My car was stolen from here and apartment broken into this month. If you're moving from out of town don't come here. They have no empathy, ly to your face about this being a good community. This complex is filled with giant coca roaches hiding in the foundations and terrible crime. In September stray bullets went through multiple apartments. They don't have surveillance in this community really. The gates that are supposed to keep residents safe have been non existent since we moved here. Mind u we only been here 6 months and its been terrible. Save the trouble the rent is too high for what residents have to endure. This is not a safe area. Police rarely catch car thieves and criminals so that gives the criminals a rush to terrorize unsuspecting tenants. Its so sad. I've never in life dealt with car theft and vandalism until I moved to this filth of a place. Old building everything painted over. My bathroom floor is sinking in. Oh just a heads up. If you are robbed the insurance they refer you will not cover your things or help you move. You can be robbed, hurt or potentially killed living here. Check this out the management will get mad at you for reporting it and say "well I feel safe from 9 to 5 lol meanwhile they live 30 minutes away from this trap. Sigh* I wish I never lived here. I moved here in December and was gone by August. Every single month I had to put in a maintenance request because something was wrong from no hot water to the toilet being back up to no heat and no ac, door lock breaking, water in the floor from poor instillation of the washing machine it was a nightmare. They have roaches galore. I shouldnt be seeing them the first night I move in thats insane. Its still a nightmare after moving because they said they had to replace the carpet so now I gotta pay over 800 dollars? Yall couldve gotten a shampoo vacuum and called it a day the carpet was fine. Constant shortcomings from the purposely short handed staff thanks to the infamously lazy General Services Corporation or GSC on their websites for short. They own properties across Richmond, all of which are "historical" or old as shit and are ill-maintained for lack of a better descriptor. St. John's Wood has roaches, crime and the worst resident/customer service I've encountered yet. Their systems are not updated nor integrated and the evasion of responsibility is the sole attribute shared amongst the staff. Most mishaps are preventable but GSC refuses to put resources and people towards those preventions. I requested an exterior vent duct cleaning, was left with a broken laundry room window and glass shatters in the laundry room and all over my front porch. Inside my laundry room was a broom and vacuum, neither of which were utilized in the cleaning up of the glass chaos by maintenance. Was told by another maintenance worker (this one actually in uniform on the job, most don't bother. So ghetto) to expect a repair in 2 weeks. It's winter and 50 and below in the apartment at night. Have had roaches in the past due to ill-fitting doors in the doorframes, which also lets in a wonderful amount of cold air in the winter. Have had the blinds fall and break off because they awfully cheap, am awaiting a repair in my bathroom from the lazy "repair" of the towel rack, which wasn't even attached to the actual wall. Have had leaks in the walls from zero insulation from rain, the inside walls leaking. Imagine that. Have even had workers in the apartment against my wishes. Don't ever move here. I've lived here since February 2025 the told me my holding fee will apply to my move in charge . And it doesn't , it's just free money to them and nothing to you . I haven't received a permanent parking pass for my car nor have I got any parking passes for visitors . I get my car towed a lot from in front my door . I have to park my car at hospital to not be towed everyday . My kid has missed days of school cause my car is gone . I call once a week and physically go into the office and it's the same bs . No passes provided to me or it's a million ?s on why I need a pass . When it's in my rights to been provided some when signing my lease . No gym key fob was ever provided . Always an excuse why . It seems like section 8 holders don't get the proper treatment like others who pay regular rent . This is not a community that will keep you safe if anybody can come in without fobs a pin or security patrolling the area . read more

