At the time of purchase, we specifically asked whether attendance at a sales presentation would be required, and we were clearly assured that it would not be necessary since we had paid upfront for our stay. Fast forward to the present--after years of waiting, we finally had the opportunity to use this vacation. Upon contacting the resort, however, we were informed that the property had changed ownership and, as a result, access to the Kingsmill golf courses was no longer included. Additionally, we were told that in order to receive the promised incentives, we would now be required to attend a sales presentation. This was a significant departure from the original terms and understandably disappointing. Despite our reservations, we decided to proceed with the 10 hour drive and agreed to attend the 2 1/2-hour presentation. During the booking process, I requested a two-bedroom cottage to accommodate our family, including our 11-year-old son. However, upon arrival, we were informed that we had been assigned a one-bedroom unit. When I raised the issue with the front desk, the staff member (Jordan) was dismissive and insisted that the reservation reflected a one-bedroom, offering no solution or apology. The interaction felt unnecessarily rude and unprofessional. As a result, our son had to sleep on the pull-out couch, which he described as extremely uncomfortable due to springs poking into his back throughout the night. To make matters worse, we discovered a cockroach in the room which was an unsettling and unacceptable issue that further diminished our comfort and confidence in the cleanliness of the accommodations. My wife attempted to use the spa facilities during our stay, only to find the entire area in a state of disrepair and completely out of service. When she brought this to the attention of the front desk, she was told that they were aware of the issue and that maintenance was working on it. On our final night, a group of guests arrived in the neighboring unit and were extremely loud well into the night, disrupting our sleep and adding to the overall frustration of our stay. It felt like one issue after another, with little regard for the guest experience. Overall, our experience was far from what was promised when we originally purchased the package. The lack of transparency, the unexpected requirement to attend a sales presentation, the inadequate accommodations, the poor condition of the amenities, the cleanliness and noise issues, all contributed to a deeply unsatisfactory stay.

We really liked the location as it's relatively quiet and away from the hustle and bustle of the historic areas. Grocery stores and shops are close to the resort, which makes it quite convenient. Would give them a 5 stars if they refurbish their units. Also, wifi speed in the units was pretty pedestrian.

The condo is completely outdated. Three outlets didn't work. Lights in one bathroom burned out…read more Light in other bathroom had a strobe light effect to it so I had to unscrew the bulb. The high pressure "set a sales appointment now" at check in was nerve wracking because I was unable to get a solid answer to a couple questions and was then pretty much dismissed. Her name was Alex, I don't know if the rest of the crew is as aggressive. Won't be staying there again.

I needed to book two rooms…read moresince I have a large family but Club Wyndham only allows for one room per name so I had to get a guest certificate and put the other room in someone else's name. The check-in process was easy and they give you a little wristband that has room access and access to all of the resort areas which is nice. Nothing worse than losing your room key card or having it de-magnetized and it doesn't work. Once I got to our rooms, I noticed that everything appeared to be clean. The toilet had some calcium buildup in mold on it though, so I had to clean them myself. The units came furnished with plenty of plates and utensils. The only issue I noticed was that the cabinets appear to be older and not well maintained. There was a lot of Boeing And peeling as well as water stains. The resort had a lot of amenities on site. They had an adult only pool a regular outdoor pool and a indoor pool. The grounds also had a tennis court basketball court volleyball net and miniature golf. I did take a few strolls around the property and everything was beautiful and well-maintained. Overall, a good value for staying for the week. I was offered to sit through a presentation for some discounted Busch garden tickets, but I had already purchased my tickets prior to arriving so I did not attend the presentation. I see that many people were dissatisfied with the high-pressure sales. I'm glad I did not attend. The brief presentation probably would have ended up being several hours. They did Cole offering the presentation every morning, but I still declined. The location was very conveniently located near Busch Gardens with plenty of amenities in the area as well.

We stayed at the Blue Crab rental house. It was clean and well maintained. We couldn't find dish…read moretowels so we contacted them and had them within hours. The only suggestions I have for the management team is that the outdoor shower would have helped manage the sand from being tracked in if the outdoor shower had been lit and the spiders removed. Our girls wouldn't enter because it was "dark and creepy" also, the toys and stuff in the lowest level need to be sorted to throw out the broken stuff. But our family had a great stay and the company is well organized and responsive.

Don't waste your money!…read more I rarely leave negative reviews but feel compelled to let others know of our experience, so they do not experience the same with this beach home rental in Sandbridge, VA through Siebert Realty (The Regency North, 2476 Sandfiddler Road). This is the 2nd time we stayed here (last time was in 2022), we came to find out that this house was sold between then and now and the new owners live out of town and don't seem to care about maintaining the property. It is also being managed by new Realty company, who I think needs to take some of the blame for the current condition of this rental. The condition is a 180 from the last time we were here. From the moment we arrived, it was a huge letdown compared to the last stay. The house was filthy; floors covered in dirt & sand, porches & outdoor furniture covered with ants & spiders, mold on most of the outdoor decks, outdoor shower not working (main valve wasn't even turned on), pool liner obviously pulling away from sidewall, broken light fixture just hanging from ceiling, one oven not working, door alarms that lead to pool covered with painters tape, door jams so dirty you could barely open some of the sliding doors, same bathroom fans not working - that is just to name a few things. This rental was overpriced for what it was, and we left feeling disappointed and taken advantage of. I strongly recommend that Siebert Realty inspect and reevaluate this listing --it's not fair to future renters to pay this much and have this experience. WE WILL NEVER STAY HERE AGAIN! Think twice before working with Siebert Realty as well!

We reserved a beach house in June 2022 for the next year June 2023. My first payment was $4226 and another payment due in 2023. I cancelled that reservation 6 weeks later. They charged me 10% of my total bill $803. That's some "booking fee" for them considering the house was only off the market 6 weeks one year in advance.

You expect to get something of value for your money when you pay almost $4,000 for a week stay. This rental property failed to provide basic necessities and supplies to make an extended stay comfortable. If you're going to require your guests to "...gather all dirty dishes and run them through the dishwasher," then you need to supply dishwasher soap. If you ask your guests to "wipe down the stove and oven daily..." you ought to provide some type of cleaner. Sheets and blankets had holes in them. Most of the blankets had people and animal hair on them and stunk. When we went to wash the blankets the washer turn knob came right off making the washer un-usable. Bathrooms were dingy and dirty. We weren't allowed to put the thermostat lower than 72 degrees which means there was likely something wrong with their system but they don't want to get it fixed. Many of the outside lounge chairs were cracked. The whole experience was disappointing to say the least. We'll be avoiding this home in the future.
