RENTER BEWARE - Know Their Damage Policy Before You Stay…read more I would encourage anyone considering Fernbrook RV Park to understand the park's policy on damage to your RV while on their property. While a Fernbrook employee was mowing next to my RV, a rock was thrown by the mower and struck the side window. The large window on the side of the RV was shattered. I contacted the park's ownership in writing, provided a repair estimate, and requested a written response regarding the damage. It has now been two weeks, and I have received no response from the owner. I understand that the park's posted policy states that the campground does not assume liability for loss or damage to campers' property. However, when damage occurs while an employee is performing maintenance next to a guest's RV, I believe the situation deserves at least a response and an opportunity for the matter to be addressed. My biggest concern at this point is not only the cost of the damage, but the lack of communication and follow-through from ownership. If you choose to stay at Fernbrook RV Park, I strongly recommend reading the liability language carefully and understanding that you may be responsible for damage to your RV even when the damage occurs during campground maintenance. That is information I wish I had considered more carefully before staying there.

Later that day they gave us a courtesy call to let us know that some storms were coming in and if we were coming in from the west we'd be hitting some significant rain. Pretty nice. Very good RV park. The sites are nice. Not paved but still very good. Small gravel makes it easy to level. Picnic table at each site is on concrete slab. Full hook-ups. When we got there and were hooking up a member of the staff drove by our site and called us by name and asked if we were doing ok. Great service! Very nice large pool. It's open 9:30a-9:30p. They have a volleyball net and basketball hoop so you can play in the pool. Park is pretty large. There is a pond out back where you can go fishing. They have cabins available and a few have good sized decks that overlook the pond. Nice tent area with covered picnic tables and electrical outlet. Would like to have seen grills at each site. Cabins and tent sites seem to have them, but RVers like to BBQ, too. Also some recycling bins would be good. We pulled in after dark and the entrance was not very well lit and there were a lot of cars due to an event in the Rec Center so it was hard to see where we were supposed to park to check in. It is a very scenic place with a nice pool and a pond if you like to fish or just watch the moon rise. We are tent campers, and were happy to see that there was some shelter from the hot Texas sun along with close water and power. We booked in advance and we looked forward to our one night stay in Caddo Mills, but when it was time to leave, we wish we could have stayed several days longer.

Frieda, our now friend who works the front desk is one of the nicest, most accommodating people you will ever meet. She always has the most beautiful smile on her face and makes you feel welcomed like you're apart of her family. One reason we will be coming back to stay is to pay a visit to lovely Frieda. The park is so maintained and absolutely gorgeous with its huge trees and beautiful lake. I spent hours enjoying the view on the huge grass lawn during my stay. 10/10 experience!

Only real negative is the that the majority of sites--especially lake front--are super not level, even though the website says they are all level. First time our automatic levelers wouldn't work. Had to use a total of 20 leveler blocks to get the back end of our 25' RV level. There are a few level spots, but you can't tell from the website. Quite misleading. We'll go back but only if we can get into one of the few level spots we found.

What used to cost $20 is now costing me and my family $75 to enter for the day. I know a lot of people that come here that are refusing to come here because of the price alone. It seems like camp Tonkawa needs to be on the phone with their insurance because their insurance going up is forcing people to not come anymore. ( that's what they told me.) Side note- this place is not nearly as "crazy" as it used to be since the main tree over the water has fallen. The Volleyball Net has been down for a long time And families used to bring their small grills to cook for everybody out there for free. It was more welcoming, and I have watched it slowly turned into what it is now. Everything a gift from God and I wonder if the ownership realizes it's steady decline. It might be time to consider a change in ownership.

Man, was I happy to find Palestine RV Park! It's a fairly small park tucked away in the trees, with many long-term residents. However, they also cater to short term stays. I had my trailer there for four days. The sites are huge, with 30 and 50 amp electrical, water, and sewer. Roads in and around the park are asphalt paved, but the sites are unpaved, and it's fine sand that gets in EVERYTHING, so be sure to bring some doormats or something. The park is quiet (park rules say that quiet hours are from the moment you arrive until the moment you leave, lol) and pitch dark at night, but there are pole lamps at the sites that you can plug in and use if you need additional lighting. Angela, the owner, met me at the gate in her UTV and led me directly to my site, where she did the paperwork and payment, then offered to help me set up my trailer! There's a nice laundry and shower building near the entrance. The park has controlled access with keypads and a gate controller, and you can come and go as you please. Everyone I encountered there was friendly and helpful. I'll definitely stay there again! p.s. Be sure to look for Bigfoot when you're there! ;-)

After only a few minutes, the skies opened and a good old fashioned East Texas "Frog Strangler" downpour hit. I quickly gathered the dogs and headed out through the rain to our camp site. To my surprise and delight, I saw Bill Thorne heading my way in the golf cart! He zipped in and insisted on my getting in with my very wet dogs so he could take us to the site. How very nice! Later, I met his lovely wife Pam when I went to the laundry room to wash some clothes. She was there disinfecting all the washing machines so the campers would have sparkling clean machines to wash with! Needless to say, the laundry room was squeaky clean with every machine in order. And every other part of the park we saw was just as clean and well maintained, including the cabin our son's family stayed in. Note to the owner: You have a rare and enviable resource with your management team! This is a lovely little park and is being beautifully tended by Bill and Pam.

My first two days were rainy, so there were only a handful of guests. Personally, I loved it because I was looking for peace and quiet. If you're hoping for a livelier social scene, check the forecast before booking. From my experience, weekdays are generally slower, while weekends are where the energy picks up. The accommodations were comfortable, clean, and had excellent A/C--which you'll definitely appreciate in the summer. Service deserves a special shoutout. I would advise providing a mirror at least in the room since there isn't a bathroom. Also, think about printing out a visual map of the property so people can explore on their own and find their way back easier (I can do this for you if you like). The dock at the lake/pond was beautiful and people were fishing and kayaking. All in all a nice little excursion out of the city with "family"!