My family & I relocated from San Diego to Richmond about 2 months ago. The 1st night we got here, we saw a big black roach. Apparently they're water roaches... we informed the apartments, they said they would come to exterminate the following week but nothing was ever done. Fast forward to 3 weeks ago, we finally got our home exterminated, had to inconveniently pull EVERYTHING out of our closets, & cabinets just for them to come in and just put down some sticky boxes. (Shouldn't they be doing this before someone moves into the apt?) Anyway, there has been a dirty, uninhabitable apartment right next door to us that has not been lived in for months, there is a BIG trash box sitting outside the house, the windows are all boarded up & a tank outside their back door with dead snakes in it. all of this is most likely bringing the little brown roaches. We've told the office numerous times... my boyfriend called & just to appease us or shut us up, they said they would come pick up the trash bin and open up the apartment to be cleaned. That was weeks ago & it's still there... & the roaches are still coming. We have a 3 year old in the house, who shouldn't have to be subjected to this. The women in the office are NO help. Always acting like they have better things to do. It's pretty sickening that I've gone almost 30 years & never lived with a single roach and now I've seen more in my apartment then I've seen in my life time... we are not dirty people, we always clean up after ourselves. if i could give no stars i would. this place is literal shit! where do i start? i lived there for two years, nothing they told me they was going to do they didn't do it. i had mold in my house prior to me moving in but they painted over it. i hung mirrors up in my house and when i took them down it was completely moldy. the ceilings were moldy in nearly every room in the house. me and my girlfriend continuously got sick from and it was never taken serious. my bedroom was infested with ants. they didn't come do anything. I PERSONALLY had to fix the issue. there was a incident where the toilet flooded the bathroom, leaked through the ceilings and was coming through the lights, soaked the living room floor, my couch, clothes that i had just did laundry, electronics, everything. the only thing they did was come but a big blow dryer to dry the carpet. nothing else. upon move in i was walking through the dining area and there was literally carpet over a hole in the floor. about a week ago my little brother moved in and of course ive dealt with them im helping him with everything. the initial inspection paper, they tried over charging him when he first picked up the keys but he already paid prior to coming to the office. TODAY he goes in office to turn in the paper for his parking pass, YES i filled it out and our dad signed it as requested by them. he gets there and the head of the office says to him 'we've gotten calls that your sister is living with you. no one but the people on the list can stay there' I HAVE NOT ONCE SPENT ONE NIGHT! yes i went the day he got the keys to do the walk through. yes i went the next days to clean and fix up the bathrooms and kitchen before they bring their furniture in. oh speaking on that say it was roaches & ants. literally a hole in the wall where you can see outside. anything could come in or out due to the size. Anyways, I went on Christmas to cook dinner because my mom was out of town. and that's it i happen to go today because his wifi came and i helped with that. so staying with him was a lie. The lady and Kennedy was racially profiling him for me staying there prior and that's not right. when i went to speak with this lady she pointed in my face multiple times after i asked her not to and told me to be quiet and don't talk , im a grown ass woman. then she got mad because i said she was unprofessional and the place was ran nasty and told me that i was nasty and looked nasty. Management does not care about its residents or the community. Read the reviews and believe what is being said about not receiving calls back from the office or corporate, roaches, bugs, trash all around the bins not being picked up, dog waste receptacles not emptied for months and months, security gates don't work, towing your vehicles all the time, leaves put in piles and left for weeks without being removed. I had water coming from the boiler closet with my a/c not working so yhe carpet infront of the half bath to the dining area was saturated with water they came out several times before it was fixed was out of a/c in the summer for a week, they said someone would come and clean up the water NO ONE EVER CAME I had to go buy a carpet cleaner to get up all that water because I have a baby that was just starting to explore her environment. Incompetent management - lack of communication in general, notice of construction impacting apartments, lying. Inconsistent and slow maintenance - multiple calls for simple repairs, over two week wait for the same. And who can forget the two shootings so far this year. Do not live here. I lived at St. John's from August 2017-2018 and it is the absolute worst apartment complex I have lived in in Richmond, Virginia since moving here. I had GIANT FLYING cockroachs in my apartment at least once a week. I found cockroach egg sacks in my apartment constantly!! When maintenance came to treat it, they told me that if I saw cockroaches for 2 weeks after treating them that it was "normal". This amount of roaches IS NOT NORMAL. It is completely disgusting that they think it is okay for people to live with roaches. My closet doors and cabinet doors fell of constantly and it's such a hassle to get in touch with maintenance in order to get them fixed. I also had gas leaks twice. Flooding was also an issue as my apartment was downhill and the sidewalk up to my doorway was on a slant so I constantly had to go outside and push water away from my door when it rained. I lived on the first floor, and the walls are extremely thin. You could literally hear the conversations of the people above you and every single step they take! Another issue is that the people with pets that live here don't know how to clean up after them. The grounds were constantly covered in dog poop. I couldn't even step outside of my place without seeing piles of poop everywhere. The area is not safe, I never felt completely safe while living here. If you have to have 4 locks on your door, let that be your red flag! Car break ins, home break ins, saw a police car in the complex almost every night. An undercover cop sat right outside of my apartment for weeks. Another downside to this apartment complex is they will also try to take advantage of you and charge you outrageous amounts of money once you move out if you have ANY damage at all to your apartment. They also go against what is listed in your lease. You also are only allowed a certain amount of parking passes for your guests. This is ridiculous because the amount of parking they have is plenty. They give you 2 passes per month for your friends/family to stay. They treat you like children, if you're paying over $1,000 to live here you should be able to have guests over whenever you please without them having to be worried about their car being towed. Avoid this apartment at all costs. It is not worth the money. The apartments are great size for the price which is what drew me to them, but trust me, take your money and spend it on a smaller place that doesn't have bugs, an extremely rude leasing crew, and an apartment that doesn't fall apart. However it's funny that I came to yelp before I went and a woman posted a little roach stating she sees one of them at least once a day..so I thought it's just her neighbors probably being dirty lol but sure enough, when it came to me touring the apartment, I went upstairs and there was a dead roach in the bedroom. ‍ I understand the area is heavily surrounded my trees but sheesh other than that. This was my first apartment so I was very excited. I loved the layout of my apartment. I had the loft style. A week after I moved in I started seeing huge water bugs. Months after moving in I started noticing all types of bugs. Spiders, grasshoppers, I mean any type of bug you can think of. I came home one night & it was a bat in my kitchen floor, I was terrified to even sleep in my apartment. My car got broken into twice, and I always heard gun shots outside my window. The buildings look a mess on the outside they need power washing bad! Parking is the worst! The apartments might look nice but the hassle of trying to get one isn't worth it. They'll run you around in circles about what you actually need, they'll never call you if theres a problem they just wait till you call a few times to say theres an issue with the paperwork. It'll take about a month for you to get a parking decal so you'll have to keep going in for a temporary pass. Every-time it rains the parking lot turns into a pool of water that you cant park in, you'll just need to accept that you'll have to run through ankle deep water just to get to your apartment. Put in a maintenance order for it a few days ago the pool of water is still there and according to other residents they've put in requests as well and no one has fixed it. Don't go to the leasing office if you have any problems they don't admit to any mistakes and they wont take responsibility for their mistakes so you'll pay for everything. They are good apartments they aren't renovated like they claim but the condition is good. We had the russell and we werent too happy with that unit. Many things broke. We recently switched to the cheyenne loft and we love it. It seems much better made and the model is very open and beautiful. We love the townhome. The office people are easy people to deal with. There usto be some employees that werent much help but now they have very helpful people. This one employee noticed a lot of mistake on my lease and fixed it right away! read more

