I think you have to go into any major renovation with the understanding that there are going to be issues here and there throughout the process. The real question is: how does your contractor handle the issues as they come up? We started the process of our kitchen remodel with a meeting with Sean Silva. He was by far the most invested in what our goals were compared to the other contractors we spoke with. As the project got booked, he did an in-person handoff to Jim Wright, who would be our project manager from start to finish. Jim is the consummate professional. He would communicate with us openly with schedules and plans, and he always did so professionally. He developed a great rapport with our child during the process too. He always listened to our requests and made great recommendations based on his experience. You can tell he's super hands on, even though there are a number of sub-contractors throughout the process. He respected the space and was true to his word in terms of organization and cleanliness. A quick shout out to Ann Marie from Lazy Susan designs who helped us design the space and order the cabinets and tile/countertops. She was also super invested in the process and provided great feedback. As mentioned, there were a number of issues including a minor flood when one of the painters made a mistake. This happened on a holiday weekend, but Jim was able to get someone on-site within an hour to do a full cleanup and when construction resumed after the holiday, they fully corrected the issue. There were a few other issues on which I wont go into detail here, but the take-away is that Jim and SCC were able to satisfy our concerns when they cropped up. At every step of the way, we felt that Jim and company were committed to doing the process correctly, even if it meant extra cost and time. The word that comes to mind is "integrity". We had the wonderful pleasure of working with Sean on our big home remodeling project last year, which included moving/building a whole new kitchen, 3 new bathrooms, and redoing all interior finishes such as flooring, closets, paints and most windows/doors. Although it's our first project, we had an incredible experience overall and have been enjoying our house for almost a full year now with no major issues. During the bidding phase, Sean was very helpful in explaining to us the permitting process and how to plan/schedule material ordering and finishes decision to keep the project on time. Out of all of the general contractors we talked to, we felt that Sean was the most honest and clear in terms of how he approaches the work, which made us felt more at ease. During the project itself, we worked closely with the project manager Jason, who was incredibly helpful in teaching us about all aspects of how houses are constructed, how various construction processes like framing, electrical & plumbing work, and various trade-offs between finish selections and costs. I learned so much about houses work from him! In addition, Jason was great at planning ahead in terms of scheduling inspections and ordering materials. Although our architect took way too long to finish up the initial plans, the actual remodeling process (after our permit was granted) was pretty much right on time. We also especially liked that Jason gave us very honest opinions on our materials selection and, more than once, guided us away from making poor design decisions such as selecting wood stains that are not too yellow and paint sheens that are not too shiny for the ceiling. Being first time homeowners, we had no idea how to think about these things! Finally, we very much appreciated Sean's integrity and continual support even after the project has been completed. When some workers accidentally removed our front window, which was supposed to stay, he ordered us a brand new one free of charge and had it installed without adding additional delays to the project timeline. Throughout this past year, Jason has also dropped by a few times to help us address some minor paint / floor issues that came up as the house settled in. We had a pretty extensive project (3 rooms) that I think was a bit more complicated than the standard projects you see on Silva's page, mainly because the spaces are so small so there was not much margin for error (compared to the giant kitchens or master baths you see with plenty of empty space). Despite this, Shannon and Jim did a great job planning everything and working with us to make sure we were ok with placement of outlets, plumbing, etc. and making modifications when necessary. When it came time to do the trim/wainscoting, Sean even came out himself and stenciled the layout on the wall based on our input. I also want to recognize the excellent work of Chino, Luis, and Gonzalo, who then installed all the paneling/wainscoting, new doors, and trim: because they don't sub-contract their trim/carpentry work, I think these guys are pretty oversubscribed, and they even came in on Saturdays to get the job finished as quickly as possible, which we appreciated. Another thing I appreciate was the willingness to accept so many change orders beyond the original scope of the project. Since all the walls were ripped open we decided it would be best to move our furnace to the attic, reroute some gas lines etc., convert the original furnace location to a closet, and Silva was able to accommodate. I also appreciated that Jim diligently went through my "finishing up the project to-do list" and made sure every little detail was taken care of. The only minor criticism I have is that the work areas could have been kept a lot cleaner. I think the problem is that Jim had a new assistant who was supposed to sweep up every day, collect trash, etc. but it just didn't happen. As one example, there was plastic put up to protect one section of the house from dust. It fell down at one point and wasn't put back up, so there was quite some cleaning we had to do after the project concluded. I know Jim would have resolved this if I bugged him about it every day, but I know he was super busy with many other projects and didn't have time to babysit somebody. But, again, this is a pretty minor, if annoying issue, and I know with any construction project it's hard to always keep the workspace clean. The bottom line is that Silva provides quality work and can execute even the most complex jobs reliably. I would use them again. read more

