    Staff is very rude. Unfriendly and quick to send grievances and charge for anything possible. And then threaten you if you don't agree!

Yes the HOA is strict as most HOAs are but that is what we signed up for when we purchased our homes and all of the rules are spelled out in the paperwork prior to purchase so no surprises. I love the service, the people and the cohesive neighborhood aesthetic, even though traditional European is not my personal style. It makes our daily walks very pleasant.

They're always raising our Association fees and now…read morethey're charging all residents a bogus fee to just get a transponder on our vehicles to allow us through the security gates into our homes. Might as well add another fee to the air we breath. To renovate anything in your home you have to get your neighbors to sign they agree to the renovations. Along with a check deposit made to out to the HOA to review your request for renovations. We asked to put turf in our yard and now they want a certain thickness or higher while other residents before us didn't have to go through that. It's always a constant battle with them to do anything here. While the houses…read moremay be aesthetically pleasing, everything beyond the front door is a complete and utter disaster. The HOA is nothing short of a tyrannical money drain. They provide no tangible benefits while exerting oppressive and nonsensical control over the community. Their incompetence is matched only by the so-called "security team," which functions more as comic relief than any actual form of protection. These individuals seem to be recruited from the depths of ineptitude. They are completely devoid of common sense and wholly incapable of fulfilling their roles. Frankly, they appear better suited to guarding a cookie jar than a gated community, given their questionable physical condition and lack of professionalism. I wouldn't trust them to defend my small dog against a small breeze. The gate security, however, somehow manages to be worse. They are lazy, condescending, and revel in their minuscule shred of authority. Their behavior is emblematic of a power trip gone unchecked. Time and again, I've had guests subjected to unnecessary hurdles, even after personally calling ahead to ensure a guest's name was added to the list, only for the guards to neglect their duties and not do it! Their incompetence has repeatedly caused embarrassment and frustration, forcing me to rectify situations that should never have arisen. You also have creepy gate guards hit on the girls that drive through who don't have a remote pass whereas nothing is ever said to the men who drive through. Respect BOTH genders!! This is, without question, the most aggravating and disappointing living experience I've ever had. I've been here for four years, genuinely trying to make it work, but the frustration has reached a breaking point. Writing a 1-star review isn't something I take lightly, but this place has earned it. If I could give it zero stars, I wouldn't hesitate. Do yourself a favor and avoid this community at all costs. Save your money, your patience, and your sanity. I cannot wait to move out and put this nightmare behind me.

    I had been managing our home for many years and was hesitant bringing on a property manager. Now…read morethat I have done so, I'm so glad to be working with Five Star Property Management and the Blue Team. Matthew and Randy from Five Star Property Management mentioned they have a philosophy of treating customers' homes like their own, and it really feels this way. I experienced some unforeseen problems with an existing tenant. The Five Star Property Management team has really taken it upon themselves to work with me through these problems which I appreciate. They were even able to surface problems with this tenant that weren't caught before. In terms of the Blue Team that I work with, Dominique and Trinity have been amazing. They are currently helping turn the home over after a challenging move out situation, and I appreciate how proactive they have been with communications and getting the home ready. I also appreciate the sense of urgency they are working with as it is not easy as a home owner to have a home sit empty. If you're even thinking about a property management company, do yourself a favor and at least have a conversation with Five Star Property Management.

Address: 1180 North Town Center Drive, Ste. 100 Las Vegas, Nevada 89144 Main Office tele: (725) 301-1977 The NEW Portal is user-friendly and is easy to use. ________________________________________________________________________ There are two sides to this Townhome Community- the X-it side- which was built first, and the Trav side- second phase, roof top terraces. The Landscaping has improved. (""Palm Trees had to be removed from the Pool, because they were not supposed to have been planted there in the first place**, due to the roots, which was affecting the pool decking.) Dying plants and trees were removed, there was a rock refresh, and other plants, a number of rich vibrants, were added to the X-it side of the Property. Some items/areas have been upgraded to "Compliant." This, too, is an improvement. Broken or faulty items/ areas have been repaired. Metal work was reinforced around the Pool, as well, as the exterior fence, on the Trav side. This is an improvement. New Equipment was added to the Gym: new elliptical machine. A maintenance service plan was also instituted, for the exercise equipment. (It was never established with the previous management company.) Again, this is an improvement. New Pool Furniture arrived at X-it on the last week of May 2025. Fire lanes were painted recently at the X-it side, as well as the Visitor's Lots' curbs painted green, and handicapped spaces were clearly marked too. This was a rich shade of red; high quality paint was used. To prepare the X-it side, for Painting, the oversize planters, located in three key areas, plumbers were hired to install filter exit pipes (for draining). The painting project is currently going on, as I write this Review. To streamline some Vendors, many were also used at X-it, if the Trav side had used them and were happy with their performance. Titan Towing handles the towing for the Property- both sides, X-it and Trav. One Manager was used to simplify matters. No commercial vehicles can park here, unless, there is an exception, like the X-it property-wide Painting project. No double parking. No Parking at Fire Lanes (red curbs). Permits are needed to park at the Visitor's Parking lots. (*For special circumstances, a variance can be arranged with the management company.*) Security service was added, due to some incidents that required more professional attention.
