    The grounds are beautiful and well kept . I love my view of the lake . Meredith snd Tiffany are receptive when having an issue!

    Run!!!!! Horrible management. While the exterior is beautiful, the interior shows clear signs of dilapidation. The walls have cracks from settling. Also it is invested with rodents. Several snacks have entered my apartment. My neighbor recently moved out for the same issue. At first I thought she was lying until they started entering my apartment.

    I wanted to write this because people are quick to leave negative reviews, but rarely share when…read morethings are actually going well. 10X Sawgrass is a very large apartment community, and for a property this size I think they do a really solid job maintaining it. The landscaping is beautiful, the pool area feels almost resort style (my fav), and the pool is always clean. If you go during the early afternoon it's especially peaceful and relaxing. The amenities are great as well. The clubhouse has a coffee machine with espresso, cappuccino, and hot chocolate, a pool table room, computer area, and a conference room that's first come, first serve. I've used the conference room a few times when I needed a quiet place to work. The gym is also consistently clean. Maintenance has improved a lot recently. Arthur from the maintenance team has been very professional and responsive, and requests have been handled much faster. Jada (assistant manager) and Yolanda in the office have also always been helpful whenever I've interacted with them. My only small wish is that the pool stayed open a little later, especially now that daylight savings gives us longer evenings. As someone who previously lived in much larger apartment complexes in Los Angeles. I know how hard it can be to maintain properties of this size. From my experience, the team here does a great job keeping things clean and running smoothly. Overall my experience living here has been very positive.

    This is the most ridiculous place you will ever live. There were so many issues when we moved in,…read moreless than 1 year ago, and there are still issues 6 months later that never change! Just to get in the building they have a system set up whereby you must use YOUR personal cellphone and open this ap called Blue Diamond. It's the most ridiculous, useless piece of junk ap, that NEVER works. Not kidding, every single day just to leave your residence and return, you must go through wasting a great deal of time and aggravation, because the system sucks! They seem to get rid of all the things that work great, yet they keep the things that don't work, which makes no sense. They used to have a key fob system, which was great. You could have your hands full with groceries, and the key fob in pocket and if you stand close enough to device, it opens door. The key fob was also used to operate the elevator. Now, its turn your cellphone on that's asleep in your pocket...then open BD App that sucks, then wait for it to say unlocked, then connected, which 98% it doesn't connect. I can't tell you how many times I came home with ice cream that melted or a pizza that got cold by the time I got in my residence! The management has been made aware of it but does nothing about it. There are many other issues too, but even if this was the only issue, and I assure you, it's NOT, that would be enough to make me want to move! Imagine, every single day you waste time leaving your residence and going downstairs in elevator, then returning home, and having to get into building and use elevator. It averages like 10 minutes a day, so by month end you wasted 280 minutes! That's 4 hrs wasted every month in this nonsense! Other issues waste time as well. Just to name another example, the only parking is on the 3 levels of garage parking. There are gates to get in and out of garage. They are supposed to open when reading your license plate. They don't always work for cars, and they NEVER work for motorcycles. So, if all you have is a motorcycle you ae really in trouble. But even as a leisure vehicle, you must exit through the gate that people walk through, otherwise you can't leave out the normal gate, because it doesn't open for motorcycles. As I mentioned there are many other issues, like the water being shut off for hours, never a reason as to why, etc. I would NOT recommend living here! We have lived at many rentals and purchased many pieces of property and we have never seen so many issues at one place!

First, for me it's very close to my job, second it's right around the corner from Amerant Bank Arena, where I often am, and lastly it's still in the city Sunrise and near all my friends. The property caught my attention with the lake side units, and ample space in most units. I also love the layout of the complex, each unit higher than the first floor having an outside step walking up to the main entrance. The property is well maintained and clean. The very large swimming pool and sun deck is surely a sight. It's beautiful and very spacious, and I was told the keep their pools open till 10pm! (Most properties I've visited, even where I live now, closes at sun down.) I was given a tour of 2 different units, one being a loft, which was absolutely beautiful and spaces, and the other was a 1/1, also just as beautiful, but a little on the smaller side than what I'm looking for, square footage wise. The units are pretty well up to date, with some minor dates things, and it did show. The doors for one, on the closets and in the kitchen, they were a bit on the older side, a the bathrooms did also show their age. I definitely would have applied at this property had a loft unit been available for my dates I'm looking to move. I kept checking their website, which was so easy to navigate, for possible new units coming available, but sadly nothing for my time frame was showing. If you are in the process of moving or thinking to move, definitely come check out Atwater.