If we could give Silva Custom Construction 10 stars, we'd do it. We've done several remodels, and these guys are the gold standard in general contractors. They run an incredibly tight ship with someone here working almost every single day, and they finished on the schedule that they set out from the beginning. Their subcontractors are also incredible, extremely professional and pleasant to work with. All remodels come with hiccups or changes in the original plan, and the Silva team always found a quick resolution to keep our project on task. A huge thanks for the incredible and highly detailed outcome goes to our Project manages, Joe and Jim. They were extremely helpful, creative and fantastic to work with. As long any changes we requested last met met code requirements and their quality standards, they would tell us they would do it however WE wanted it. They also have the entire job schedule posted on an online tool that we had access to, which allowed us to make plans to coordinate other, non-construction elements around what was happening on site (ie. furniture delivery). They also communicated with us each day on who would be there the next. Sean Silva and his entire team are fully committed to a very high level of quality, and do everything possible make the project go efficiently, seamlessly and smoothly. Sean and his team are currently in the midst of remodeling our entire home in Willow Glen and adding an addition. We are about a month in and it's really amazing how wonderful and seamless the entire process has been for us. We had a disappointing experience with Silva construction, who came highly recommended by friends of ours who had Silva remodel their bathroom. We contacted them to remodel our kitchen, and met with one of Silva's employees who came to our house, examined our current kitchen, and provided us with a very competitive bid both verbally and in writing that we accepted after receiving multiple other bids. Silva does not do kitchen design in-house, so they requested we work with an outside designer, KDS Kitchens, which asked for payment up front. We worked with a designer at KDS for about a month, and he repeatedly reassured us that his design and the cabinets we selected would fit within the bid that Silva gave us. However, at the end of the design process Silva informed us that they were increasing the bid by $40,000, without any explanation as to why it was increased. The KDS designer told us that he did not know why the bid had increased, and again assured us that it was not because of his design. When we asked for clarification from Silva about why they had increased their bid, they did not provide a reason and sent a different employee out to our house who did another evaluation, and a few days later we were told that the bid was still $40,000 higher because we had 2 load bearing walls that needed to be removed and reinforced, instead of just the one they had initially planned for. However, they had already increased the bid prior to discovering this second load bearing wall. Unfortunately, we could not afford the increase in cost for the project, and we had already paid for designs that we ultimately did not use. We contacted a different company to remodel our kitchen and are very happy with it. read more

Several years ago Sean with Silva Custom Construction bid on a kitchen project and, although he was competitive, we went with the lowest bid. Unfortunately we ended up getting what we paid for. More recently, we purchased a new home and underwent a significant remodel and were lucky that Sean had availability. Sean was very competitive with his bid and we're glad we decided to go with Silva Custom Construction this time around. Sean and his guys are great! His demeanor is very even-keel. Even during stressful situations (which will happen with every remodel) he was always very calm and would assure us that all would be fine. His guys were also very professional and would always go the extra mile to accommodate our requests and make sure our vision was reached. The other thing I really like about Silva Custom was how every piece of the project was itemized. His bid was very clear and we knew exactly how much was due and when it was due. Any time there was a change Sean made sure to send updates to the bid so there were never surprises with regard to what we owed. When spending a significant amount of $$, it's always good to know exactly where things stand. As many people probably do, we watched a lot of HGTV and had a lot of design ideas as a result. Sean was very much up to date with current styles and trends, with a great sense of how to bring our ideas to life (or manage expectations when visions may not have been realistic). Sean is the first general contractor we've ever hired and he did a great job on our kitchen. He is very laid back and easygoing but stayed on top of our job. We saw him several times over the course of the project checking on the work of his sub-contractors. It's my understanding that this isn't always the case with general contractors. He also did quite a bit of the work himself, building the box for the vent pipe over our stove and adding the decorative elements to our front door. The people he got to work on our floor did an amazing job. They took a very rough sketch done by the tile store people and, with a few respectful suggestions, turned it into a fantastic kitchen (and entryway) floor. They did a good job on ripping out the old floor and cleaned up their mess at the end of every day. They put a protective surface down on the path they used to/from our door. The electricians were top notch. They worked around our schedule and actually stayed late one night, with our ok, to finish early. We have twice as many lights in our kitchen and light switches that actually turn on the lights you expect them to now. The plumbers were also great although the "assistant" did most of the work. He also managed to wedge our new dishwasher into place after a scare that it wouldn't fit. That would have been a disaster because being able to change the dishwasher was sort of the impetus for the whole remodel in the first place. We had some trouble with the countertop company and door company (we had our front door replaced as well) that Sean sent us to but he was very apologetic and personally made everything right that they did wrong. As is typical, there were issues and delays but overall Sean communicated them to us clearly. We appreciated this as my husband was working from home while they were here and it allowed him to go in to work on days he knew they wouldn't be here. Overall we were very happy with the work Sean did and would hire him again, maybe when it's time to do our bathrooms. :-) read more

BEWARE! The current yelp rating does not reflect Sean Silva's current level of service or practices. The last review was from 2011. David's review dated 2015 was from work done "several years" prior. Sean came recommended by a friend and he had 5 star yelp reviews so we hired him to do a full remodel on our home. He was friendly, personable and appeared to be honest and reliable. He gave us a quote that was on the high side, but we are willing to pay more for good quality work and good communication. Based on his reputation, we told him that we weren't shopping him and did not negotiate any pricing. We were going with everything he recommended with no hassle. He said he needed the house to be empty and to hire his own subcontractors to get the job done efficiently with a 17% contractor's fee paid to him of course. We vacated the house and *the day before* work was to begin, he backed out. We had been working with him for a month and gave him full control of the whole project. At no time did he give us any indication that this may not work for him. The house is empty. All of our belongings are in storage. We have pre-paid other accomodations for our family and he dropped us - the night before work was to begin - by sending an email stating that he couldn't meet our timelines. So now, we are paying a mortgage + rent on another home + storage fees and he walks away without notice. Don't get blindsided like we were! read more