I signed a lease with them, 9 days later I had an eviction noticed on my door saying I failed to pay rent, turns out they messed up on drafting the lease and "forgot" to add charges. After all parties signed, initialed, and dated the legal document and I paid the full amount listed there (security deposits, first months rent, fees, ect.) they came after me for more money then was agreed upon in the lease. 9 days into my lease and I can whole heartedly say it was a mistake to lease here. This lease issue is by no means the only issue I have had with the staff here. Please save yourself from this and find a new place, even if there is a more expensive complex, it is worth every extra penny. read more

The layout of the place reminded me of a campsite. A very secluded area that is surrounded by trees. The overall area looks very clean and the apartments are decent. Its perfect for VCU students because the drive is not that far to downtown Richmond plus they even give monthly discounts if you mention that your a student. read more

I've lived in St. John's wood apartments since May of 2016. It's without a doubt the worst place I've ever lived. Every month you'll get at least two or three notices on your door of theft, shooting or arson. The management notifies you with less than three days that they're coming into apartments, usually for no reason. One maintenance worker even secured our dishwasher using the smallest woodscrew he could find and called it "ok". People drive through constantly blasting music, management never listens to noise complaints. I've lived next to the same loud, trash neighbors for the last three years and I've never seen any evidence that they've ever been told anything or that anything was ever done about it. I've had constant letters sent to my home from management over the status of our back porch which is literally a table, two chairs and a grill and nothing else and to top it all off our rent has gone up by nearly $250 since we moved in. If Hell isn't completely full, you could do worse, otherwise, avoid GSC and avoid St. John's wood. They don't care about their residents, just the money they provide. I'm moving out in less than three weeks and I'm the happiest I've been since I signed the lease for SJW in 2016. read more

