My daughter has lived here for 8 years. And I lived in a separate townhouse for 5 years. Townhouses. Have a garage. And the washer and dryer are in the garage. Up the shores is a smallish size living room and balcony And master suite. Up two steps is dining area. Small Janie and jack bathroom and two more bedroom. One really large. And a smaller cozy bedroom in front. For an office or nursery. We closes this complex, Mainly because every bedroom has a full walk in closet. She and her child are clothes horses. The pool and gym is really nice. The recently added cabanas an upgraded. The rents are high. She pays 3400 for a 3 bedroom. Water bill is added into this. Maintenance crew is decent. But it's a huge complex. Sadly the older guys Noel and that team is gone. Gary is nice I believe he is the maintenance manager. I would give it an 8 out of 10. Jay at the office is fantastic. And the main manager. Raul??? So many people say buy a house for what you pay. Buy my daughter is single. Travels. And doesn't have time for up keep. The kitchens are pretty upgraded and the bathrooms. I think they are all painted a dove grey. Worth a tour ! read more

Beautiful community with spacious units. The staff are really helpful and maintenance requests are handled promptly. Honestly the only downfall is some of the neighbors aren't very respectful and will leave trash on the ground and even break the gate arm at the entrance. Sorry that I didn't review earlier, for all the new people who have moved in: I've done you a disservice. I have lived here roughly three years. I had friends living here prior to moving in, and they didn't love it - but said it worth giving it a shot. They had complained but nothing changed from Lincoln or St. Tropez anyway. Fire lanes always had cars there. Not enough parking, no response from emails, slow maintenance orders, etc. OK; I'll get back to personal experience. We are talking pest control in some units. We had committed to one unit before moving in, and the gentlemen who was showing us the units, stated that that one wouldn't be ready for "a while". He had noticed "something" during our walkthrough, and stated the old residents hadn't left it in great condition. Believable, so I went with it. We wanted a location that was by the pool and off University/Cleary. Tucked into the neighborhood. Oh, did I mention that we were having our unit changed.. when we showed up, on moving day with a giant truck filled with our previous home? Nice start. So we're on the street now - pretty loud outside one of the bedrooms at night. You get used to hearing lots of cars driving by. Oh, and new tenants moved in the following week - to that same unit. Bugs- never had such an issue with cockroaches until this place. Same goes for rats? or Whatever it is that may or may not still be in the antic above our place. We've had a pest guy come, place traps(twice) and never return. I work from home - they aren't coming when I'm not home, after normal business hours. Termite holes and wood shavings on the floor, and in a bathroom. Seems the fumigation, spray or whatever the pest guy had done is working now, but we still have the holes in the doorframes.. Yes, It's been mentioned in a service order. Service/Maintenance orders go months without being noticed. I'll call, someone from the office will tell me that they will tell "the guys" and again - usually goes undone. I haven't had a handle on our fridge for two months. Two service orders, one phone call. Now a week has gone by. That's just one of three, pretty basic fixes are need to get done. I'm not going out to buy new screws and a handle for this old unit. I went back into the resident portal mid review, forgot to mention that the work order for maintenance have all been removed, except for my current and open one from December 6th. Previously, we could see all of the completed in the Maintenance History. The "remodeled units" are cheap slap-on additions to what was there before. Paint over dust/dirty surfaces. They're asking 2500-3000 now per month, for new residents. We got in for around ~$1750 to start and are up to ~1990/month. Want to use their website to email/message the staff? Go for it. Quote from the office staff, "I'm not sure where those messages go, but we don't get them". This was a year ago. The only emails or notices placed on our "resident portal" are about the occasional food truck. (pre-covid, and we're talkin' once every few months). And reviews from Lincoln Property Management! They "REALLY" want to hear from you... I responded once, nothing close to this review, just some bullet points. No response follow up to that. See Amy A's review, as well. I'm assuming that I'll see the same response from an unnamed person, asking to call the office. For what? You need a change in top-down process, in almost all aspects of St. Tropez's current business operations. read more