The buildings look dated and needs some updating. It's located right on the golf course and has multiple swimming pools. These swimming pools are for the residents that live in the buildings nearby; you also have the option to go to the larger pool located at the clubhouse. Parking is plentiful; most are reserved but there are guest parking spots. There are many ponds and it's adjacent to a large canal. There are many people walking around the complex for exercise, usually on the street; however there are no sidewalks, so it is advised to walk against traffic. This location is central to many amenities. I'm there quite often because I have family that currently lives there. The units are privately owned; each unit varies based on the owners preference. The unit in the building I visit, there are two bedrooms, two bathrooms, kitchen, dining room, living room, balcony, and wash/dryer. Each floor has a catwalk, stairs, and a really old elevator; each building has a trash and storage room. The views of the golf course and pond is lovely. The neighbors for the most part are quiet and friendly. The pool is usually nicely maintained except for one time, the water was so low and the filter wasn't cleaning it because of this. Landscaping is good; they have crews working on it weekly. Overall, a decent place to live for 55+ residents.

In fact, Florida as a whole was not my cup of tea back then and I unaffectionately referred to the entire state as "The Swamp." But at 57 years old, I feel quite differently about it all. When I was 18 years old, it was where my Grandparents lived. Now it is where I live 1/2 the year and I have fallen madly in love with my little piece of paradise, as I now quite affectionately call it. Our apartment here is beyond spectacular. Of course, there are many different types of apartments here. I think we have a "Rivera" apartment, which consists of 2 bedrooms, and two bathrooms, plus a storage/laundry room. I had a grand time decorating it, as it is one of my very favorite things to do in the world, but I am not going to be sharing any of those photographs below. Sorry. If the world were different than it is, that would be no problem, but it ain't! The grounds here are lovely and include a Main Clubhouse with a large pool and an outdoor jacuzzi and sauna, as well as 5 satellite pools that are located throughout Phase IV. The Main Clubhouse also has several high end barbecues available for the tenants to use off the pool area. Some are smaller and some are bigger than others. Satellite 5 is the largest of the satellite pools. Everyone is free is to go to whichever pool they choose despite what some people here will try to tell you. There is a huge golf course throughout Phase IV that is extremely busy, as well as tennis courts. In addition, there are several large pool tables (more than you would believe) and ping pong tables in the Main Clubhouse as well as in each individual satellite. The satellites have a pool table but not a ping pong table. But each satellite also has a shuttle board court. There is a borrowing library available as well as an exercise room where classes are held regularly in the Main Clubhouse. There are also countless clubs that are available for one to join depending on your interests. Throughout the year events and parties are scheduled, such as New Years Eve, and Valentine's Day dances, and are held in the party room. Some of these are free and some cost a moderate price. I have attended some of these and truly enjoyed them. Over the many years I have seen countless shows at the main Clubhouse. I am from NYC and was an avid theater goer. So Broadway is in my blood. Many of the shows that come here also play Las Vegas, and you can tell as many of them are seriously excellent, and the inexpensive prices make this an insider secret. The auditorium here is also lovely. They also screen fairly current films here weekly for the tenants. The shows are open to the public by the way. Anyone can buy tickets and attend these shows. Some of the more popular performers shows sell out quickly, and getting tickets to these at the last minute would be rather impossible. Tony Orlando is one such performer. Other performers, less well known are not as hard to buy tickets to at the last minute, which is 1/2 hour before showtime. It is a very different experience here (as well as everywhere else) during the COVID-19 pandemic, but despite the seriousness of this worldwide problem, my little piece of paradise continues to provide me with ways to entertain myself as well as stay safe. I have taken to occasionally feeding the wild life here. Wiggles, my favorite duck, (see provided photograph) is one of my favorites. There is also a squirrel near my parking space who I leave little offerings for at the base of his tree house. The tree has a natural small bowl in its roots which makes the perfect place to leave the assorted tidbits of food for my furry friends. There are the fishes in the lake I bought fish food for and assorted turtles, one I nicknamed "Oliver Twist" as he always wants "More!" that I feed on my daily walks throughout the Sunrise Lakes Phase IV grounds. Overall, I would have to say, there is a little slice of heaven here.

If your product is always selling and you never have vacancy then hey, by all means, dont return calls, ignore future business, dont bother hiring decent people on your staff, etc, because thats how that place is run. Ive never seen such lousy service, especially in the business of renting units. What's worse, you couldn't display an easier sale than i have and STILL they have lousy or nonexistent assistance. You could send them a message or call and tell them you want their priduct, and describ yourself as the perfect, ideal customer, naming everything that their company should want to hear and STILL never get any assistance. I actually spoke to several people that live in surrounding area that informed me they tried to live their but couldn't get anyone to respond to them.So they chose another development.Just outside of artesia....Hopefully their business is always great by ignoring new business, but if they ever do run into the issue with vacancy not being filled, they will only have themselves to blame...​​​

However, the huge downfall is the association fees, club house fees, management fees in addition to special assessments that have been added to the already astronomical fees. It's seriously becoming unaffordable to own a place in this community. The management and board team whom ever continues to add extra fees is just unreasonable. They are forcing owners to sale their property and eventually this will be a ghost town. Just abandoned properties. It's sad because when you purchase you are not given the heads-up on the additional fees every year. Needless to say it's not even accounting for property taxes around $9K.
