Fast forward, and the previously empty one-bedroom next to me was rented to four individuals who run a motorcycle mechanic shop out of the communal courtyard. You can imagine the noise. While management initially sympathized with my concerns, once they decided the issue was "too pesky," it became very difficult to see any meaningful action taken. Mike, specifically, has completely cut off communication and does not respond to video evidence of overcrowding, smoking, or excessive noise. That said, if your water bill happens to be a little high one month, you can be sure you'll get a call from Mike Frolich right away. Overall, it's a mixed bag. While the property itself is nice, living here feels like a gamble due to lax tenant vetting. As long as the rent clears on the 1st, management appears indifferent to who is actually occupying the unit. Overall, the lack of oversight gives the impression that serious violations may go unaddressed unless external authorities become involved. Just something to think about before signing a lease here. As a landlord myself, I used this experience as a great learning tool to make sure I carried the correct insurances, and that in the chance something like this happened to my tenant, we would show compassion. Anyway, Chuck couldn't admit fault, and here we are two years later and finally their insurance attorneys have reached out to settle the case. In addition to the collapse, the building has been riddled with overflowing sewage in the laundry room, and garage area. Yes, raw sewage in common areas. In addition to a building falling apart, raw sewage back up, there is also mold. In 2024 I brought this proliferating black mold to the attention of management. It took over a month to get someone to come and repair the wall, Sonia was on vacation, so too busy, totally not acceptable when dealing with mold, but ok sis, enjoy your vacay! Anyway.. the problem was remedied by a PAINTER, and no source leak correction was done. Well, after 2 years the problem has returned. I feel comfortable sharing my experience publicly after reading everyone else's reviews. Also because these photos attached are just a small taste of what evidence I have. I'm also not sure if they're aware of my Tik tok with close to 1Milloon views the night the collapse occurred. I'm sure my lawyer will text me to take this down, but if one person is prevented from renting from Alex Gamarnik, the Gamarnik 1997 Irrevocable trust, Raisa Gamarnik, or Chuck Eberly of the Eberly Co. I'll consider this case a success.

Meaning I now have to submit more work orders and schedule more appointments to fix the cheap lousy "repairs" your team does. It's not worth the trouble.