Hector and Felix are amazing!! I put in a request to have my light bulbs fixed. They came to replace the lights and they noticed my porch and front door needed to be pressure cleaned. I moved in last September and Eileen in the office is amazing. Pros: Beautiful apartments I feel safe letting my son fish with friends lots of kids for my son to play with all neighbors are very nice very spacious bedrooms and floor plans AMAZING closets (big deal for women) fun community activities the office puts together (they actually gave me a rose leaving for work on Mother's Day) maintenance is pretty quick at fixing issues (usually). We did have an issue or 2 where they never came out to fix, but I didn't stay on top of them about it either. Cons: PARKING SUCKSSSS (biggest gripe). It's clear they just saw how many units they could stack on top of each other to make money instead of caring about any of the units having guests. It's annoying that you have the garage and the other person you live with has to park behind you - my sister & I were constantly playing "musical cars". People often leave garbage on the grounds when it is not garbage day. The "security bar" is broken a lot - stays up a lot.. so much for gated. You get 1 garage clicker and must pay $50 for the second one. For the prices paid, everyone with a registered vehicle who lives in the unit should get a garage clicker. Rent significantly increases after 1 year In my opinion, over priced. We paid $1860 for a 3 bedroom - rent was increasing to over 2k for second year. I'm moving out in late October - overall, I'll miss this place, except for the parking. read more

Lady in the office that has dark hair and wears glasses is straight up nasty and unprofessional. My husband and I walked in on a weekend to inquire for a rental unit. She never greeted us as we entered and we stood there in front of her for several minutes. So we saw there is a sofa in the next room. We sat there and we can't see her from the other room and we sat for a few more minutes and she still is on the phone and never says anything to us. Frustrated, we got up to leave. My husband asks her how long she is going to be on the phone and she rolls her eyes and says she doesn't know with an attitude. I never seen anyone care less for potential new customers. If this is how rude she is to strangers, imagine living there and having to deal with her! No thanks. read more

I have lived here since 2014 and I have enjoyed my time here. Management and maintenance are very responsive and there are community events. My only wish would be to be have better resident retention incentives as it relates to lease renewals and escalating rents. read more

Moved in to this complex 3 months ago. You know like every apartment complex has its positives and negatives. Had no major complaints really until this morning. So I got home with my husband and my mother in law from a little getaway to Orlando last night. This morning my husband was about to leave for work and to his surprise he couldn't cause his car got booted. He had his parking permit, parked at the guest parking by requirements. They booted him for expired tag plate!!! What the hell? When was the last time you have seen towing company act like law enforcement? So I go to the office at 9am to speak to Kathleen, one of the sales ppl there and she says there is nothing they can do about it. She showed me the paper they forced us to sign on the day we moved in about parking. It says that if tag is expired they can tow or boot his car. That's ridiculous!!! It's none of their damn business whether it's expired or not first of all. Second of all when we were moving in we were asking them a lot of questions. We told them we got concerns cause the previous apartment complex didn't treat us good. It happens all over again. So on the day of moving in I asked for copies of my lease. Guess what? They never gave me a copy of parking rules paper. Do you believe it's an accident or they did it on purpose? I go for the second one. It's decieving sales techniques. They make you sign everything. Tell you there is nothing to worry about. Standard procedures. And then they tell you "you should have read". Well "YOU SHOULD HAVE DISCLOSED IT!!!!!!!!!" When we ask you. Then next thing. By the law of Florida they have to give us a 10 day warning and if we don't take actions then they have all rights to boot the car. But they never gave us a warning. Instead of taking care of it's residents they look for loopholes to make more money of you. I'm sure there is this policy there for a reason. This is their little side business. I mean yes, my husband had to get his tag renewed. But he forgot. It's an easy mistake to make. Can you imagine how many ppl before me had the same issue? And I asked Kathleen if it's a common issue here. And she nodded and said yes. It's total rip off. And on top of that ppl pay here from $1900 to $2500!!! Do not recommend to stay here. Office doesn't care. As far as their concern I t's my problem that's all. I was trying to see if I could talk to the business manager and she said that she going to be there Monday. Lady, today is Thursday!!! I ain't waiting for her until Monday. My husband needs his car now. I've never seen a lease office personal that ignorant. I told them I am going to write this review. This is a beautiful place to live, but when I comes to parking it is HORRIBLE. I can't even have company over because there is absolutely no parking for my guest. Now with the fire line right in front of my driveway I can't even have my guest block me in with fear that their car could get towed. It's a shame! read more

