We are working quickly to close on a home in Coppell and reached out to Angel based on his excellent reviews. He truly lived up to the hype. He was able to inspect the house within 24 hours of our request and spent a thorough 3 to 4 hours going over every detail, even climbing up on the roof. There is an upcharge to include a pool inspection, but we added it because it is always better to be safe than sorry. Angel noticed things we never would have even thought to look for. After the inspection, he took the time to personally walk us through the report, answering all of our questions, and then sent a detailed copy with photos just a few hours later. You really cannot put a price on peace of mind. Highly recommend!

Janston was an absolute pleasure to work with on my home inspections (yes you read that right! He…read moredid more than one home inspection for me!) Requested an inspection quote through several home inspectors and although Surety wasn't the cheapest option, he wasn't that much more and was well worth the extra $30/$40. He was able to squeeze me in within 1-2 business days with both my inspections and as you know, time is of the essence when you are trying to do all your due diligence during your option period. He was always on time and extremely thorough and was able to return the full report to me within less than 24 hours on both occasions. On my first home inspection he did for me, Janston pointed out a previously existing window that was walled up from a major bathroom renovation that the sellers did. As a buyer, I did not notice this at all and because of his comment and observation, I did further digging and come to find out the full master bathroom renovation was not permitted! The unpermitted bathroom was not marked on their seller's disclosure either! This can be a major issue with insurance and resell value, so we decided to walk away from this house. Told the sellers and now this has become material knowledge so it is something that needs to be disclosed to all future potential buyers. That home is still on there market to this day! Second home, Janston discovered some hail damage and tiny holes in the roof that exposed the under decking. With that, we were able to negotiate a brand new roof replacement with the seller. Since a roof replacement is such a big ticket item that can affect your insurance premium, we were ecstatic that we were able to come to an agreement with the sellers to move forward with the deal. This was all with the help of Janston's thorough and timely inspection report. Final observation by me....and I might be canceled for this comment, but I don't care....Janston is tall and thin and I would think it would take a certain body type to be able to snake through small areas like an attic or under a home to get to the nitty gritty and do the job well. I recall another home we had purchased about 7 years ago and that inspector was "the opposite" body type from Janston and he had told us he does not do attics due to "liability" issues, which I completely see. So just some food for thought. 10000% would recommend Janston @ Surety. He was professional, answer all my serious and silly questions, on time, thorough and just overall had good vibes from the guy. I will trust him with any future home inspections and will happily recommend him to all my friends and family.

What I really like about Green Scene is their videos along with the detailed photo report. They also use thermal imaging. Long ago, I had an inspector briefly point out things and provided written report afterwards. I was definitely okay shelling out more money for a piece of mind. Derek did nitpick a bit but, with this kind of investment, nitpicking is very welcomed! The encounter left us feeling unsafe and deeply uncomfortable. We have since filed a formal complaint with the Texas Real Estate Commission (TREC) regarding this incident. It is our personal recommendation to stay very far from this company. Homeowners deserve respect, professionalism, and basic privacy when inviting someone into their home.

Avoid Keith Wiemer. This guy was recommended by Jackie Dorbritz (our realtor) and we have had so…read moremany issues with our home upon moving in. His initial assessment was there are a few minor issues, but they can be addressed by a handyman. Once we moved in, we noticed much more than what a handyman would be able to repair. We brought up our concerns and he was immediately denying any accountability as things can change in a matter of a few months. What did we have wrong upon purchase? One water heater started to leak and then the next one stopped working. Both had to be replaced ($4,500). HVAC unit 1 stopped working in July and then the next HVAC unit stopped a month later ($15,200). 7 gas leaks were found inside & outside our home ($4,275). Our Sub-Zero had a freon leak and our Miele appliances stopped working (multiple visits to address by specialist techs $2,400). We had foundation issues which we started to noticed within 2 months of living there as doors that previous didn't close could close and doors that did close were no longer able to close. That was due to a rotted cast iron sewer line (total cost to date is $63,000). And nearly everything has been replaced on our pool in regards to equipment except the filter (pool heater, pool pump, pool sweep, and electrical). He is professional at the time, but this was extremely infuriating when you purchase a home and then have all these unexpected expenses because of a poor inspector.

I was planning to be there through the whole process, but unfortunately got called to an important meeting at work so I had to leave halfway through. He did not inspect the appliances at all but signed off that everything "appeared to be in order". When we moved into the house less than 2 weeks later the fridge/freezer was covering everything in ice and "snow", and one of the AC units did not work at all! We had to spend several hundred dollars in repairs to our house right away because this guy did not do a thorough job on the inspection.
