Primitive camping at its finest!
Daniel A.

A real working cattle ranch with horses and a pond. The owners are friendly and will make you feel right at home! I've been about a dozen times and every time gets better and better. I enjoy primitive camping with lots of space. There are quite a few picnic tables available, however first come first serve. There is one Community fire pit, it's very large which is a nice meeting place for all of the guys. No other fitted allowed in your campsite just to let you know. They usually have beer flowing and Loud Entertainment up at the main house by a wonderful upgraded swimming pool. The shower and bathroom facilities are always Immaculate. It's only an hour from Dallas and a great getaway. So give it a shot and check them out!

Have now been a total of 4 times to this camp. Have never been disappointed. Halloween was a blast.

Koa Campground - Rec center. Park your RV here to go check in. Hard to see at night but it's to the right of the office.

Very impressed with this campground. We made our reservation for an RV site on the day we needed…read moreto be there (due to change of plans) and were easily accommodated. Later that day they gave us a courtesy call to let us know that some storms were coming in and if we were coming in from the west we'd be hitting some significant rain. Pretty nice. Very good RV park. The sites are nice. Not paved but still very good. Small gravel makes it easy to level. Picnic table at each site is on concrete slab. Full hook-ups. When we got there and were hooking up a member of the staff drove by our site and called us by name and asked if we were doing ok. Great service! Very nice large pool. It's open 9:30a-9:30p. They have a volleyball net and basketball hoop so you can play in the pool. Park is pretty large. There is a pond out back where you can go fishing. They have cabins available and a few have good sized decks that overlook the pond. Nice tent area with covered picnic tables and electrical outlet. Would like to have seen grills at each site. Cabins and tent sites seem to have them, but RVers like to BBQ, too. Also some recycling bins would be good. We pulled in after dark and the entrance was not very well lit and there were a lot of cars due to an event in the Rec Center so it was hard to see where we were supposed to park to check in. Overall a good campground. I'd come back.

We found this to be a very nice campground, beautifully maintained, quiet and peaceful, staffed by friendly and gracious people. It is a very scenic place with a nice pool and a pond if you like to fish or just watch the moon rise. We are tent campers, and were happy to see that there was some shelter from the hot Texas sun along with close water and power. We booked in advance and we looked forward to our one night stay in Caddo Mills, but when it was time to leave, we wish we could have stayed several days longer.

AVOID at all costs. They may be under new ownership, but they are very unethical!…read more Their website proclaims they are Big Rig (40'+) Friendly which is not true!! I have a 45' Class A pull a toad. When I called to make reservations the manager did not hesitate to tell me they could accommodate my length. Getting to the park requires a trip down a narrow street with low hanging branches and branches encroaching into the street resulting in multiple scratches on the sides of the RV. There was no place to turn around in the street and backing up was out of the question too. Upon arriving to the park the OPEN sign was lite, but the office door was locked. Made a call to the afterhours number and the manager showed up. She again reiterated the park could accommodate my Class A and toad. She showed me my site. More low hanging branches and more scratches on the RV. It became obvious very fast this was not going to be a good outcome. Multiple trees prevent the required tight turns to get into the sites, even after disconnecting the toad. I finally called it quits and told the manager I was going to have to go someplace else. She acknowledged I was not going to fit into a site, apologized, and said she would issue a refund right away. She never did issue the refund. I then filed a dispute on my credit card when she disputed after telling me she would issue a refund. Before I left, one of the permanent guests told me he had never seen a bus in the park and also agreed there was no way I could fit.

Not a well ran RV park. Dumpsters stay full, dogs running around everywhere and barking All night…read more Most of the RV spots are mud wholes and underwater when it rains and the guy running the place is rude.
