We doing a refinance to get money to replace our roof. The appraiser for the credit union noted a stain on the ceiling of the home office and required an inspection and repairs done before they would sign off on the loan. We need the money to get the roof replaced and it looked like we would need to get the roof fixed to get the money. Danny was able to show that there was no moisture in the ceiling and the underside of the roof was dry even though there had been recent heavy rain. Utilized their services today for a home inspection. They were excellent, showed up to the site early to begin evaluating the exterior of the house before my agent arrived. Received the standard inspection and sewer scope, which combined cost $75 less than other home inspectors I've used. Very professional, and as I wasn't onsite to hear from them first hand, they recorded a video going through the photos and what they found on top of writing a very clear and thorough report of the inspection. Would absolutely recommend their service and would happily use them again. We recently put an offer on a home and needs a home inspection before moving forward. Our realtor referred us to Inspections West and Danny who was able to come out very quickly (on a Sunday, even) and inspected the home, arriving early to examine the outside of the home. Had an inspection done in September, had new flooring done in November only to find out our sub flooring was rotten. After our contractor went under our home he immediately noticed water marks on the beam under the house that should have been noted on our inspection but was not. They pointed out the missing insulation in same area but neglected the obvious water damage. This mistake cost us an additional $5,500. We reached out to the company and after approx. 6 months of dealing with their insurance company they basically stated the max that would be recoverable would be the $465 that was paid for the inspection. read more
