The guys who came out were friendly, walked me through the process, and didn't mind answering all my questions. They were very thorough and didn't rush through anything. I appreciated that they used professional-grade vacuums and kept everything clean during the work. They even found some small debris from a past renovation that had been sitting in the ducts for who knows how long. By the time they left, I could already tell a difference. The airflow improved, and the house no longer had that "stale" smell when the heat kicked on. Would 100% hire them again.

The crew showed up on time with commercial-grade equipment and took the time to walk me through what they'd be doing. I appreciated their transparency and the fact that they didn't pressure me into additional services. The technicians were meticulous and took their time--no rushing or cutting corners. They used a negative air machine and high-powered vacuum system that removed years of dust, allergens, and even some debris left from previous work. I was amazed at how much came out. By the time they were done, the air in our home was noticeably cleaner. I haven't had to dust nearly as much since, and my family's allergy symptoms have reduced significantly. The best part? Our HVAC system is now quieter and cools the home more evenly, which will absolutely help lower our energy bills.

Reasons this got more than 3 stars:…read more Johan did good work cleaning our hardwood floors and tile. Professional, efficient, easy to talk with. He moved chairs, rugs, tables, etc to get to the floor. The owner, Clay was quick to respond to Yelp messages when we were setting up the job, and explained how they would review before a final quote (measure, inspect, etc) and could start work the same day as their quote visit. Reasons this wasn't a 5 star review: Maybe my expectations for any floor cleaner is too high, but floors were left with some streaking/residue (probably from the pet treatment solution) that shows footprints on the hardwood after I walk through a room. Though Clay was quick on a quote, the initial estimate was way too low. Was told $139 when my initial yelp inquiry mentioned specifically about 1,000 sqft of hardwood and tile with pet stains. The quote after Johan arrived was over $700 - turns out the base $139 is for 2 or 3 rooms of carpet, so there are addons for hardwood, for tile, for pet treatment. I don't begrudge the cost for those items, but since I mentioned them when I contacted Serenity my expectations were upset when the true price arrived. I think the original estimate should have been a minimum of $400 when I mentioned these buzzwords that weren't carpet. Having said that, if I knew it was going to be $400-$800 in price I probably wouldn't have agreed to the visit at this time for ANY floor company. I don't think the price is unfair, it just felt disingenuous to even mention a price near a carpet special given the details I provided in advance. Edited: Adding original quote context for reference:

We were most concerned with the pet urine stains that were all over the house. We chose Fiber Pro because it is a small family business. The owner, Floyd, does the cleaning and his wife, Melody, is the customer service rep. From the first call, they were professional, thorough, and friendly. She took time to ask questions about our house and needs. When we were scheduled to clean our house, it just happened to be the week of the cold front (20 degrees in Houston)! Melody called back to reschedule because the hot water hoses would not work properly in cold weather. She said they did not want to do a job if it could not be done correctly. We rescheduled for today and Floyd was here 15 min before schedule. He took his time - it took 4 hours for 4 rooms - and did an excellent job. He vacuums first (some places skip this step), then sprayed and used steaming hot water to clean. He grooms the carpet as well and it now looks like new again. We were going to replace the carpets due to the stains, but now it is so nice that we could go several years before replacing. I would highly recommend them. Prices are a bit more than the larger companies, but you get what you pay for and it is a great, personal job. He even did the hallways. We will use them again.

Not all carpet cleaning companies are equal. Some use portable carpet cleaning machines (similar…read moreto what can be rented at select grocery stores), others use inferior equipment, and many simply don't know what they're doing. Photo Finish Janitorial and Carpet Cleaning is the exception. They are phenomenal! In college, I cleaned carpets - during the summer - using a truck-mounted steam cleaner. I know what good equipment and service looks like. Portable units are trash, and don't come close to the superior suction of a truck-mounted unit, nor can they generate the heat (approx. 180 degrees Fahrenheit) that is needed to properly steam clean carpets. Steve Brown, owner, demonstrated flexibility by scheduling a same day carpet cleaning appointment for me. He was punctual and did an outstanding job on my berber carpeted stairs. The ability to suction up the excess water, so that you're not left with over-saturated carpet and padding is an art that takes time and experience. Mr. Brown rose to the occasion. This was my first experience with the Company, and the beginning of a long-term customer relationship. I enthusiastically recommend Photo Finish Janitorial. Looking forward to the next appointment: Steam cleaning the carpet in my vehicles.
