Titan conducted an inspection for the seller of the home I was interested in purchasing. Titan said…read morehome was in good shape, furnace was 0k and roof nearing end of life expectancy. Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

Once all the power and heat was turned on, Jay went above and beyond going through all the parts of the house. The thing that really stood out though was that Jay was straightforward and honest in his assessment. I work on a lot of houses, so all the figures he gave for estimates were pretty much in line with what I would expect. Not too high, like he was selling me on a repair I didn't need. But also not underselling the cost of what needed to get done. To me, there's nothing more valuable then getting accurate information. Don't try and overinflate or udnerflate what costs will be. He pointed out that the tile grout in one of the bathrooms is showing signs of absorbing moisture, it needs to be cleaned and sealed. We fixed that. He also stated that "the glass door to the bathroom shower does not appear to be made of tempered safety glass. This is non-standard and unsafe." We can improve that. But he further wrote , " the finishes and fixtures are old and will be increasingly unreliable. Updating / remodeling this bathroom would be a logical improvement in the near term. The urgency of updating will depend on how often this bathroom is to be used and personal desired for reliability and cosmetic appearance". Inspectors must avoid subjective judgments and opinions, instead rely on objective observations. They should not state that a system is "old and will fail soon" as they are not qualified to predict its lifespan. The term "old" for prediction a failure becomes problematic when used in a subjective or speculative manner. We communicated with him about this, but he responded that he had done many inspections and never received a complaint like this before, which is not true, just take a look here on Yelp. I'm filing a complaint to the Department of Licensing. He needs to stop using unprofessional subjective judgments and opinions. He will never change if we all keep silence.

The report states that the venting above the gas stove was working properly but there is no vent at all there, and that has been an ongoing issue in my house. The report also states that the water dispenser in the fridge was working normally but there is not even a water line connected to the refrigerator. I had read really good reviews about this business, so I had hoped for the same. Unfortunately it was a sub par inspection.