Dear Readers, I just want everyone to know that you should definitely consider your options before coming here. I believe in customer service and good communication. I was really trying to like this apartment community but sadly that did not happen. We never moved in because of the lack of professionalism we found at this complex. No one called to let us know about our application status. When I called she said we were approved. We asked her if she could reserve a certain apartment for us (we were looking about 6 weeks before our moved date) no arrangements were made. In fact she said to call her back closer to our move-in date. Certain staff were observed taking about other residents of the property as well. Again not a good first impression. Closer to our move in day we did not hear any feedback. No follow ups were made. No energy or excitement here. Again this IS part of the job but sadly they don't realize this concept. If you are trying to sell a lease you should do follow ups and call backs. Perhaps a thank you email would do if you don't like personal interaction. Anyway, we had decided not to move in and tried to ask for our "reservation fee" to be returned. No response. Left several messages from the "head office." Why would you punish anyone who showed interest in your property. There is no reason why they should have pocketed our reservation fee. It was some money to hold an apartment in the even more than one applicant should be interested. They had several open homes and there was NO competition as far as renting a home from them during that time. They are about 35% occupied and the rest is a blank empty space. If you don't believe me do a drive through and you will find that it's pretty much a ghost town. I swear I saw tumbleweeds moving swiftly through the driveway at ST. John's Wood Apartments. Perhaps they had decided to do some overdue renovations since they wouldn't have too much friction between workers and residents. We saw plenty of projects taking place as far as gutting some of the apartments. They are spending money to get rentals ready. O just hope people will generate enough interest to sign a lease with them. We managed to speak to a few residents who said they were content with their stay and that they had been there for approximately four years. They said the complex was pretty empty because management decided to "clean house" and remove many of its prior tenants. Prior tenets who apparently had rap sheets as long as the Great Wall of China. Perhaps some of those displaced residents were not that severe but still found ways to clear them out. Perhaps they need to be more hospitable and hopefully that will gain some interest. For us we felt we were tossed to the side like a side salad. We really wanted to like this place but it still needs a lot of tlc. read more

They would not even let us see the place until a week before we could move in and we had everything packed by then because we didn't have a choice, it looked nothing like the model home. had an issue and it took so long to get resolved, there were 2 SEPERATE SHOOTINGS in 1 WEEK. If i could give 0 stars i would. Don't move here! Im a current resident and cant wait to move. They came up with this new rule that they limit the amount of times you can have overnight guest. You have to get a visitor parking pass and tell them how long u need it for. If u get it for a week you have to wait a week to get another one. Get it for a day you have to wait a day to get another one. The max nights in a month is 14days. This is very inconvenient bc all of my family lives out of town and i just had a baby, so everyone wants to visit. read more

I am a former resident (March 2019-December 2019 and recently moved from St. Johns Woods apartments on December 14, 2019. I am disappointed that I have recached out in countless emails and the corporate office will never return my calls. I have contacted the corporate contact us page and still no assistance. I have emails of work that was not done or improperly done in my apartment. I have been requesting my refund promised from the previous Property Manager, Sabrina since June 2019. Several times, was without air conditioning. I never has microwave in my apartment and all my bedroom vents were painted shut. These apartments were built in 1977, they have the worst ventilation systems. I have received a $337.00 bill for a carpet spot in the master bathroom. Only one room has a ceiling light in the entire apartment. I was paying $1200.00 to be in less than feasible living conditions. Since the corporate office will not return my calls, I am letting future tenants know. read more

