We have lived in Fort Lauderdale our entire lives so we know the area extremely well. We sold the home where we raised our family in Coral Ridge and evaluated all of the apartments in the las Olas area. We wish to have a break from owning a large home and are looking for a maintenance free lifestyle. Laureat fit perfectly. Its location is perfect for us, insofar as everything is walking distance. Adam, the professional we first encountered for a tour was outstanding on our first visit, and continues to be so as we are now tenants. The interior common areas are beautiful and kept extremely clean. It is a very quiet building with spectacular amenities, however, Adam and the team make all of the difference. Moving from out of state, and Adam was very quick to respond to any questions I had via text or call, and also speedy to send me multiple photos of the apartments I was interested in. Application process was thorough, but he was able to give me an answer almost immediately! I have been recently treated poorly during my application process with the nearby Exchange Lofts (avoid them at all costs, SCAM). Update: I moved in 3 months ago. I specifically chose this building because of leasing's communication. Adam is absolutely the BEST to work with. Great location close to everything. Unfortunately, I've had a lot of maintenance requests since moving in, but it's quick and easy. The only complaint I have is I've had issues with a neighbor since moving in, who also had issues with the previous tenants of my apartment. This experience has made me feel high anxiety in my apartment, and I think leasing could have followed through a little more with this situation. It's made me a little unsure of the building, but as long as I don't continue to have issues moving forward, I would renew my lease and I recommend. Amazing building. Lived in 3 in Fort Lauderdale and this has been my favorite by far. Beautiful high end units. Location is amazing too- right off Las Olas. Great amenities. Walls are thinner than expected depending on where you are in the building, so be cautious if you are noise sensitive. Complete disappointment. The gym bathroom is closed. Gotta go? Run outside by the pool. Dog urine in the elevators, step in it and go home to clean it. Have a package?! Plan your trip a million miles away to the mailroom, once you're there plan an extra 20 mins to sort through all of the other packages that we just dumped for you! Fun activity after a long day! Have Uber Eat deliver you food?! Fun! Till the driver has no where to park, don't know where the entrance is, OR there's no one downstairs. If the stars align, you'll actually get your food delivered to your door. Fingers crossed. Don't forget what floor you parked on or you'll be running up and down the stairs looking for your car, it's hard to just assign parking?! Don't get me started on his tiny the spots are or guest parking. This place is a total joke and I can't wait to move. read more

Let me first off say if you have a lot of visitors this is not the place for you! You're only allowed two guest parking spots a month and apparently only can have 72 hours of parking for the month as well. So if you have someone in town for a week, guess what? You only have parking covered for 3 full days or else you risk them getting a parking ticket ($46 per violation). The amenities are the best thing WHEN THEY'RE OPEN or no one is there. Typically filled with people and no safety measures are being regulated with COVID. For the amount of money you're spending you're better off putting that money into a different apartment in the area that actually cares about your well being and health. Also not to mention, they are always over charging you in fees every month without explanation. read more

I lived at the Laureat for almost a year now. The place is kept clean and spotless and amenities are outstanding. The cost is a little bit higher than some of the other places. Concierge is pretty much nonexistent Other than letting people in and out when they happen to be sitting at their desk.. The mail and package room is poorly designed away from the residence and a king walk with bulky items. Elevators could be better and often one is reserved for living and one broken. They do host events occasionally n overall was a nice safe place to live. read more

