I could tell you how he -- completely unsolicited --offered to walk through the report in person with me whenever I got into Washington for the home sale. But Y'ALL. Let me tell you instead how I called this guy nearly TWO YEARS AFTER THE INSPECTION in a panic during the last big freeze when an exterior hose bib failed. Why? Because a) the water company had come through and updated the water meter, changing the look of the main shut-off (rendering my limited experience with the valve totally useless), and b) no plumber would come out, since they were responding to 19,383,629 other freeze-related emergencies. I expected NOTHING from this guy at this point: it was the hailiest of Hail Mary's. Instead, I got a quick "I'm on my way" from him. WHAT?!? When he got there, found another shut-off, and kept me from going without water (and my house from floating away on its own plumbing-failure river), my shriveled little Grinchy heart DID grow three sizes that day! He pointed out that the tile grout in one of the bathrooms is showing signs of absorbing moisture, it needs to be cleaned and sealed. We fixed that. He also stated that "the glass door to the bathroom shower does not appear to be made of tempered safety glass. This is non-standard and unsafe." We can improve that. But he further wrote , " the finishes and fixtures are old and will be increasingly unreliable. Updating / remodeling this bathroom would be a logical improvement in the near term. The urgency of updating will depend on how often this bathroom is to be used and personal desired for reliability and cosmetic appearance". Inspectors must avoid subjective judgments and opinions, instead rely on objective observations. They should not state that a system is "old and will fail soon" as they are not qualified to predict its lifespan. The term "old" for prediction a failure becomes problematic when used in a subjective or speculative manner. We communicated with him about this, but he responded that he had done many inspections and never received a complaint like this before, which is not true, just take a look here on Yelp. I'm filing a complaint to the Department of Licensing. He needs to stop using unprofessional subjective judgments and opinions. He will never change if we all keep silence.

The report states that the venting above the gas stove was working properly but there is no vent at all there, and that has been an ongoing issue in my house. The report also states that the water dispenser in the fridge was working normally but there is not even a water line connected to the refrigerator. I had read really good reviews about this business, so I had hoped for the same. Unfortunately it was a sub par inspection.
