I thought "Bait and Switch" was outlawed or dead......Nope.......it is alive and well in the Sales Plan being used by Silverado Homes. Had a brochure from Silverado Homes listing the home we wanted at $370,900. We negotiated a successful loan for the Full Amount with a Lender who
has a lot of experience in VA Loans. Being a retired Veteran with a credit score of over 800, I figured it would be easy to seal the purchase. Nope,
when I approached the Sales Office with their Price List in hand, I was advised that the base Plan 1, Model B now required that WE include the Patio in the deal at an additional cost of $10,000 + we would have to also Pay an "Elevation Fee" of $3800. I explained that we do not want the Patio............sorry it is in the Plan......well no your brochure says we get to select the Plan and Upgrades. At this time, my Wife asked if they would negotiate price breaks on the Upgrades..............NOPE.....we don't negotiate the price of Upgrades.....so now we are up oper $384K....a true deal killing price......so we walked out and have NO intention of going back......I know what my Budget limits are...........and when you add in closing
costs, Loan Points, etc.. you suddenly realize........your limits are exceeded.
Silverado Homes is probably not much different than most Builders in and around Reno. They are purposefull restricting the number of homes being built in order to artifically prop up DEMAND and that is driving Nevada Homes in the direction of California Homes........NO improvement in quality but a big increase in PRICE.............sounds like a bunch of Crooks to me. Think long and hard and be ready to have your ducks in a row before you buy into a deal that is a set-up from the start. read more