It's one of the worst places I've lived in a long time. The manager Adriana is the worst petty woman I've met. When she decides she has it out for you forget it. Watch out people. They don't keep up with the property and refuse to replace your appliances when they break. I've had a broken washing machine 6 months now. It's seems to have a mind of its own and fill up with water even when off. I've complained and instead now this so called manager has it out for me. I come home to notices about anything. Recently she sent me a notice about a pet violation when they knew I have a special needs son and he has a service dog. This place is horrible!!! The gas grills at the pools are dirty and always seems to be empty. The garbage overflows. I've posted the pictures on Facebook so it can be shared. Don't rent here!!! read more

I lived at St Tropez for nearly 2 years and in that time my experiences with maintenance the office and building management has been horrible. I wouldn't recommend this complex to anyone. Absolutely the worst. From the time of moving in my apartment flooded hot water heater broke air conditioning broke the maintenance crew is unprofessional rude and does half ass jobs and the management is worse. When you call to complain about the problems no one answers the phone even though they are in the office. When the work order is finally placed it takes them forever to come and fix the problem correctly and not to mention for weeks they wouldn't even enter my apartment even though I gave them permission. Infested with ants dirty neighbors who will put trash on your property and not to mention I come out to work one morning to a boot on my car even though it's registered parked legally and I am a tenet. With all the money you pay for rent this complex is not worth it claims to be luxury but it falls short and is 2 stars on a good day. Compared to all the other complexes in the area especially with new complexes being built in the area I implore you to look at your other options. Do not make the mistake of moving to St. Tropez. read more

I love st tropez they keep the grounds beautiful,pools clean,gym well maintained and they maintenance has progressed since moving in. The only issue is parking and the two lane narrow roads are full of parked cars in fire lanes in front of garages leaving 1 road for back and forth traffic and pedestrians ..it's def living on the edge !that's only reason they don't get 5 stars. When ever I have problems or concerns Eileen in the office is reliable and great. I would stay away. I have been burned and am out thousands of dollars, without even moving IN to the apartment. Management is only concerned about getting their money, and once you sign the lease - you are trapped. Two days after signing the lease, my job employer dissolved my position and offered me a much lower paying position. I visited the rental office in person to show them proof, and see how I could get out of the lease - NOT HAVING MOVED IN YET...but had paid all the non-refundable up front fees....$750 pet fee (even though this was DUE upon MOVE IN - and my pets never even touched a paw in the place), Bond fee, application fee, first month's rent, gym key fee, car fee... thousands paid up front. I was basically "shrugged off," said there was nothing I could do. I am locked in until February. The regional manager in Plantation is conveniently always not available and does not return phone calls... the salesperson who handled the signing says he can do "nothing." The units are misleading - nice spaces, but don't give your money to this corporate company - Lincoln Apartments. They are heartless, care little that my situation changed 2 days after the signing, and are just in it for the money. read more

Its a shame but this review could be so much better. It is a nice place but my place has been infested with ants and they are not getting rid of them and dont seem to care. Every morning I wake up and coffee machine and water bin on KCup machine is filled with ants, I also have had a toilet I have to turn on and off because it has been running for over 7 months and I guess they refuse to fix it. Usually when you call you the office you never get a person and they never return a call, occasionally an email. I guess its a good place if you dont mind paying almost $2000 per month for a 2 bedroom and garage , but you have to take care of your own ants and roaches (in garage) and fix your own toilets. I dont think I should have to especially since pest control is part of it. For 2k per month I should just buy a place since I have to live in ants anyways.I talked to an an attorney and he said hire my own pest control company and deduct from rent since they dont care. I would put it as 4 star (not 5 because rent so high) but there are so many ants it ruins my day every morning. read more