We moved into unit 2301 of this new luxury building in late February. The management company welcomed us with open arms (most likely since they were only 38% occupied), but shortly thereafter their approach to us and responsiveness faded. After we moved in the problems started. We did expect that in a newly constructed building that some items would need tweaking, but not to the extent that we have experienced. The dishwasher had a broker wash arm and was replaced, the disposal did not work since it clogged with paint and needed repair, the dryer moved when it was used. The dryer took 2 attempts by maintenance to repair but ultimately the 3rd time was the charm when GE came out to work on it. A connecting bracket to the washer was not installed correctly! 2 ceiling fans did not work correctly. One was replaced and works well, the second in the master bedroom clicks and cannot be used above the lowest setting. Never repaired. Finally, the last straw came when the floor tile from the kitchen to the main living area was loose! The master bathroom shower did not drain correctly since the drain was and still is ¼ inch above the floor tile line. These have never been corrected 6 months later. On June 1, 2020 after no response or results from Greystar management we called the city inspectors. The owners through Greystar were cited with violations for both. The floor is now totally loose in that area, moves and has no grout. It is a slip hazard. Other areas are showing the same problems. They were given 14 days to fix these, and have done nothing. On June 22, 2020 we gave them notice that they were in default. As of June 29, 2020, they had not repaired these structural items and as such we have no lease. It is mid-August, and nothing has been done. In fact, work requests for these items have been suspended. At this point, we have retained a tenant/landlord attorney to represent us. After nearly 7 weeks negotiations have not worked. Per all their correspondence including from their attorneys, the repairs will take 3 days, and we would have to vacate the premises for them to effective repair the damages. We were notified by their attorneys on Friday that they would entering our apartment today for one day, 9 - 5 to affect these repairs. So, is this a 3-day job, or are they planning to just patch the glaring issues and wash their hands of the rest. Only time will tell. Management has been not just negligent in their duties but insulting. AVOID THIS PROPERTY AT ALL COSTS. You do not want to experience the issues and hardships imposed on us by Greystar and its attorneys. Update 9/1/20. The kitchen floor ONLY has been patched. The hall floor is breaking up, and the shower is not done. They now find that they want to rush in and do piece work. The construction people from Stiles Construction are extremely considerate. Hopefully having to deal with the construction dirt, floor mastic jackhammering, and noise will end with this one. January 2021 update After a full settlement agreement which required Greystar to pay our move out, and refund our deposit per code, ee move out on October 31. 2020. Per thd laws, the landlord must send a notice not over 30 days later if they intend to impose charges against thd deposit. Crickets! No letter be certified mail, no money. After our attorney noticed them that they were in default, Greystar sent a check. No explanation or notations for $180 less. When contacted, crickets. We only communicate by email. Nothing verbal. Today, their attorney lied to ours. Thankfully we have the written proof. Let the litigation commence. They will also be liable for our legal bill. More as it develops. AVOID THIS PROPERTY AND GREYSTAR MANAGEMENT LIKE THE PLAGUE. read more

If you want to get a box delivered by UPS, USPS, FED Ex it has to go to their third party (Package center) as long as it weighs less than 300 pounds. I had a box that was 301 pounds delivered and it was turned away. I had to hire someone for $300.00 to have it picked up from the freight company and delivered to my apartment. Also, Fed Ex and UPS will not deliver flat item envelopes so forget all those overnight items you might wish to have delivered for your work. Or the gift cards I ordered from American Express that require a signature -- they aren't deliverable. Also people sent us Christmas presents such as Opera tickets this year in flat envelopes and they never made it. They are turned away. Finally guest parking is a nightmare -- you spend thousands of dollars a month on rent and you get limited guest parking access -- there are very few parking spaces available -- We tried to registrar our guest to park during the day and the website would only allow us to register them for the evening so our guest ended up with a 55 dollar parking ticket that goes to Laureat not the city or state. The absolute best thing about this place is Nia and Adam who work in the leasing office -- always so helpful and nice -- it's the corporation that needs to do some serious business revamping. There is other competition out there. read more

The Laureat is a total disappointment. If you want a poorly managed & unsafe building with no rule enforcement, this is the place for you. It has no real security & has been shockingly unsafe during covid. Not only were there was no measures taken to protect the tenants the management has been outright reckless. During the height of covid they inexplicably threw pool parties with a dj & buffet style food! There is no enforcement of any rules. People bring alcohol and open drinks into the pool (during covid) in addition to dogs. Unlike almost every other building, there were no safety rules put in place to prevent the spread of covid. There are no limits on people allowed in elevators & they got rid of the concierge & hand sanitizer for months. Other buildings clean the common areas (hallways & elevators, etc) every day. Laureat might do it once a week. We would see the same dirt, crumbs, etc day after day, sometimes for weeks. The mail room is a chaotic mess & packages go missing all the time. It is also non sensical that you cannot access the mail room or the dog run without leaving the building & needing to walk around the block???! The elevators are broken almost every day. The front entry door is often broken as well (anyone can enter). The building also overcharges it's fees every month. read more

My husband and I recently moved to Laureat and cannot say enough good things about this gorgeous property and the incredible staff. We have been working with Robin for over a month coordinating our move and picking the perfect unit and storage space. She personally even went to storage unit to video tape the different options for us! We had an unexpected emergency arise and Robin to the rescue helped us change our move in date and coordinate the loading dock and even helped talk to the movers for us! Not one detail is overlooked on the welcome emails , move in checklist, and welcome packet addressing every last thing you could think of ! These items were so appreciated in making a move with many changing pieces come together easily and painlessly. Robin really goes above and beyond to make sure residents at Laureat are happy and settled into their new homes and have everything they need. When I'm telling you they go above and beyond they truly go above and beyond ...coupons to local restaurants, information on local preferred movers, painters, handymen, a vip level move in tour and unexpected move-in gifts, Laureat and Robin truly makes everyone feel special and welcome!
