Jim and Monte worked with my sisters and I on the sale of my father's house after his death. This house and property were very unusual and we were pretty - no VERY - complicated in what the needs were to get this house sold. First, we were putting a protective covenant on the house and trees (WA State Champion on the acre property) to prevent a subdivision. That made things complicated for them, I am certain, but they didn't flinch. Next, the 1929 house (4,000 sq ft) hadn't been properly cleaned for decades, or updated since 1979. Next, there was a drainage problem that didn't show up because Dad never used much water and the side sewer could handle a tiny bit of use. With the house inspection, it turned out that the side sewer needed to be replaced - not a big surprise but still a major project! Not to mention, this needed to happen during the rainiest November (2016) on record - lots of delays and frayed nerves from my end of thing, but not Jim and Monte - they were always looking for a solution when these issues came up. The guys were a steady rock during these stormy times. The best news came when everything passed inspection for the sale. WOO-HOO!! In addition to all of these house issues, they were able to provide needed resources for handling the estate matters - finding an appraiser was tricky due to the busy real estate market. Jim and Monte are great to work with and I don't think that the sale would have gone through without their skilled professionalism. I appreciate all that they did for us during that time.

Like many other people in the current economic depression, we had to short sell our house recently…read more Bear in mind this is not something that I would have ever chosen to do - my husband and I literally got laid off from our jobs within two weeks of each other, and we had to make the radical decision to move to Las Vegas where my husband had a good job lined up for him at the time. I loved this house dearly and hated to see it go, but that's the economic reality. And no, we weren't deadbeats who couldn't afford the house. This was literally the weirdest sale ever. The buyer, and moreover the buyer's lender, had such severe problems that this deal was in jeopardy multiple times during the sale. We went through attorneys to delay the short sale, had document mixups, and experienced any other problem you can possibly think of, and Andy and his team still managed to wade through all the confusion and close this sale. This sale included issues with the buyer's lender fudging the paperwork to be $700 short which caused a week's delay, the buyer randomly showing up with huge amounts of cash which required paperwork to be redrawn, and complete disarray in paperwork that no one but Andy and his team could possibly sort out. Despite all these things, Andy, Kamran, and the other people at VREG managed to navigate this nightmare and get this deal figured out. We had multiple dealings with attorneys which helped us extend this process, but the real noteworthy thing is that there was a point where our attorney told us that our sale could be delayed no longer. Despite this "official" legal advice, Andy and his staff pressed our mortgage holder, and managed to get a further extension which finally enabled this deal to go through. Andy and his team at Venture Real Estate Group are nothing short of miracle workers in the Seattle real-estate market. They managed to close what is, I am assuming, one of the most ridiculously complicated sales they have ever seen. I cannot recommend Andy Langsord and Venture Real Estate Group highly enough. They managed to turn what would have been an absolutely hopeless experience into one that worked.

We first met Bob at an open house in Ballard and immediately got a great vibe. He was friendly, approachable and knowledgeable about the market. We were looking to work with someone who wouldn't pressure us into a house we didn't want, and someone who would be patient with us and offer sage advice as we looked at countless numbers of craftsman homes. When we started looking at houses together, Bob would break out things we never knew about renovating. I think he said he was a contractor for awhile so he would always be the first, for example, to pull up the heating grate to see if we could get one more refinishing done on that floor. He was honest with us when we ran into a house with a lot of lurking problems and never glossed over important details. Bob's true value to us came down to the actual buying period. Our house was only on the market for four days and Bob knew exactly how to play it to make sure our offer would compete with all the other offers. It was a super stressful time but Bob kept in constant contact with us... and at the end of the four days we got our house thanks to Bob.
