I was amazed how quickly he was able to get both transactions completed. The condo was listed at the end of January and in a couple of days we had a firm buyer. This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. We closed escrow about a month after our initial tour of the house. Shane coordinated and negotiated everything for us. Even worked with the lender that I had chosen. He certainly made both transactions go smoothly. We wouldn't think of working with a different agent when we're ready to buy/sell property.

    #1775 Randy Lazer is…read moreour miracle worker. And, he did it again (we did two transactions with him this year). In the middle of a Pandemic, he sold our 1023 square foot condo (fully renovated) which was on the market for less than twenty four hours with a solid offer (also had a backup offer in a few days). He also was able to find a townhome for us to purchase. This was the seventh property that we saw. So many factors were against us like the housing boom (the demand was up, as the supply was down) and the greediness of sellers trying to get cash buyers (this year, we looked at Chateau Nouveau (Peace, near Grand Canyon), Stone Canyon West (Flamingo near Buffalo), Stone Canyon (Charleston, near Buffalo) and The Tides (Spring Mtn. near Cimarron) and Ironwood condos (behind Angel Park Golf Course). We also saw a small home near Sahara and Cimarron, but it was a fixer-upper. We tried to stay close to our son's elementary school, and we had to go up in price, too. In the middle of searching, we changed our property type from condo to townhome. We didn't want to be underneath anyone anymore. (Last year, we looked at several units at Fiesta, one unit at Copper Sands (apartment to condo conversion), and Starfire). All of them had nice and bad points about them. Then, the Pandemic hit, so we cooled our jets. After a number of disappointments with our HOA, we decided that it was time to move.) But Randy saw us through. He was hard at work, everyday. We were going to properties that had several offers, we were dealing with this unimaginable time in real estate--- it was actually very crazy. Also, many real estate agents were not calling our realtor back, either. Some properties were on the market but would not accept showings due to a tenant. It was getting to the point when he would call before each showing to make sure that we were not wasting our time (one realtor had twelve cash offers, already, and was asking for a minimum of $10,000 over the asking price on other offers). It was getting really frustrating. Randy was confident that he would find us something. The final property we viewed was not something we had ever seen, a three story townhome with a two car garage. We really liked it. We were the only ones that had seen it. There were some mistakes with the listing (Open Door was the listing agent) and so, we were able to send them an offer, which they accepted. We got lucky. We were happy and relieved. Randy also scheduled the inspection on both properties. Randy also referred us to Axia Home Loans and was always checking on the loan terms to make sure that it was correct. This part was probably the most challenging. Thankful for the online application. The sale closed on time (Randy was there with us at the title signing), and our purchase closed earlier than expected. Thanks to Randy, his tenacity at details, his professionalism, and his (everyday) hard work, we were able to get the right property for us. A home is the biggest purchase and investment one can make, so it really matters who you use to represent your best interests. Randy is someone we trust with this matter. (I should add that after the closing, we had some issues with missing keys and remotes (as well as a reimbursement), but Randy called the HOA, as well as Open Door, and so we ended up with what we needed.)

He had…read morea lawyer of a certain faith and a judge of the same faith which may have made a difference. The bottom line is get a deal in writing and if you can, have a witness with you so an agent can not lie to you to sell property and later deny it. Hecker lied to me and was a family swim friend. People use to say, " don't know how Vic does it". ha. I know. I think he got or gets many clients from his swim coaching. That is the curious thing, he loves to teach swimming but I saw a different person when it comes to selling real estate. Hey, Vic, thanks.

Really down to earth and very responsive to any questions or concerns I had, no matter the time of day. He's very knowledgeable and offered sound advice throughout the entire process. He listened to the specifics details of what I was looking for in a potential home. I really appreciated the fact that he was not pushy, which a lot of salespeople tend to be. He understood that this was a significant purchase and I did not feel pressured at all when I finally submitted my offer. He walked me through each step and kept me posted on any updates.     I can only describe our experience with Xpand Realty as a fever dream steeped in mismanagement,…read morechallenged communication, and just inexcusably poor handling of the whole situation. After a relatively normal walkthrough and slow signing process, we were informed ON THE DAY OF OUR MOVE that the property had an HOA that did not allow renters, and Xpand basically said "Sorry, what would you like to do?" They wouldn't offer a refund in any usable amount of time, and since the signing process took up our entire moving window, we had 24 hours to vacate our old dwelling and move into a place with total uncertainty looming over what our future might look like. We spent the next month and a half fighting Xpand to 1. Fix the problem they created by not verifying they could rent this property before listing it, and 2. Give us our money back so we can at least have resources with which to apply to a more competently-managed residence. I will give one team member a lot of slack because they were navigating a personal emergency, but the amount of phone tag and online research I had to do to get a timely reply on a weekday was just absurd - only one party is getting paid to do this administrative work, so why am I the one always waiting for your reply? I finally called the top manager Randy and miraculously began to get replies with timelines after that. It gets better though! The dwelling we were in had an untreated water leak and mold issue + water pooling in the garage ceiling. Any basic inspection would have caught this, so I have severe doubts that Xpand/the owner of this property were upholding their legal bare minimum responsibilities by even having the place inspected at all. Once we pointed out the water issue, Xpand and the owner were both trying to rush us out so the remediation company could begin the extensive work required to salvage their soggy property, but Xpand STILL was only willing to offer us a refund AFTER we vacated and AFTER a processing period of several business days. Meaning Xpand expected us to just pull another several thousand dollars out of our to sign on to a new place and move for the second time in a month. Y'all saw our incomes, you know we can't afford that, and the onus is STILL on Xpand to fix the storm your half-interested business management style created. But wait, there's more! The HOA of the community started knocking on our door several times a week and lurking by windows, demanding to know whether we were allowed to be there and threatening to tow our vehicles, but conveniently claiming total powerlessness to do anything about the leaky roof that is the HOA's obligation to repair. Xpand offered to move us into a similar property at no charge, but were unable to come up with anything in their corporate portfolio that wasn't a significant downgrade for the price and didn't fit our communicated criteria, so they essentially gave up and told us to let them know when we leave. We stood firm that we would begin that just as soon as Xpand returned our deposit and first month's rent (they sure as weren't getting any additional rent for the wet box they stuck us in). So the situation became a standoff until finally, Xpand relented and returned *most* of our money upfront. They held onto a few hundred dollars for "after the inspection" (so your company does know what inspections are after all?), and we finally had what we needed to sign on to a new place. Xpand had offered multiple times on phone calls, unprompted, to pay for our moving fees, but again, when we asked them to honour this in writing, they wouldn't do it. Xpand made many verbal offers and then neglected to honour them when we asked for them in writing. So we moved a second time with our own money and sweat and time while Xpand continued to badger us with requests for updates. We got out, and we did get the rest of our money back, but Xpand's avoidable dipshittery set us back an estimated $10,000 in our time, labor, and materials. May this company become insolvent. It's the only thing they've earned.
