We moved into the house in early April 2016 right after closing and at closing we had discussed a few things. Keep in mind they gave us a 1 year warranty on the house.
First off, the lot we had was basically carved out of a large hill so when we were closing, both sides of the hill were still there so the bank gave Southern Maine Modular/Ronnie until July 07, 2016 to get all of the extra dirt out and loam and seed the entire property. The excavation company, Levitt, came in and did what they were supposed to do, they lugged all the dirt out however they took all the dirt they had turned into loam and didn't loam our entire yard, only a part of it. So they likely profited on easily 50+ dump trucks full of clean loam. So once they were done a few weeks past and no lawn. So we called Ronnie and he said not to worry they would be there to do it that week. Well another new house had gone up on our street in the meantime and one day we are pulling down the street and sure enough they came and hydro seeded the new house's yard that day and yet we still didn't have a lawn. So every week we would call Ronnie and hear the same story, that they would be there to do it by the end of the week. The due date came up and still no lawn. At this point, the bank starts charging $50 a day for each day it is not done. So we are calling Ronnie and the bank is calling Ronnie and still no lawn. It is now October 20, 2016 and we still do not have a lawn. We have called other people at Southern Maine Modular, Casey Grey and Adam Winslow and were told just last week that it would be done by the end of the week of October 14, 2016. Still no lawn.
Additionally in August we noticed a couple of pieces of siding had fallen off the top of the front of the house, one of which is actually hanging off the front of the house. We notified Ronnie in August as soon as it happened and once again he kept saying his guy would be out there to fix it. Again, as of today it is still not done. We even tracked down his carpenter working on another house in the neighborhood and he said that Ronnie had mentioned it a few months ago but never planned for it to be fixed and he said that if we left a few replacement pieces out he would come over the next day and fix it. Well he didn't. When we spoke with Casey and Adam last week they assured us the siding would be fixed by October 14, 2016. Again, not fixed.
So now we have no lawn and siding hanging off our brand new house. When we moved in, we also noticed that on the back kitchen window the plastic had all been smashed off the bottom on the outside window leaving it open to the inside of the walls. We mentioned this to Ronnie in May and he said he would put in a report with the builders (KBS) since it likely happened in the factory or upon delivery. As of now, he still has not responded to us with plans to fix the window which is likely leaking into our house.
And to top it all off, before we closed we gave Ronnie pictures of the corner of the bulkhead because one of his contractors, whether it be when they installed the furnace or what, smashed an entire corner of the cement off. In my opinion, they had to have had to drop something really hard on it. So the deal at closing is that they would fix that to. Now we are coming into winter and the corner is still missing on the bulkhead.
And finally, the real kicker is that we were planning to have our wedding in our yard on 09/03/2016 which we had notified Ronnie of so he could be sure the grass was planted and growing by that time. We had to cancel the entire wedding, cancel invitations and everything because as of that date we still lived in a dirt pit.
So now when we should be enjoying married life in our new and beautiful house, the yard is covered in weeds because the lawn was ever planted so the weeds took over, we still have pieces of siding hanging off our house, our bulkhead is still busted and water is leaking into our broken kitchen window and Ronnie nor Southern Maine Modular is doing anything about it.
I do not recommend this company to anyone. I highly recommend you go someplace else. I thought I would be so happy and it has been nothing of months and months of calling and fighting with them and we have tried to be nice and then tried to be stern and have gotten nowhere. The only thing I am left to do is do everything in my power to deter any further customers from purchasing from them. It is an absolute nightmare.
