If you value your money, sanity, and peace of mind, steer clear of this community. While the houses may be aesthetically pleasing, everything beyond the front door is a complete and utter disaster. The HOA is nothing short of a tyrannical money drain. They provide no tangible benefits while exerting oppressive and nonsensical control over the community. Their incompetence is matched only by the so-called "security team," which functions more as comic relief than any actual form of protection. These individuals seem to be recruited from the depths of ineptitude. They are completely devoid of common sense and wholly incapable of fulfilling their roles. Frankly, they appear better suited to guarding a cookie jar than a gated community, given their questionable physical condition and lack of professionalism. I wouldn't trust them to defend my small dog against a small breeze. The gate security, however, somehow manages to be worse. They are lazy, condescending, and revel in their minuscule shred of authority. Their behavior is emblematic of a power trip gone unchecked. Time and again, I've had guests subjected to unnecessary hurdles, even after personally calling ahead to ensure a guest's name was added to the list, only for the guards to neglect their duties and not do it! Their incompetence has repeatedly caused embarrassment and frustration, forcing me to rectify situations that should never have arisen. You also have creepy gate guards hit on the girls that drive through who don't have a remote pass whereas nothing is ever said to the men who drive through. Respect BOTH genders!! This is, without question, the most aggravating and disappointing living experience I've ever had. I've been here for four years, genuinely trying to make it work, but the frustration has reached a breaking point. Writing a 1-star review isn't something I take lightly, but this place has earned it. If I could give it zero stars, I wouldn't hesitate. Do yourself a favor and avoid this community at all costs. This review is only for the guard gate at both east and west entrances. They need training and attitude adjustment. I visit many guard gate communities and everyone js always so nice but not here. I am a care giver so I'm here 10 days a month and rarely anyone there is nice. read more

They respond to alarm security incidents armed within seconds. Absolutely amazing. They answer the gate phone numbers almost instantly. They are kind, fast and super helpful. I love living in this community and the HOA here rocks. read more

We moved here for one reason: security We have had two incidents where our alarm has been triggered accidentally and they have been at our door within seconds. The patrol does a phenomenal job going around our home constantly and they dutifully check every person going into the community. The peace of mind that we have now is priceless. I recently attended a baby shower for my niece at Spanish Trails Clubhouse. Staff extremely helpful planning, suggesting and organizing this happy celebration. They were understanding and accommodating with special dietary needs. Day of shower, staff helpfull and attentive. I would definitely recommend having any celebration or event at Spanish Trails. read more

If you are considering a move here .. think twice . I am a reasonable retired single person . I am quiet , considerate of others and responsible. Living here has been challenging . The HOA fees are extremely high , the HOA is nonresponsive for anything that they are obligated to repair . I had requested repairs 16 times over a 6 month period before I finally had to threaten legal action to get it done , and then they finally handled it .Some of the requests were never handled , and knowing how much work it is to get them to fix things , I just gave up as it is not worth the constant battle . But the worst part is if YOU do the smallest of things.. like leave your trash cans out for a few hours longer than allowed ( had an emergency ) , or if a worker shows up on a day that they are not allowed, ( I was not even aware that they had shown up on this day ) they will immediately send you a notice or a citation with a big fat fine attached. Nothing goes unnoticed , It is as if the Gestapo is watching 24/7 . Think of the strictest enforcing HOA and multiply it by 100. I actually would n't mind the constant scrutiny if I felt like the HOA was doing their part , tit for tat . But no.. they demand perfection from the homeowners while they give out a very subpar performance . read more

This is a beautiful neighborhood, with a lot of trees, golf course, lake, pools and tennis courts. The HOA employees are awesome and have strong communication skills. We're very helpful when our alarm went off! Keep up the great work! read more

Spanish Trail is a beautiful looking community and I have to give the HOA credit for that part, but that's where is mostly ends. The property manager is wonderful and the landscapers are pretty good too. But the security could uses a good deal of improvement. They fine you for what ever they can get away with. Silly stuff like leaving your car in the wrong place and going more than 15 mph. Really? / There never any people walking in the street, It's just to get money. They hide and use radar. Really? The gates are understaffed and they make mistakes all the time. Why? Because they pay low wages and there is a big turnover. Kids! That's who the gate keepers are. The master board is inflexible about their rules. Security is "Supposed" to be tight, yet when there is a golf tournament, everyone gets a pass. Watch out for those high HOA fees. HOA for Spanish Trail is basically the police. If they actually were, you would probably become a felon pretty soon. The community is pretty great with lots of green, trees, and a new gym center. It is, however, populated by snobbish, class-conscious elderly people who are probably retired and who make it a point in their life to abide by the strictest HOA regulations. The disappointing part is that the HOA has no standards whatsoever when it comes to property management companies; so if you are unlucky, your management company will ignore your service requests and the HOA will harass you on top of that. Would never buy a house in this community - not for people who have careers as it is too much drama. read more

