Top Notch Home Inspection - What is included in a home inspection

Top Notch Home Inspection

yesterday I had my home here in Olympia inspected by Robbie of Top Notch. Being a military vet, the…read moreterm top notch meant you were the best of the best, so to speak. This company is truly the best and I am very happy with the high level of both expertise and professionalism I was given. Inspector Smith was courteous and knowledgeable of my specific home including having researched county records, when my house was built and with what materials, etc. Very impressive. Prices were very reasonable-also the military appreciation and the 10%off really helps a middle class vets living on a tight budget. Top Notch is licensed, insured and bonded LLC (I did my homework too:) and performed a detailed complete inspection of my home to include a final report with pictures to support the narrative-very pleased and thanks again Top Notch for saving me money while getting the job done right. Top Notch Inspection company is excellent in all regards and defines the meaning of TOP NOTCH...I would definitely hire Top Notch Inspection Company again and highly recommend this honest company to other businesses or homeowners in the Olympia-Thurston County areas... I've gone through many home inspections and would not pay $500 (or a nickel) for Top-Notch Home…read moreinspectors to do my home inspection. You are basically paying the owner Robbie to spend your money training his employees or students (rather than spending time with the homeowner). I was at work and depended on him to give an accurate assessment of the inspection to my wife. BAD IDEA. I would not leave my wife with him during an inspection again. I wouldn't mind him training his students but he didn't even go over major items found during the inspection. At the inspection he said only little minor items found so we waived our inspection contingency based on what HE said but now is blaming us. Not until I looked in detail at the report did I discover major items that should have been brought up as red flags. For example, one of his documents noted "acceptable water pressure" to be between 40 to 90 psi. The reading he took a pic of for our house was barely 30psi. Also noted was water flow was very low and "indications of a DEFECT in the water supply". Had I not analyzed the report, we would have never known. We were left scrambling to figure out what to do since we waived our inspection and had no recourse with the seller for the defects before buying the house! We wasted our time and our realtor's time to get resolved. When confronted, Robbie only gave us excuses and now is blaming us for the poor inspection. We waived our inspection contingency because of what HE told us, let's get that clear. Contrary to what Robbie says, my concern for low water pressure and water flow is NOT a personal preference or an opinion. It was way below the standard MINIMUM ACCEPTABLE industry range (even says that in his own documents). When confronted, he even said that was way too low for his home and had to fix. Now he says it's beyond his legal requirement as a home inspector to tell me. "indications of a defect in the water system" his company's words in the inspection report. Why would you not mention during or after the inspection and leave it to homeowner to find out. Because they were wrapping up to go to their next inspection is what he told me the reason he said only minor issues found and it's up to us to let them know we wanted them to spend more time with us to cover the issues. How are we supposed to know?

I recommend anyone whose a first time buyer to go with Boggs Inspections. He even took photos of every thing and was very detailed with including this in his report. He was nice, personable and made me feel comfortable through the entire process. Booking him was super easy and they even managed to squeeze me in last minute! I called on a Wednesday and BAM! Come Thursday he was inspecting :) The water wasn't hooked up and he is coming back free of charge to finish the inspection. Like I said if you need a reliable, trustworthy company to work with go with Boggs inspections. Especially if you are a first time buyer. Its vital to have someone you know thats going to thoroughly inspect your home.

We were within the 100 day so-called warranty too. We found issue within 1 week of moving in. They offered us our inspection fee ~$500 back. Seriously, that is it. They suck. I would never use general inspection service again. Get a certified engineering inspection and specialized roofer. We are so unhappy. Seller also did not disclose leaks (lied). Real estate lawyers won't call us back even though we have receipts (found in house) of skylight repairs. Entire system screws new home owners over.

Despite occasional delays in communication, Kyle more than compensated with his exceptional work ethic and dedication to customer satisfaction. We came to him with a lot of unusual requests, options, and changes, and Kyle went to bat for us every single time to make them happen to our complete satisfaction. Because we were paying cash, we were told payment in full was required prior to the delivery of the home. We were uncomfortable with that so Kyle stepped up and somehow negotiated an equitable solution that worked for everyone. He also did a fantastic job acting as a liaison between us and the on-site contractor, and really looked out for us when we hit a few road bumps with the manufacturer. Throughout the entire process, we always felt like Kyle was 100% on our side. Even after four months in our new home, Kyle recently checked in to make sure we were fully satisfied and to let us know he would always be available if we have questions or issues. If you want someone who will genuinely look out for you and advocate on your behalf, go see Kyle.

Imperial had the best prices by fare and this is why we chose them. I had good communication with Kyle and he delivered on everything he said he would do. Purchasing and having the home delivered is simple, it's the permiting, site preparation, utilities, tie downs, skirting, steps, sidewalks and patio that take some coordination and time. I like that Imperial priced this work separately, this way I could decide what work I wanted to do myself and what work I wanted their independent contractor (Nick) to do. This was not an option at other manufactured home dealers. I would recommend Imperial, just get things in writing to avoid some of the issues in other reviews.
