Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. Cleaners came 3 weeks after move in & vacuumed, mopped the floors, cleaned toilets and changed trash. They were there for less than an hour. After move in, they changed my house number. No notice was given, no lease amendment was signed prior to change. I found out when I got back from visiting family. I then was told "It's not a big deal just call the companies to get everything fixed on your bills". it took an entire morning (4+ hours) to get things fixed, with no compensation. I still do not have my mail key and I have been here 3+ weeks. Every time I ask, they tell me to go to USPS & it's not their responsibility. I went to USPS and they did not have the keys which I told were dropped off. Still no mail. Overall, not a great first impression. I am military & move around a lot. I would not recommend this property management to future movers. I love the builder, Maurice. He is very kind & attentive, he's actually assisted more with the utility switches than anyone. The place is great, minus all of the things listed above. Moving across the country starting over again at a new duty station, this has been less than ideal. Very much added stress that could have been avoided. I believe they moved me in way too early. ******** Within an hour of posting this, they did reach out to me and were incredibly professional & attentive to my feedback. I was assured it was taken seriously, so I do believe these issues will be completely resolved for the next tenant.

Shared maintenance fee - I believe taking care of normal wear and tear situations should be on the homeowner & not the tenant, especially when I know I'm not doing anything to purposely damage the home. If I were a homeowner, I'd incur all costs associated with normal wear and tear of my home. With this company, I have to pay every time a maintenance person comes out to repair an issue that likely existed before I rented the place. It just seems like another way to nickel and dime tenants already paying exorbitant rent prices and just trying to keep a roof over our heads in this terrible economy. 2. No contact with the office after 12 - You can't reach anybody in the office after 12 and have to wait the next day BEFORE 12 to be contacted by company staff because everyone is out "checking on properties" after 12. What kind of company doesn't have a receptionist in office to answer phone calls during business hours or some other type of communication portal where tenants can reach staff for general, non-maintenance related questions/issues? Then, when you do speak to someone, sometimes you don't get a thorough explanation that helps you understand what you need to do as a tenant or a response that seems like the company cares about you as a customer or person. If I could've found a comparable rental with a different company within the short amount of time I had to move, I would've. I believe there are better options out there when it comes to rental companies.

Had a few instances with the water heater, the disposal (of course). and a toilet float which were efficiently addressed by the maintenance crew within a few short hours of calling in. Any time I would call into the office for maintenance, or questions regarding the move out requirements, etc. the staff was always attentive, friendly, & quick to respond. Moving out was easy as 360 Properties have predetermined cleaning & pest vendors who are also quick, courteous & sensible from a cost perspective. Without a doubt, Nicole & her staff put forth tremendous effort to serve the tenant while being a true advocate the owner. I first started out as a renter. I thought it was quite odd that even with amazing credit and great…read morerenters history that we were required to pay two months of deposit +1st months rent upfront, but whatever we had the money. As we rented a home from them, there were many repairs that needed to be done including a faulty kitchen light but the repair was left because he didn't deem it necessary. So for the almost 2 years we lived on their property unfortunately my kitchen light worked only about half of the time. At one point in time, A Watermain broke in the middle of the night and when we contacted our landlord which was rock properties, we were disregarded, even though we had young children the landlord didn't bother checking up the next day on whether or not the issue got fixed or if the water was still leaking. I had to call him. Needless to say again another day passed and after arguing for over 24 hours that it was a sprinkling system that was broken, (we had no sprinklers) he sent a handyman to dig a hole, to investigate because we were not believed- The handyman told him that he could not fix it. So the very next day again this is on the third day of no water for my family and young children, he finally sent a professional who found the issue. Because they were going to charge a pretty penny to fix it he almost tried to make them go home and wait another day for the handyman to come back and fix it himself!!! Also, when we first moved in I told him and sent him pictures that the bathroom had a leak coming in through the roof. He disregarded me for months and months until about a year and a half in when he could no longer ignore the damage and then he paid me or was supposed to pay me anyway $50 to paint over it with mold killing paint. I definitely doubt that the owners of the home would approve of such a cheap repair on their investment home. Then, because he kept a promise not to raise the rent we decided to try and use him as a realtor. The very first home that I went to view he insisted that I should not waste his time with viewings if I didn't want to buy the house for sure. I was questioning how I would know that I wanted to buy the house without even seeing it! At any rate, once we decided to move we had the house empty for about half a month to make necessary repairs and what not. He decided to move in another tenant even before our lease was completely over not giving us enough time to finish all of the repairs necessary (literally, spot painting of one room, as we kept the house in mint condition)!!! He then kept all but $350 or so of our money after we had given him over $3000 to live in that home. Overall, we were charged for repairs that weren't ever made, because I have talked to the current residence. And he broke the law by moving another tenant in without our permission to break the lease first. I definitely would not recommend them for renting, or for buying. The owner of this company is awful unfortunately I am sorry to say. Be careful because he will take your money and leave you without options to recover it!

They handle many small tasks in-house as part of their fee, seem better at gauging reasonable market rates, and the vendors / contractors they have recommended have done excellent work at fair prices. I have confidence that the properties are being well maintained and that tenant issues are handled promptly. I have 2 duplexes = 4 tenants, and had to leave Austin in 2010. Have had 2 other property management companies since; one kept costs low by ignoring long-term maintenance that the tenant didn't report, the other outsourced everything ($114 to put mylar numbers on mailboxes!). With property taxes and insurance skyrocketing, I had started to go cash-negative -- until hiring Tx Property Manager. Now have the cash for preventative care like exterior painting that become more expensive when delayed.
