I would give -5 stars if I could. This company is a scam. Beware of buying any home that this company is selling. I bought a home that was flipped by them and upon a quick glance of the home everything was appealing, but once you look into things you begin to see the many shortcuts, poor construction quality and you discover the lies and false information that they fed you about the house. Just to name a few of the lies and things that this company did to the house in order to save a buck and screw over a homebuyer I will list them below. They installed the water heater wrong (put the hot into the cold and cold into the hot - how can someone mess up something so simple?), they didn't seal the tile in the bathroom so water would seep through causing a urea smell from the fungi developing beneath the tiles, they didn't seal the grout in the kitchen tile, they didn't seal the skylight so water would drip into the house when it would rain, they lied and said the house was on sewer and really it is on septic, they also left all the piping clogged by tree roots and didn't bother to fix the plumbing, they took an old furnace and installed it and said it was brand new, they cut all the wiring behind the cable outlets and so they were all dead plates and new wiring had to be installed for internet and TV... As you can see this company will do everything they can to save a buck and screw you over as a home buyer. They were very unwilling to do anything to correct their poor construction and were very difficult to work with. They only care about making a buck and do not care about building a quality home. I find it hard to believe that any of those 5 star reviews are from legit clients, because for how many lies they told me and shortcuts they took with my house I'm sure they are doing that on all of their houses. read more

BUYER BEWARE! If I could give this zero stars I would. First off this company flipped my home very cheaply. There is way too many things to list that has gone wrong with our home since we moved in. Due to obvious short cuts that was made putting together the sink our kitchen flooded from a leak coming from under it. Our whole entire basement has flooded twice. Having to replace everything. Carpet, trimmimg, even our doors! Once because of the downstairs bathroom and another time due to the outside drain. Upon inspecting the reason for the downstairs bathroom flooding we found bits of drywall lodged in the pipes. I'm suspecting while repairs were being done the workers just threw garbage and debris down there. They didn't use the correct piping for the sink so the sink kept banking up. Since all the repairs that had to be done through our insurance they have now dropped us. I'm more than sure that this company knew there were drainage issues and probably was banking on selling the house before the rainy season started again. There is no way that they didn't know there were drainage issues. Our front and backyard is all torn up from having to put in a whole new drainage system. They must have bought the cheapest appliances. The Dishwasher, microwave fridge have all went kaput. Since the flood in the kitchen we had to replace all our cabinets and while pulling out the old ones it looks like they just painted and replaced the face of the cabinets covering up the old cheap ones that were there already. Pulling up the floors we found that the proper padding that is suppose to be used under laminate flooring was not used. It's like they just partly pulled up the old flooring leaving remnants behind then just slapped the laminate on top. They made everything look good on the outside. When the inspector told them the house had to have a working garage door opener because the one that was here was broken they just took the whole thing out. Now we have to open the garage door manually. In our contract it states that we are suppose to get a washer and dyer. When we pointed that out we come back to a washer and dryer that looks like they bought from a dump. I wouldn't touch it with a ten feet pole. It was so disgusting and dirty inside. I am only bringing this up to show how negligent and cheap this company was when putting together our home.They banked on the staging to make things look good. The only thing that's saving us is that we bought the house at a good price and now since the housing market has jumped and after all the upgrades we've made our house will be worth a lot more. Do not buy their flips. This house was probably a dump with tons of water damage and they just cleaned everything out and slapped on some shiny new stuff to make it look good. I don't know how many buyers have gone through what we have and no one has stepped up. If you buy from them hire a really good inspector and make sure you pay attention. Don't let anything go past you because it might bite you on the ass later. I wish I could attach pictures. It's has been an ongoing nightmare that still has not ended. read more

Recently I worked with Tony and Simplified Properties. I was approached by a neighbor whose parents had passed away and who wanted to sell the family home. He sought a quick and easy sale. I contacted Tony. Within a day, he had visited the property and made an offer. The seller had several clarifications he wanted to make and they were quickly agreed to.