If I could rate this zero stars I would. We have been living here for 4 1/2 months now and since 2 weeks after moving in we have noticed minor issues all around our town house and have been constantly harrassed by the neighborhood teenagers who are breaking into unoccupied residences and starting fires behind others. All this has been reported to the office and the police yet absolutely nothing has been done on the part of the lease office. Not only that but they also lied to us about the price and what was covered when we applied only to find out it was differently when we were signing the lease. Worst of all is after never being late on rent we notified the office before December's rent was due notifying them we would be a little late, at which they said that's ok , you'll receive a late fee but just pay it as you can. Then when it actually happened we paid half of it ($650) 2 days late and then 3 days later on a friday we received an eviction notice in the mail that stated if we did not pay the remainder by noon that coming monday, then we would be charged a $337 fine for them to send into their lawyer and a $54 court cost before we ever received a court date. I would suggest that NO ONE EVER move here!!! The staff is a bunch of ratchets with no professional experience and whoever runs this community cares not a single bit for its inhabitants, they only care about money, money, and money. We ultimately received a court date from them ON Christmas eve. Needless to say this is not a livable or viable community. read more

This is another update and I continue to rate Saint John's Wood 3 stars. Maintenance has again been out several times to handle our original issues as well as an additional issue (dryer won't heat). Maintenance came out to fix the sliding glass door and screen. They left a notice stating both had been fixed. However, upon inspection, I discovered nothing had been done. The locking mechanism still had the temporary fix (shimming the clamp with some washers so the lock would engage) I did for security purposes. Both the glass and screen door still were not sliding on their rails and the glass door doesn't close flush, allowing a large air draft hole. Maintenance again came out for these issues. This time, all they did was install a new weatherstrip to plug up the draft hole. They left the lock as I had fixed it and said the glass door would never close correctly due to foundation issues. These apartments apparently lease the washers and dryers from a separate company. A rep from this company came out to inspect the dryer and found nothing wrong with it. He said the dryer outlet wasn't providing enough voltage for heating and that apartment maintenance would have to fix. We reported this to maintenance and they promptly sent a technician. The technician confirmed the dryer outlet was bad and tigntened some loose wiring. The dryer now works. While he was there, I asked him to look at the sliding glass an screen doors. He told me my fix of the lock was probably just as good as any of his maintenance folks could do. He also confirmed the foundation issues which prevent the glass door from opening all the way. He tried to fix the sliding screen door but finally gave up and told us to report it again. He said a new screen door would have to be installed. In summary, I give the apartment maintenance folks props for promptness and sincere attempts to fix MOST indentified issues. However, I dont' appreciate whoever it was that claimed the sliding glass and screen doors were fixed, when they hadn't even been touched. To ensure we are not blamed for the door issues, I guess we will have to report them again. BTW, regarding the dryer, when we tried to use the dryer with the defective outlet, it ran continuously for approximately 14 hours, before we got home from work. Fortunately the unit wasn't heating or it could have been a safety hazard. Regardless, that 14 hours is electricity we feel we shouldn't have to pay since the dryer outlet was defective. Both maintenance and the leasing office said we'd have to take any electric bill refund issue to the property manager for resolution. read more

I called and notified property management and J&R Towing regarding the abandoned vehicle sitting in the entry way of St.Ann's Place. It is now going on six weeks since we notified. I physically went into the property management office and the response was call the towing company, which I explained that was the first thing we did, however there is no financial benefit for the towing company to tow the vehicle, since obviously no one is going to claim it, so they ignore our calls. The office person's attitude was "Oh Well". So I posted a review a week ago regarding the problem and received a phone call and email from St. John's Wood's wanting to discuss. I went in the office again regarding their response, and this time it was then I guess you will have to call the police. I called the police previously and the vehicle is on private property and they can not legally remove. I explained this to the office person, but the response was "they have done it before" as she turns her body away back to her computer to dismiss me. I reminded her that the Virginia State Statute prohibits and the police department was correct. It occurred to me after I left the office, yes, the police have towed vehicles before, but it was related to a crime scene, as if that never happens here at St. John's Wood Apartments. I can not recall the last time I received excellent customer service. I gave St. John's Wood Apartments positive reviews in the first six months after moving here, but then the property was sold and customer service took a nose dive! Do NOT move here until you discuss the parking policy. I feel like I'm living in my freshman dorm again! You have to get a temporary parking pass EVERY TIME you have an overnight guest or you risk getting towed. When I moved in they had a normal parking policy, where every resident received one parking pass for guests. There was never a shortage of parking with that policy. Then, after I moved in, they changed the policy for whatever reason. I find the concept that I need a 'permission slip' for an overnight guest to be ridiculous and intrusive. I rented a car and arrived home after the office had closed, and I had to park the rental at the hospital and walk a mile home on a pitch black road. I am actually moving out and would NEVER recommend this place to anyone. read more

