I have been on a search to purchase a home. I dealt with Jamie Bailey. At first she sounded so nice and made me feel like she was going to represent me along the way. My credit was ran and I got pre-approved for an amount that wasn't too bad. So, I wasn't sure of my next steps. I called Ms. Bailey, and she showed no interest in speaking with me. She claimed she was on another call and would call me back. Never did. I called the next day, the young lady asked for my name, all of a sudden I received a message that the caller was either on another call or away from her desk. I left a voicemail. She still never returned my call. Regardless if the amount approved was good or bad, the professional thing to do is communicate. I would not have been disappointed with any results. I wanted to know what I needed to do to just start. I know I have work to do. But I was able to go through a realtor and another lending company that got me approved for something else. I guess it wasn't enough funds to spike her interest. But the least you could do is respond and inform. YOU ACCESSED MY CREDIT and said NOTHING IN RETURN. That was and is very distasteful and unprofessional. These hits on a person credit drops their score. But for every weapon thrown, there is a Blessing! I was under contract with a family member. A few days before closing Jamie Bailey had a conversation with the buyer. She gave him false information and advised him to pull out of the contract resulting in him losing almost 5K. When I questioned Jamie about it to get more details on why she wanted to terminate the contract. Jamie ignored all texts and emails. I escalated the issue to her superior John. John then, advised the buyer he in fact could move forward. I was able to revive the contract and we closed less than 2 weeks later. This was no thanks to Jamie as she almost cost me and the buyer a lot of money. I still have not heard anything from SE Mortgage with an explanation or apology regarding what happened. No communication, they will take extra money out of your escrow account which will make it be short when its time for the escrow analysis so they can just turnaround and raise your mortgage. I have stellar credit, high income and almost zero debt. I've purchased four homes in the past and always received the lower market interest rate. after calling Brian got some double talk like I was uninformed, showed me some chart with no headers and fed me some silly explanation, as an informed buyer with an MBA, I knew I was getting a poor rate and a used car dealer explanation. After cancelling The contract with my real estate agent I received a text from brian stating he would get me to a better rate. TLDR- I would give zero stars if Yelp would allow it I had the misfortune of selecting Southeast Mortgage from a preferred lenders list provided by the builder of my new home. It came with a promise of $25,000 towards closing costs. On first contact Pete Peters assured me that it would cover all of closing costs with some leftover to further buy down the rate and not to worry about origination fees. Throughout the underwriting process Southeast Mortgage was extremely difficult to work with and I was repeatedly told things like my work union contract wasn't official enough. The initial loan estimate came in with a 6.25% rate and when the finalized paperwork arrived the rate jumped to 6.5% and over $30,000 in closing costs above the $25k we were promised. We reached out to a second lender on the list and were able to get a quote of 5.99% and significantly less in closing costs. I sent it to Pete and told him if he were to match the rate and remove the $5k originating fee we could move forward. He assured me he would match it and remove the originating fees. The next round or loan estimates had the rate matched but even higher closing costs. Upon further inspection the originating cost line was removed but was added and increased elsewhere in the contract, and the full $25k lender credit was missing. When we called Pete and told him he was missing the full amount and he told us he didn't need to give it to us. After further argument he said he could give us the promised amount but would have to raise the rate again. We decided we were done with their slimy and predatory business tactics and took our business elsewhere. read more

Non-communicative, not friendly, not professional. I had issues with my realtor who chose SE Mortgage, and I wish that I had done more research on both. I was a first time home buyer with a nearly perfect credit score and (very) small down payment. I didn't think that there would be any issues at all. My original closing date and the day I actually closed were nearly two months apart. The day of my actual closing, I was called at work asking if I was ready to close. I was given absolutely no warning, I had to leave my very busy doctors office to close on my house. The stress was immense. Please do some research. If I could give this company no stars that's what they would get. Unprofessional, rude and shady. Them along with Rockhaven homes community builders. My husband and I tried to purchase and signed a contract since April. Now five mths later this company is asking him to do so much more and telling him he no longer qualifies after letting him jump through hurdles. April is the rudest person I've dealt with in service. She behaves