Constant shortcomings from the purposely short handed staff thanks to the infamously lazy General Services Corporation or GSC on their websites for short. They own properties across Richmond, all of which are "historical" or old as shit and are ill-maintained for lack of a better descriptor. St. John's Wood has roaches, crime and the worst resident/customer service I've encountered yet. Their systems are not updated nor integrated and the evasion of responsibility is the sole attribute shared amongst the staff. Most mishaps are preventable but GSC refuses to put resources and people towards those preventions. I requested an exterior vent duct cleaning, was left with a broken laundry room window and glass shatters in the laundry room and all over my front porch. Inside my laundry room was a broom and vacuum, neither of which were utilized in the cleaning up of the glass chaos by maintenance. Was told by another maintenance worker (this one actually in uniform on the job, most don't bother. So ghetto) to expect a repair in 2 weeks. It's winter and 50 and below in the apartment at night. Have had roaches in the past due to ill-fitting doors in the doorframes, which also lets in a wonderful amount of cold air in the winter. Have had the blinds fall and break off because they awfully cheap, am awaiting a repair in my bathroom from the lazy "repair" of the towel rack, which wasn't even attached to the actual wall. Have had leaks in the walls from zero insulation from rain, the inside walls leaking. Imagine that. Have even had workers in the apartment against my wishes. Don't ever move here. Don't even apply here.

My family & I relocated from San Diego to Richmond about 2 months ago. The 1st night we got here, we saw a big black roach. Apparently they're water roaches... we informed the apartments, they said they would come to exterminate the following week but nothing was ever done. Fast forward to 3 weeks ago, we finally got our home exterminated, had to inconveniently pull EVERYTHING out of our closets, & cabinets just for them to come in and just put down some sticky boxes. (Shouldn't they be doing this before someone moves into the apt?) Anyway, there has been a dirty, uninhabitable apartment right next door to us that has not been lived in for months, there is a BIG trash box sitting outside the house, the windows are all boarded up & a tank outside their back door with dead snakes in it. all of this is most likely bringing the little brown roaches. We've told the office numerous times... my boyfriend called & just to appease us or shut us up, they said they would come pick up the trash bin and open up the apartment to be cleaned. That was weeks ago & it's still there... & the roaches are still coming. We have a 3 year old in the house, who shouldn't have to be subjected to this. The women in the office are NO help. Always acting like they have better things to do. It's pretty sickening that I've gone almost 30 years & never lived with a single roach and now I've seen more in my apartment then I've seen in my life time... we are not dirty people, we always clean up after ourselves. If you can move anywhere, don't move here. We cannot wait for our lease to be up.

if i could give no stars i would. this place is literal shit! where do i start? i lived there for two years, nothing they told me they was going to do they didn't do it. i had mold in my house prior to me moving in but they painted over it. i hung mirrors up in my house and when i took them down it was completely moldy. the ceilings were moldy in nearly every room in the house. me and my girlfriend continuously got sick from and it was never taken serious. my bedroom was infested with ants. they didn't come do anything. I PERSONALLY had to fix the issue. there was a incident where the toilet flooded the bathroom, leaked through the ceilings and was coming through the lights, soaked the living room floor, my couch, clothes that i had just did laundry, electronics, everything. the only thing they did was come but a big blow dryer to dry the carpet. nothing else. upon move in i was walking through the dining area and there was literally carpet over a hole in the floor. about a week ago my little brother moved in and of course ive dealt with them im helping him with everything. the initial inspection paper, they tried over charging him when he first picked up the keys but he already paid prior to coming to the office. TODAY he goes in office to turn in the paper for his parking pass, YES i filled it out and our dad signed it as requested by them. he gets there and the head of the office says to him 'we've gotten calls that your sister is living with you. no one but the people on the list can stay there' I HAVE NOT ONCE SPENT ONE NIGHT! yes i went the day he got the keys to do the walk through. yes i went the next days to clean and fix up the bathrooms and kitchen before they bring their furniture in. oh speaking on that say it was roaches & ants. literally a hole in the wall where you can see outside. anything could come in or out due to the size. Anyways, I went on Christmas to cook dinner because my mom was out of town. and that's it i happen to go today because his wifi came and i helped with that. so staying with him was a lie. The lady and Kennedy was racially profiling him for me staying there prior and that's not right. when i went to speak with this lady she pointed in my face multiple times after i asked her not to and told me to be quiet and don't talk , im a grown ass woman. then she got mad because i said she was unprofessional and the place was ran nasty and told me that i was nasty and looked nasty. (I HAVE THIS INCIDENT ON VIDEO) she then said Kennedy said i called asking about his fees and to answer the questions they had about what i put on the inspection list , i did. but she stated Kennedy said i was rude while asking about the fees.. i was not. I never disrespect until im disrespected. It was no reason to be mad or rude about fees and questions I genuinely had before they moved in. I asked Kennedy and she said I'm doing something , I'm on the clock, I don't work for you' very rude, very unprofessional. The other lady is a caucasian women, with glasses I don't know her name.

