It was such a pleasure working with Kyle, who was always responsive and knew how to advocate for us with just the right mix of assertiveness and diplomacy. Kyle knows Irondequoit, having grown up here, which was important to us, as we were conducting our house hunt from Canada! When we began our real estate journey, we were looking into buying land and building a house, something Kyle himself has done. When it became clear that we could not control costs on a new build without getting in over our heads, Kyle seamlessly pivoted to showing us existing housing stock that met our needs. We worked with Kyle from Toronto. If we found something online that we liked, he would go and check it out for us and then let us know whether he thought it worthwhile doing a FaceTime tour. After a FaceTime tour, we would evaluate whether we had a chance to drive three and a half hours each way to see it in person. As we got to know Kyle and he us, we came to trust him so much that we felt we didn't even need to be there in person to make an informed decision. What we couldn't see, he would describe, such as the smell of the basement or the slope of the landscaping. He would advise us on the neighbourhoods and community amenities. In the end, we made one offer on a home we had seen in person and two offers on homes we had not seen in person. Irondequoit is a seller's market, so it was competitive, and Kyle gave us good advice on what to include in our offers, as well as gauging our enthusiasm for any given house. If we really had our hearts set on a home, we went all-in on the contract. But if we felt that it wouldn't be a tragedy if we were outbid, but that the house met our needs, we placed comfortable escalation clauses so that we would not feel like we overpaid for a house just so that we could outbid other potential buyers. Kyle's understanding of the strategic nature of contract writing was really helpful. Kyle is honest, good humored, available at short notice via text, phone, and email, and never tried to pressure us into anything. He never came across as if he was looking to close a sale as quickly as possible so that he could move on to the next client and claim his commission. His commitment to us as clients was extraordinary. If asked his opinion, he would give a measured response that convinced us he was always putting himself in our shoes. He took time to listen to what we wanted and never tried to upsell us on anything. If we ruled something out, he never showed us anything he knew we weren't interested in, ever. Kyle has excellent professional relationships with lenders, insurance brokers, real estate attorneys, and his many colleagues in the area who represent sellers. He also referred us to contractors, plumbers, roofers, electricians, and others in the building trades. He would reach out on our behalf and make introductions, and whomever he connected us with treated us with respect, professionalism, and integrity. You could not do better in Irondequoit than having Kyle Hiscock as your agent, advisor, and advocate.

Not only was the owner filthy, she left a washer and dryer, and a range that do not work. I think that should be disclosed at the very least. People say that you are not buying appliances, but then why leave them in the house? If you choose to purchase a home sold by Hanna, please, please look over every square inch. It will serve you well to do so, believe me. I am the type of person that would never sell a home the way this owner did, and I think the realtor should have guided her as to how the shape of the home should be. I guess it is true that realtors are just like car salespeople, and that is very sad indeed. A home is where one lives, and it should be clean, and the owner honest.

    I had a terrible recent experience with Howard Hanna Realty Services Pittsford, who received a…read more$9,600 commission to serve as my "buyer's agent" in addition to representing the seller for an additional $9,600. While brokers and agents have an "ethical" and contractual obligation to 'represent the interest of and advocate on behalf of the buyer', that was not my experience with the HH Pittsford agent, who minimized and dismissed my concerns about discrepancies with her property description along with identifying deficiencies and needs for repairs and maintenance at the sellers expense. I also shared these concerns with the HH Pittsford broker and HH NY president but never received a response. This speaks volumes as to how Howard Hanna views clients as just another quick 6% commission. As a result, I recommend that home buyers avoid using any seller's agent as well as the seller's listing firm to represent you as a "buyer's agent" for an easy 3% commission. This "dual agent role" is filled with conflicts of interests in an industry that demands high commissions and often provides little value to buyers. Realtors usually want you to commit to a 6% commission that increases your mortgage and property taxes and ties you up with a 3-month contract with little commitment on what they will provide you. Sellers should consider the growing trend of buying and selling houses directly via Zillow, along with a flat-fee MLS service, personal websites and direct marketing to neighbors, families and friends; Realtors often have financial relationships (that are frequently not disclosed) with the people that they recommend that you use. As an alternative, consideration should be given to directly hiring your own consultants (eg. legal, financing, home inspectors, contractors etc.) that you have researched and will be responsive to you and not the realtor. There are many alternatives to using realtors (and the people that they recommend) that can cost substantially less and result in a win-win situation for both buyers and sellers.

    We used Suite Artistry (Dani Polidor) for a full kitchen renovation in 2017. After seeing some…read moreexamples of her previous work, I liked her farmhouse kitchen design for a local landmark and decided to go with her for this project in our 1840s house. Once the contractor was chosen, we were told the timeline for completion would be a mere 3 months, even though several pieces had to be constructed by the contractor and several salvaged items added into the design needed rehabbing before they could be installed. Nevertheless, based on what we were told, we were hopeful it might be done in a short period. This project ended up taking 10 months, which is a reasonable amount of time for a project this big. If, from the beginning, the timeline had been realistic, we would not have become so frustrated with Dani, the contractor, or the experience. One substantial piece of furniture was to be rebuilt into cabinetry to resemble an old butler's pantry. Due to a lack of communication between Dani and the contractor, and no drawings made to go on, we ended up with an 11-foot-long bookshelf that was not wanted nor needed. We also ended up with a smaller sink than originally intended because the first option got cracked, and Dani did not measure its replacement before buying. As a project manager, Dani was not accountable for any mistakes she made but placed much of the blame on the contractor and his team. We went with her suggestion of Miele appliances...dishwasher, refrigerator, and freezer...thinking they were high-end, sturdy appliances. Within a year, the dishwasher stopped working. We went without a dishwasher, in our new, not inexpensive kitchen, for several months while we dealt with the only Miele appliance repair shop in the area to respond to our calls, follow up with ordered parts, and show up to do the work. It was awful. Since then, our freezer and oven have died and we are loathe to have to deal with this repair company again. This should not happen with such expensive appliances if they are new. We hired Dani, along with a different contractor she suggested, to help with some other projects, and although they said the job was completed, it wasn't. When told that things were left unfinished, Dani became angry and blocked us from communicating with her. I did not feel comfortable contacting her for help with the appliances at that point. Needless to say, our experience could have been better. To get the kind of functional space and positive experience we wanted, we will be re-doing our whole kitchen again this spring with a different designer.
