We began our lease in November 2016. Because we were moving in from out of state, I was a little leery about putting down deposits sight unseen. The manager, Latty, was nothing less than totally accommodating and held the unit we wanted for us for nearly 3 weeks on our approved application alone. He did not ask for a cent until we were in Las Vegas and saw the home for ourselves. We were impressed by the little gated community upon arrival. Latty and his maintenance crew treated the property as their own. It was tidy and the home we wanted had been very well kept. It had tile floors and granite counters! We paid all our deposits and moved in. Throughout the two years we lived in Town Villas, we found Latty to be incredibly attentive. Every resident was treated as though they were the ONLY resident. The neighbors were friendly and fun. The property was kept clean and quite secure. We once had a minor issue with our air conditioner on a 110 degree day, and Latty was there within an hour and had it running right, and on a Sunday to boot. That was the only "problem" in the years we were there and it was immediately fixed with no fuss. As for amenities, well there's no pool. However, you have your own small (fenced) backyard, attached 2 car garage, walking paths and greenspaces for your kids and pets to play, a basketball hoop and the best management team you could ever hope to work with. When we discovered we would need to move, it broke our hearts to give notice because Latty and our neighbors had made Town Villas a true home. I used to be a leasing agent, and I've rented from a number of communities in various states across the US. I know that you're never likely to get all your deposit back. But when we moved out, we cleaned up to make the home presentable so it could be leased again quickly. To my surprise and delight, a half a day of wiping, scrubbing and mopping led to a FULL refund of all our deposits, even for our pets! Town Villas and Latty are rare gems. It's a well maintained community run by an honest and caring team. I cannot more strongly recommend leasing your next home from Latty. You'll be treated like royalty if you do!!

The spectrum of property management ranges from the worst kind - the lying bastard thieves, to the mid- range group who take 72 hours to reply to your complaints or requests, to the top - the stellar property managers and maintenance teams, who respond immediately to your every issue, question, or need. The ones that are proactive and look out for you and do things like keep a watch for suspicious characters lurking around your house. I have only been at Town Villas for about a year and have really loved the experience here. It's a gated community containing 3 story townhouses, each with a two car garage, backyard, and community walking paths. There's also a little community bbq area. While these townhomes might not appear to be significantly different than other residences, the difference in management was invaluable to me. When I started building a little tiki bar in my backyard, the property manager helped me find materials to assist me with the project. The maintenance guy literally rides a moped around and is there whenever you need him. Literally, every request I had - from plumbing to requesting firewood, was met with a kind smile and most important of all, results. Other notable highlights: - This place is also super close to Frankie's tiki room and the cool spots in downtown Las Vegas. - everyone is a doctor, so if u end up getting to know your neighbors they might be able to save your life if they happen to be home. - super pet friendly, yet I never see dog poop - quiet neighborhood - seems to have a super liberal parking policy - if your backyard plants die, they will plant more for you
