Oldest spaces just scattered in a field in a low area with chronic standing water. Newer spaces up the hill are a little better appearing as though they were planned. There has been little attention given to drainage and grading so water stands everywhere when it rains. The grounds need real pads in the front (gravel or concrete). Also, for some reason the back pads are not angled so there are many muddy ruts because they are difficult to enter and exit without going off narrow gravel pads. This could easily be corrected with more gravel. Utility pedestals are new and well positioned in back but kind of random up front. Perhaps the most unappealing aspect besides standing water and mud is dog poop. No attempts appear to be made to control it. No bags, no signs, dog poop everywhere. Easily fixed but yuck. I will avoid this place in the future unless I am desperate. It does have a new but very small laundry room. Lots of potential which means lots of room for improvement. I intend this to be constructive.

I reached out to the owner of the boat slip and he indicated the deposit was being held by Tenderleaf . I looked up tenderleaf on the BBB's website trying to figure out how to contact them since they ignore my website inquiries and he is the owner of that company, James Tran. Stay away from this company and this guy, he is a scam artist.

My granddaughter lived there for a year while going to Angelina College and had to leave because…read morethe college closed due to Covid 19, she left her site clean and paid for a full months rent and only stayed 10 days. Katrina the manager told her she would get her deposit and half a months rent. That was three months ago and she keeps contacting the manager and is told it's up to the owner but refuses to give her the name and number of the responsible party. My granddaughter lost her job because of Covid 19 and could use the money. Now Katrina is hanging up on her. The park might be OK for a short visit but not if you have to give a deposit.

With exception of the huge oak by the office. The lots are nice and level. The staff was very kind and inviting. But it's just, lacking when it's so incredibly hot in Texas summers. I realize trees are expensive and take forever to grow. But make the investment! It'll pay off dividends. The park had what looked like a nice pool. Had a little horse pen setup for your dogs to run around in. One great thing was the grass in-between the sites didn't have any sticker burrs in it. So the dogs feet were thankful for that. I have some acreage near Palestine but it's so rough I couldn't get my 34' travel trailer in…read morewithout dragging, so I set out to look for a commercial RV park close by. Man, was I happy to find Palestine RV Park! It's a fairly small park tucked away in the trees, with many long-term residents. However, they also cater to short term stays. I had my trailer there for four days. The sites are huge, with 30 and 50 amp electrical, water, and sewer. Roads in and around the park are asphalt paved, but the sites are unpaved, and it's fine sand that gets in EVERYTHING, so be sure to bring some doormats or something. The park is quiet (park rules say that quiet hours are from the moment you arrive until the moment you leave, lol) and pitch dark at night, but there are pole lamps at the sites that you can plug in and use if you need additional lighting. Angela, the owner, met me at the gate in her UTV and led me directly to my site, where she did the paperwork and payment, then offered to help me set up my trailer! There's a nice laundry and shower building near the entrance. The park has controlled access with keypads and a gate controller, and you can come and go as you please. Everyone I encountered there was friendly and helpful. I'll definitely stay there again! p.s. Be sure to look for Bigfoot when you're there! ;-)
