, unresponsive and unprofessional management, and repeated stressful incidents, my experience was truly the worst I've ever had. I often felt unsafe and had to personally intervene with individuals loitering and using drugs in front of my home. The management's handling of issues was inadequate, rude, and unprofessional, and I only received proper support after escalating to corporate management.