as if we are begging her money from her personal bank account and shouts and talk down to my husband. I told him if it were me I'd let her know that's not acceptable. We moved from a different state and changed our life and they gave no regards for that. They work along with the seller just because they wanted to sell the property for more money and southeast acted as if the builder is their customer not us. The realtor may provide some other generic information, but it is against the law for lender and realtor to discuss details of the borrower's credit. Absolutely dreadful. I would try anyone else other than Southeast. As an agent in GA, "issues" always come up when southeast is involved in the deal. Similar to how a 3rd grader acts, southeast will constantly blame other people for the delays instead of accepting responsibility for themselves. They've caused my clients HUNDREDS of dollars in extra fees from their delays and, in one case, they cost my client the house they were trying to buy b/c they couldn't get their act together on time. "it's just a busy time of the year/month/week/day" is a common excuse as is "i'm just waiting on the appraiser" (an excuse used for nearly 3 weeks one time). They are, without a doubt, the least honorable and truthful lender I've ever worked with. They had no problem lying our faces at every turn. And who can you complain to? Their management is even slimier than their front line mortgage brokers. As an agent, I will not work with any client who wants to use this lender - that's how strongly I feel that southeast will mess up the transaction and cause unnecessary delays. read more

Their fees are much higher than the rest and they try to justify it as there salaries for underwriters and processors etc etc. their processors can't pay attention to detail to save their life making it where you are having to do duplicate work. They give you fake clear to closes just for things to fall through at the end unless your will to jump through 8 more steps. The managers are PETTYYY! trying to justify spending $500 more a year for what??? Makes no sense. I used this company initially in 2017 had a bad experience. Thought I would try one more and it was a catastrophe every step of the way. They hire really smooth talkers because that's the only way you will con a person into refinancing with them. This entire process has been a nightmare. Discussed with Eric that my rate would be under 4% and told by realtor my closing costs would be close @ $3500. In actually, had to pay 1% origination fee to get 4.125% rate and had closing costs @ $4800. Each time I signed the fee disclosure and called to discuss, was told it would come way down; that was just the highest it could be but in actuality only came down $400. The communication with Jeffrey Hawks was lacking to say the least. He never initiated contact with me and every time I spoke with him it seemed as though I was bothering him. I inquired about a lower interest rate and he didn't "recall" us ever having that conversation, which most likely resulted in me having to pay more for my loan. Lynne Jones, and the other members of his team were great. When they sent an email, they also called to let me know and expressed their willingness to answer any questions that I had. Monday, Nov. 19th. SouthEast Mortgage called me and explained that my loan (that they previously said was fully approved last week on Thursday Nov.15th) is not denied "unless" I pay $7,000 or $10,000 in 48 Hours( Closing Date was Wednesday Nov. 21st) And asked which option (before the end of the day) would work better for me? I applied for the Georgia Dream loan and was working with the team for 4-5 months and each step of the way they were making me aware of what needed to be taken care of and "fixed" yet 48hours before the closing and keys were handed to me and my family, now all of a sudden my "tax issue" that currently has a monthly payment installment agreement in place, in now causing my entire loan to be denied. He also instantly required me to pay off all my tax debt before 2017 for All Years. He also informs me that my GA Dream file was submitting to 2nd set of underwriting last week around Thursday November 15th. From my personal expert team, they made me aware it normally takes 10 days to clear. Once I ask the SouthEast Mortgage official for a document to show the denial letter/information, and call him again, he explains that GA Dream is now Not Possible No Matter What. Even after several attempts for the official denial letter, nothing was produced. The mortgage is off the table, my earnest money is lost, my appraisal fee is lost, my home inspection fee is lost, and my 4-5 months of patience and persistent has been wasted. We spoke to Georgia Dream agent and she explained there is a simple document that I need to clear this condition, it's a lien right documents that changes the order of rights away from IRS in primary position. Wayne did not even discuss this with me at all and just proceeded to let me know that I am "denied" with no options. Last week he explained to me that I was "approved" and congrats but Monday he explains my file was not submitted to GA Dream underwriters until around Nov. 15th. I was told I was approved, then it was just taken away from my family and I. Definitely try to find another company! If I could give 0 Stars I would! read more