the back gate is the dumbest thing ever, there is no keypad to buzz people in so if you live close in the back you basically cannot call an uber lyft or get food delivered because they will not be able to deliver it. ride share apps and delivery apps maps are programmed to go to the back gate, with no keypad those people cannot do there job. there maps do not redirect to the front of the complex because it is so big. i either take uber, walk or take the bus and i cannot make it to work on time with this new gate. the gate doesn't let you leave or walk so people who live in the back who have to walk to the bustop a quarter mile away cant leave because the gate does not open. if i want to walk to the bank i have to wait until a car leaves to walk and if i dont have my card i am out of luck. i dont know whos idea it was to make 3 speed bumps and a gate but it was a waste of money. people literally are trapped in like do the management team think before they do things? i walk to the gate because my uber is stuck there but i couldn't get out if the gate i do not understand the direction they were going with it. and if you have gates why do you still towe amd give parking passes? this place just thinks of dumb things to do. this is a headache and i will ne comtqcting management until it is resolved. this is a lower income area people walk, do you not want people to walk places? well everybody does not a have a car. my son can not even walk to the bank he is trapped in. read more

DO NOT MOVE HERE! I wish i could give 0 stars. I just moved in 3 months ago and the issues my apartment had on move in day STILL have not been resolved. The biggest issue is the air conditioner- it does not work. I have had maintenance come so many times i can't even count anymore and they dump water on it and say it is fixed each time. i finally paid for a real HVAC tech to come check it out and he said the capacitor needed to be replaced, but the unit is 20 years old so really the entire thing should be replaced. I had him tell the office and maintenance. That was over a month ago. It is now June and has been 90 degrees all week with no air. It is currently 98 inside my townhouse. I tried talking to the manager and he wouldn't even acknowledge my presence and refused to even turn around to speak to me. Maintenance told me it would be a week before they came to look at it, but they aren't replacing it. I am being forced to check into a hotel because my kids are sick from the heat, as am i. So i am currently paying $120 per night for a hotel room because we can't live in our own home, and St. John's Wood thinks that is perfectly acceptable. I spoke with an attorney who said that legally they can't do this and that they are legally responsible for the hotel fees and i can get out of my lease, and i tried telling the manager that and he told me to "have fun with that." This place is the most ridiculous complex i've ever seen. I am a perfect resident- rent is always early, i never complain about the fact that my neighbors smoke weed in their houses so it comes through my vents and my house constantly smells like marijuana, i don't complain about the people getting into fist fights in the parking lot or blaring loud music and partying in the parking lot at 3am every week night. The only problem i have complained about is my air conditioning. So imagine how i would be treated by them if i actually complained about ALL the problems... DO NOT MOVE HERE! I lived here with a roommate for about 2.5 months last summer and absolutely hated it. The staff did not have our apartment ready on the original move in date so we had to live in one of the model homes for almost a week with no air conditioning, no interior doors, and a broken toilet. The employees were also not informed about the student pricing package that was advertised on their website (I ended up having to go through corporate several times to get it figured out). When we finally moved into our selected apartment, the problems got worse. The plumbing was messed up and our pantry was flooded several times due to leakage from the upstairs toilet and shower. The washing machine also flooded the kitchen several times. I understand that some things are not always noticed during inspections but I was also very unsatisfied by the original manager we had to deal with as well as some of the staff. Our issues were not petty issues but they were treated as such. Thankfully we only stayed there a few months but it took most of that time to even get someone out to look at the plumbing and finally get it solved. We spent most of our evenings waiting to speak to the manager and about two-thirds of the way through our stay, they switched managers, causing us to have to explain the situation all over again and waste even more time in the manager's office. We also had issues with cockroaches, which we ended up having to deal with ourselves. The second manager we dealt with was much better and compensated us for our issues but if you are looking for a nice place to stay, I would not recommend the company GSC (they have several apartment complexes throughout Richmond).