I do not appreciate receiving erroneous, further NOT ACCURATE, speeding violations without any documentations. For starters, as a dog walker and an individual who would never endanger my neighbors I find these citations to be INSULTING. I recently received a ticket for expired plates...MY PLATES WERE NOT EXPIRED. I had to take time off of work to show the Spanish Trail employee that my plates were indeed NOT EXPIRED. The ridiculous item that really was such a waste of postage and simply verified how inept this office handles HOA issues. I was given a citation/warning that my garbage cans were out too early. Enclosed was a time stamped photo....5:56pm. UNBELIEVABLE FOUR (4) minutes early???? Who is the idiot who felt this was needed. Have these employees graduated.....elementary school? I felt I was being singled out for whatever reason but my neighbors all received the same ludicrous, idiotic citations as well. Who's allowing this to happen...waste of manpower, postage and really irritating residents. I also would like to make note of all of the embezzlement that has occurred within the HOA office. This has happened twice within the past few years to the tune of $100's of thousands of dollars (240K I believe) TWICE. I rarely frequent casinos but EVERY TIME I went to Suncoast Casino Jaime Cotello (sp?) and his wife were there putting money (OUR HOA MONEY) into these machines. I alerted the office that their accountant and his wife seemed to be spending a lot of money gambling and perhaps they should do an audit. An outside audit did occur A FEW YEARS LATER. At the age of 22, I was hired as a Branch Bank Manager for American Savings in Malibu (hence serious wealth management at stake) At my young age I knew inherently to hire individuals who DID NOT get along, let alone hire husbands AND wives. If a newbie college graduate could figure this out at such a young age wouldn't you think the head of the HOA would have that sort of COMMON SENSE. And we the residents have to pay higher HOA fees to cover all these scumbags and their crimes? Insurance pays only so much of this and the premiums go up...this obviously doesn't affect the staff...and these employees did not go to prison. Rather a slap on the wrist. WHERE ARE THE CHECKS AND BALANCES? And honestly, and this disgusted me, I was in the HOA office waiting to see Gabe Nabors, our head of security again over a citation for allegedly travelling 18 miles an hour...wow a whole three (3) miles over the limit. Should my eyes focus only on my speedometer rather than the road. UNBELIEVABLE. BUT THIS WAS REALLY HORRIBLE, the HOA employees did not know I was in their domain, so they spoke freely and what I heard was inexcusable. A man had come in with a valid complaint, when he left I overheard them say "that Jew always complains, thats what they do..complain complain...and it got further antisemetic. Too hateful for me to even type the slurs and nasty remarks. Fine, they can have their opinions but to speak among themselves, chuckling about this poor man who was simply attempting to have something corrected. AS A RESIDENT OF 28 YEARS I HAVE WITNESSED THEIR INEPT ABILITY TO PROPERLY MANAGE THIS COMMUNITY IN WHICH THEY PROTECT US INSTEAD OF POLICING US AND IF THEY DONT LIKE JEWS GO WORK SOMEWHERE ELSE. I often want to move but Ive been here forever. But honestly ONE MORE BULLSHIT INFRACTION, SLANDEROUS REMARKS ABOUT ME OR MY NEIGHBORS AND I WILL SUE SPANISH TRAIL. Oh and lets not forget that one of the individuals involved in the embezzelment took his life in his garage with a bird gun. HOW TRAGIC. If the office had been doing their job this stealing wouldnt and couldnt of happened and this misguided, although criminal would still be alive with his family..children etc. I WOULD REALLY THINK TWICE ABOUT BUYING A HOME IN HERE. AND DONT FORGET THE OFFICERS ARE ARMED WITH GLOCKS AND THEY HONESTLY HAVE ROOM TEMP IQ'S. They need to hire individuals who are properly trained and management employees should be hired only if they have proper higher education degrees. THATS NOT ALL BUT I NEED A GLASS OF WINE TO CALM DOWN THATS HOW MUCH THEY HAVE PISSED ME OFF.....Try Canyon Gate or even Rhodes Ranch...this place has the nickname of Spanish Trailerpark. read more