Now these are everywhere.

This place hasn't gotten a review in over 2 years so I thought I'd give you an update after…read moreresiding here for the past 18 months. Pets: There is still no pet rent, but definitely a pet fee. No weight limit. Not sure of breed restrictions. Almost all of your neighbors will have dogs. I love dogs but this also means lots of barking and irresponsible owners who leave poop around the front entrance and the parking lot and the surrounding train track area. There are poop bag stations but that's too much effort for some people. As I type this my neighbor's dog has been barking for the last hour. It's better than a couple days ago when 3 dogs were barking at the same time nonstop. Renovations: Very gritty looking. Floors are concrete with resin over them, there are still original cracks and paintbrush hairs and nails in it. I'm pretty sure the windows are old because of tax break reasons but they are drafty. They will let in huge spiders and the cold (hello, electricity bill). The brick is unpainted and unsealed so there are webs and dead critters in there. I asked them to clean it when I first moved in, but I was told they cannot because it crumbles when you touch it. Great. Also if you cook anything too steamy you will set off the smoke detector, which is conveniently located on the 11 foot high ceiling. Good luck silencing that bad boy. The plus of being in a warehouse is the amount of concrete and brick separating the units. Does wonders for soundproofing. Neighbors: Mostly young, awesome, no kids, some students. We have fun. Safety: I feel pretty safe but there have been drunk belligerent people on the property. Several cars in the parking lot were broken into. A neighbor's apartment was broken into. Someone died a few months ago (I believe it was alcohol poisoning). Parking: Plenty of free parking. No garage but no complaints. Location: I love the river! I love the Floodwall and the Slave trail! I don't love the trains that blast their horns at all times of day! What's the verdict? I think if this place didn't have such good management I'd have given 3 stars. There are many other apartments where management doesn't care. But if I need a new smoke detector battery or my hot water dies out I can expect an answer promptly. The office is right downstairs. If you like the warehouse look and the view of the river, I recommend this place. As for me, as soon as my lease is up I am moving to a safer apartment with new windows and a pool! Stay tuned.

When I was looking for places, I had ApartmentRatings.com open alongside Padmapper, which is…read moreawesome. I love that website. But I digress! If I found a spot that sounded good, I checked apartmentratings.com, and often, I discovered cockroaches, paper thin walls, parking lot parties, safety issues, and a plethora of other horrors, hiding behind possible homes. At one point, I finally ended up sorting by ratings in apartmentratings.com, and that's how I found Three Willows. Last I checked, they still had a 100% rating, which I admit, made me a little suspicious. But I have to say that it has been pretty good. The complex is quiet at night, and I can hear my neighbors if they go up and down the stairs next to me, or when they close their front doors, oh, and I can hear TV coming through the wall a bit in the living room, but mostly, I don't know a darn thing about what's going on next door, and I trust the same is true for them. My home feels very peaceful and quiet. There have been maintenance issues here and there, but they are quickly dealt with--successfully! One of the apartment managers lives in the complex, and she takes no sass. Things run pretty darn well around there. I've had one spider cricket (or whatever they're called), and there have been a few other bugs. Mostly, I find them dead. When I first moved in, I bombed the place with Raid foggers. I don't do well with spiders. I've found a few here and there, but only one has been alive! And he didn't last long. Neighbors seem real nice, and there are cats in windows and dogs on leashes. It's a good place. I'm pretty happy here.

My husband and I moved into the development two years ago. We researched high and low when we were…read morelooking for a place to move. Three Willows didn't have a single negative comment about it. Once you move in you tend to stay until you buy your first house is what we were told and we can see why. Our townhouse is spacious with tons of cabinet and closet space. Who doesn't love storage space? If there's a problem, which rarely happens it gets fixed immediately by the maintenance workers. The management stays on top of everything and makes sure that you're satisfied. The development is very pet friendly and family oriented. We get a monthly newsletter and notices on our door about the occasional goings on in the development. In the past there has been a garage sale and lately there was free pizza courtesy of Comcast. For the most part the development is very peaceful. You can hear the occasional front door closing next door or the television on, but for the most part you don't hear your neighbors. You forget that you aren't living in a single family home sometimes.
