The home is equipped with additional features like a resident app to control door locks, HVAC, maintenance requests, rent payments; very convenient. The rent includes Water, Trash, Sewer & Spectrum. I scored my experience 3 stars bc I am spammed with a survey request for every single thing possible. The move in process was simple but overwhelming with so many texts and emails. It was impossible to keep up. The home was inspected for cleanliness prior to my move in but had drink/ food splatters on the baseboards and walls from previous tenants. The paint job was incredibly sloppy and unprofessional. It is obvious that they hire cheap/unlicensed contractors to clean and paint. ​

The windows are so old, and the air seeps out every which way you can imagine. Winter months light bill maybe $150.00 due to poor house maintenance your light bill will be $600 in the summer months. The roof is falling, the fence is rotting and falling apart. There are cracks throughout the entire house. This leasing company is horrible. They take your money you can NEVER get a hold of anyone with authority. Every time you call you must speak to a call rep that barley speaks English. When it comes to repairs on the home, they send out 3rd party contractors to put bandages on major issues. Every single 3rd party contractor that came to the house stated that the leasing company "Invitation Homes," are cheap and my repairs are just that. The front bathroom is filled with mold. They take your money and the repairs are subpar at best. I have chosen to leave the home due to improper treatment as well as the decline of the home. They will just go in and paint and make it look pretty, only to scam another family to move into a home that has mold and foundation issues. They knew that the home has foundation issues and neglected the home as you can see where the walls are breaking apart with the mesh behind the paint. Again just proof of the subpar repairs. I would give this company no stars if I could as I feel like they are just a money hungry company and don't truly care about the tennants and the conditions they provide to live in. My story is just one of thousands of similar experiences: add-on fees, bogus charges levied against security deposits, poor living conditions, and no real recourse for renters. Even after losing a recent FTC class action lawsuit, this company continues its fraudulent practices, relying on renters being too busy or powerless to challenge them. Don't be fooled by their social media response- they'll "look into it" to save face on social media and then do nothing about it.

    ***Think you don't need a home inspection on Brand New Construction? You're WRONG***…read moreSo this was the least stressful part of buying my first home. I contacted 912 Inspections on Monday afternoon, told Aaron that I needed the house inspected ASAP and Aaron was out there at 9:30 Tuesday morning!! This was amazing especially since my realtor told me later she had reached out to her "normal guy" and he wouldn't be able to fit me in for over a week. Aaron had checked with me if the time would work for me to come be present, but since I wouldn't be free at all that day, and wanted to get it done ASAP, I asked if he could FaceTime with me; to which he said "Absolutely!" After he was finished, Aaron FaceTimed me & walked me through the handful of issues he would want to see fixed before I closed on the home so he could point them out for me to see - couldn't believe I didn't notice how poorly the back patio light was attached LOL. Most of the things he found were smaller items, but being that this is my first home I was so glad that he even pointed these out to me because I am NOT a "handy" person so would've wound up paying someone more than what I paid 912 Inspections to come fix them once I noticed them.... But there were two things I would've been PISSED about had I found out later... they skimped on the insulation in the attic!! by a few inches! Also the shingle overhang was too long which I probably never would've known unless it was pointed out to me/caused an issue. Aaron says it seems like a small thing, but can cause issues if not fixed... And I don't even wanna think about how much it would've cost to have those two things remedied... Aaron didn't rush to get me off the call and answered all my questions (and didn't make me feel stupid.) Report was sent to me quickly, and he even asked if he should cc my realtor on it since they had been in contact. When she received it and read through it she called to tell me how impressed she was with how thorough it was...(maybe she's found herself another go to guy...) Anyways... YES I would absolutely recommend 912 Inspections to anyone buying a home!!

    Paid a little over $700 to save basically $70-80k in future home repairs…read more Brandon came out to a property we wanted to purchase and was super friendly and professional, listened to all of our concerns or things we thought were concerns, explained things in an easy to understand manner, and advised us to wait for the full report to see all of the pictures before we made a decision on the house. 10000/10, definitely hiring them again for the next inspection.

They also tout a warranty that is appears to be useless. When I spoke to Frank and told him such basic things like outlets that weren't working (even specifically being assured they would check them), to all bathroom sinks missing gaskets and some leaking and a broken furnace knob just laying on top of the unit, we were told they wouldn't do anything for us because they "found other issues" and "they are human" so their obligation was fulfilled. I am not sure how that releases them from basic findings that were MISSED. We have been inconvenienced having multiple contractors in the home to fix these items which is what we were hoping to prevent by having an inspection. Shame on them!! He asked what a fair outcome would be an we simply asked for 10% back for our troubles and his reply was "I'm not giving you a refund of any kind, period"...

    I loved how easy scheduling an appointment was through their website. I looked through the reviews…read moreon here and based on who was available, I booked Emily with less than 48 hours notice. I got confirmation promptly. You do have to sign a liability waiver and pre-pay, but it's pretty straightforward what is and isn't included. Emily arrived promptly on time and wore a mask throughout the inspection as a COVID pre-caution. She is very thorough and professional. The inspection went quicker than expected, but she was very patient in answering my questions. She is extremely knowledgable about construction, codes, and quickly caught onto the areas where I needed her information to help us make decisions. I really appreciate the fact that I got the full report emailed via PDF in less than 24 hours. The report is easy to read, full of pictures and call-outs, has appropriate categories, and the level of detail addressed our concerns buying a well-loved home that has been around longer than me. Emily is responsive and I appreciate her emphasizing her availability to go over the report or our questions anytime. I would highly recommend Building Knowledge and would definitely seek-out Emily's availability if you are looking for inspections in the Atlanta Metropolitan Area.

    Worst and least useful home inspection report that we've ever received. The first report consisted…read moreof a PDF attachment and a link a completely different PDF file. The PDF attachment listed two "concerns" involving smoke and carbon monoxide detectors but no other information--most importantly, no discussion positive or negative of any of the other parts of the home that were inspected. The linked attachment listed three other concerns and noted that the HVAC couldn't be tested because of the cold weather--again, no discussion of any other parts of the home. We followed up with the inspector, who indicated that there was an issue with the computer system that generated the reports. A day later (as the due diligence period is ticking), the inspector posted a longer report. The report was missing some of the items from the first report, so ANOTHER report was posted. However, the final report mostly added pictures with almost no extra text. This is the first home purchase where we have not been able to accompany the inspector, and we really regret it. The reports were not up to a professional standard, and I STRONGLY recommend looking elsewhere.
