    Take my word for it . . . save yourself time, money, and grief. Call Penco Restoration and NOT…read moreServiceMaster TL;DR ServiceMaster ruined my carpet by not drying out my basement, they forgot about me, and they want me to pay them for ruining my carpet. I had a unique circumstance where I had 2 remediation jobs happening at the same time. ServiceMaster was doing one job and Penco Restoration was doing the other. Because I had a very clear comparison, it was obvious that ServiceMaster was screwing things up every step of the way. My water heater leaked. I had it replaced and called ServiceMaster to dry my carpet out. They rented some dehumidifiers and fans (they don't even own their own equipment?) and put them in my basement. After a few days, they came back, rolled up my carpet, cut out the under pad, took their rented equipment, and left. My basement started to smell like wet socks. The weekend came and went. I called them and asked, "hey, when are you guys coming back?" They said, "we aren't . . . your job is done." What!? They had forgotten about me!! So they send someone out. It's kind of amusing they forgot about me, but I'm just glad they're back; I'm tired of my basement being stinky and non-functional. A few days later, the wet sock smell starts to come up the stairs and I'm like, "uhhh . . . I can't have the wet sock smell in my last bit of functional living space," so I call ServiceMaster back. They come out . . . fold the carpet back . . . lo and behold, the carpet is wet and has delaminated. The guy's like, "Uhh, your slab is still wet!! It shouldn't be like this after a water mitigation job." THAT is the ONLY correct thing ServiceMaster got right! He continued, "the carpet was unrolled onto wet slab and it caused it to delaminate." He asked, "have you been running your A/C!? Why is your dehumidifier unplugged!?" And I mean, in a super accusatory way! What!? No, I've been living my life. Nobody told me I needed to contribute to ServiceMaster's water mitigation process!!! We didn't have a partnership here. I hired you to dry my basement out and get it back to working conditions. You didn't. It's not my fault the dehumidifier that ServiceMaster rented was taken out before the slab was dry! It's not my fault that ServiceMaster unrolled a perfectly salvageable carpet over the wet slab (I mean assuming they could deal with the melted rectangle they made). So here I am . . . two jobs going on . . . Penco Restoration dried out my garage and it was BONE DRY. Everything. The whole garage was dry and so was everything in it before they took out the equipment. ServiceMaster removed the equipment they rented before ANYTHING was dry . . . the carpet, the slab, the walls . . . all still damp (and stinky). And, do you think ServiceMaster was like, "hey, sorry we screwed up your job?" No! Absolutely not! I'm like, "guys, you didn't do the job . . . it wasn't done . . . you shouldn't charge me for this." They had an "estimator" email me to tell me that the "franchise owner disagrees with [my] request to waive the balance owed." I have NO IDEA what she told the franchise owner. The franchise owner never contacted me to ask what happened. Heck, it may have never even been escalated. I don't know. Seriously. She's like, "I escalated this to Stephanie." Stephanie's email address is a gmail address! It's not even a company email address! So, you have some employee who's trying to cover up the mistakes ServiceMaster made by telling the owner who knows what and the owner isn't like, "hmmm, I wonder if there's more to the story." The owner just says, "tell him we may put a lien on his home and tell him there'll be additional fees that go along with it. Oh, while you're at it, tell him it's industry standard to unroll perfectly good carpet on top of wet slab and that it's pretty normal for us to leave the basement wet while mold grows in it because we accidentally forgot the job wasn't done yet and left it stinky for a bunch of days." It's like a cartoon.

We did not have…read moreanywhere to live due to our old apartment in Diamond Ridge (Morgan Properties) flooding twice, making it unlivable. A friend at work recommended Windsor Commons Apartments, and I immediately called the property manager, Ms. Quanique Lundy. She assured me that I would be able to move into an apartment within a couple of days. I met with Ms. Lundy and Ms. Kay Vargas on January 8, 2018, and was able to move into our new apartment on January 9, 2018. This was an unplanned move and a very stressful situation. I will be forever grateful for the patience and kindness shown by Ms. Lundy, Ms. Vargas and Ms. Andrea Green. The office and maintenance staff are awesome. I love the fact that I can call them on the telephone and report a maintenance issue. I also have the option of paying the rent in the office. They even remembered my birthday and mailed me a birthday card. The customer service here is always on point. The lawn and landscaping is neat and well maintained and free of any trash and litter. I love the interior and exterior of our apartment complex. We heat with gas, which is a lot warmer than electric heating. We like the fact that it is gated and has close and convenient parking. The neighbors are friendly and the area is nice and quiet. We are very happy with our new apartment and appreciate the wonderful staff at Windsor Commons. The flooding that occurred in my old apartment was a blessing in disguise. I would definitely recommend Windsor Commons Apartment Complex to friends and family.

We've had problem after problem and they've done nothing or the bare minimum. Water pouring from the ceiling through the walls, electrical fire, roaches are EVERYWHERE they bite us in the night there are so many. I can even prepare food in this place without having them in the food. We had no hot water for almost two weeks. No heat for a week and 5 days and temperatures reached 27 degrees. The wiring is faulty at best. Horrible place. I wouldn't recommend it to my worst enemy. I wouldn't allow a dog to live in these conditions.

    I strongly urge anyone considering renting from Progress Residential to think twice. My experience…read morehas been extremely frustrating, stressful, and disappointing. We have had ongoing issues in this home since the day we moved in. On move-in day, there was no air conditioning--on one of the hottest days in Atlanta. Instead of resolving the issue immediately, they only offered to reimburse us for fans. This was especially unacceptable because it was the same day I was released from Shepherd Center, recovering from a traumatic brain injury and multiple serious injuries from an accident. Since then, problems have continued. When it rains, the area underneath the house floods. My mother has documentation of this, yet nothing has been done to fix it. We also experienced a leak in the kitchen ceiling after a rainstorm, and instead of repairing the roof, they simply painted over the spot--clearly ignoring the actual issue. There is also mold in our bathroom, and rather than properly addressing it, they painted over it--twice. This is not only unacceptable but also a serious health concern. It seems like their standard practice is to do the bare minimum instead of fixing problems the right way. Their customer service is just as bad. I personally requested several times for a member of management to contact me, starting well over three weeks ago from today's date, and no one has reached out. There is a complete lack of communication and accountability. They also consistently charge tenants for issues that are not their responsibility. For example, we were charged $400 to repair a cracked sink that was already damaged when we moved in--it had clearly been glued together beforehand and eventually came apart. Instead of taking responsibility, they passed the cost on to us. We also dealt with a septic tank backup for over two and a half weeks. During that time, we could not use our downstairs bathroom, washing machine, or dishwasher because everything would overflow. While they did offer hotel accommodations, we had to decline--but only because the hotel was too far from my mother's job and from where I receive medical therapy, making transportation unrealistic, especially given that I am disabled. Additionally, my sister spoke with them about the septic issue and was told that we would receive money off our rent due to the situation. However, they are now refusing to honor that and are claiming it's because we did not accept the hotel accommodations--even though the only reason we declined was because the location made it impossible for us to meet our daily responsibilities. Overall, this has been a terrible experience. This company shows a pattern of neglect, poor communication, and unfair treatment of tenants. If you are looking to rent, I strongly recommend avoiding any property managed by Progress Residential. Renters deserve safe living conditions, proper repairs, and responsive management--none of which we received.
