Though they were on a higher cost it pays off with the provided detailed report they send. We had a great experience with our home inspection. The inspector was professional, thorough, and took the time to explain the findings in a way that was easy to understand. The inspection report was detailed, well organized, and included clear photos and recommendations for each item. We felt much more informed about the condition of the home and appreciated the honest, unbiased assessment. I would definitely recommend their services to anyone buying a home.

General inspection, roof, pool, sewer, mold, etc. all done by the same company (and by 3 people at once so it didn't take forever and a day). Also, prior to the inspection, scheduling was very easy and customer service was great with them fitting me into a cancellation to get my inspection done sooner. We received our report later about 9 hours after our inspection was complete (and received our expedited mold report a day later), and the report is very thorough and easy to read. Once again, if you want the best inspectors and best customer service, this is who you want.

Good communication and quick scheduling. I was able to have a technician come out the same day I called to schedule. The technician was extremely friendly and helpful. He answered all my questions while he was concentrating on the testing, set up etc. He was careful with his words meaning he didn't cause any unnecessary stress or anxiety. He wasn't pushy and was conscious of the cost while also recommending what samples are needed or suggested. He was clean and careful. Cons: Expensive compared to other mold testing companies. The invoice can quickly add up. I originally planned for about $800 ($500 base fee plus $75 for 4 samples). I added on asbestos test and that brought my bill to over $1300. In some ways I see this as a positive though because you get what you pay for (I hope and can't compare to any other company). My whole house wasn't moisture mapped as I was told it would be. The tech said they only focus on the reported areas of concern. Not a big deal but would've been nice to know. I kept getting rescheduled by 15 minutes. The tech was running late then running early so that was a little confusing. I jokingly asked them if I get compensation for the changed appt time since I signed the contract already (they charge $150 for any changes). They said no. The report is a bit confusing as it was the first time. The most annoying is that in the asbestos report they suggested further testing. Likely costing another $1000 or more. I thought I was already paying for the best testing. This feels a bit like a trick in some ways. Overall I'd go to JLM again. I suggest to do some research beforehand though to know exactly what you need done (AND WHY meaning are you renovating or just wanting to know for health reasons etc) so you don't get unneeded tests or costs.

He made it very clear that he is on our team and I appreciated that greatly! He found things that a different inspector missed and gave us the best report. He is not knowledgeable (made several errors), incredibly difficult to work with, and has the temperament of a petulant child. Edit: Some red flags for future readers - 1) this is the only home inspector of the five we reached out to who required full payment BEFORE the appointment. 2) he sent the original contract at midnight the night before he cancelled and cancelled it at 6:30pm, meaning he gave us less than 18 hours to read, sign and pay for a contract. 3) Since he cancelled on us last minute, I politely asked (pleaded, even) for him to reconsider - I said I would pay and sign then, but he denied us. This guy is probably sadistic or sociopathic at the least - it seemed he took pleasure in leaving us without help. 4) There are several typos in his reply above - keep in mind that this is who will be analyzing your home and writing your 100+ page inspection report. Do you want someone of this intelligence and education level spotting potentially deadly issues in your future home?

    This service is a complete ripoff. They are a dishonest company with dishonest people. When you…read morephone they will tell you that they'll do a complete visual inspection and use tools in order to make the first evaluation. The initial evaluation is $335 and this doesn't even include any testing. When the guy came, he didn't use any tools to look for anything behind the walls. No infrared tool and no water moisture meter. Nothing. Just looked around. He was a nice guy, but didn't really do what the company promises. He then said the next step was to do air quality testing. I hesitated to spend the additional $190 on air quality testing because they had already just taken $335 of my money just to come to my apartment and look under my kitchen sink and then just talk to me for about 10 minutes about doing the air quality test. That could have been the entire appointment. I didn't need to be charged $335 just to come out to my apartment. I decided to do the testing because that's what I wanted in the first place. I needed more proof for my lawyer. But then the test couldn't be done that day because I had my 5 year old air filter going and had had the ac running. I needed to have both off well before the appointment. I only had turned the ac off 1 hour prior despite being told 30 minutes prior. All this information should have been discussed when booking the appointment. The guy came back the next day, again looked under the kitchen sink and then ripped out the bottom to the dishwasher and didn't pop it all the way back in causing my dog to then pull the panel out, which he'd NEVER done before. He also attempted to pull the wall heater out, insisting it was just a cover, despite me telling him it wasn't. He finally left it alone after asking me, if he took it out, would I be able to put it back in? And I said, "Uhhh No!" But something was moved when he yanked the wall heater because the next 2 days I wound up with dozens of houseflies inside my tiny studio. Absolutely disgusting!!! I phoned to complain about the service not being done as discussed and about the flies, and was told I'd be given a refund for that visit and only be charged the $190 for the air samples which was the cost for the lab. Upon getting the testing back, it concluded that there was no issues with air quality in my apartment, which is impossible considering there's no airflow and my house 4 plants, in different locations around my studio, continually grow mold on the soil and I have to put cinnamon on the soil in order to contain the growth. Not to mention, the flies! If they were behind the wall heater then they were obviously attracted to something and that something should have been picked up in the air quality sample. Not only were the lab results wrong, but when I asked the manager about it, she kept insisting that "their goal is to make sure that the quality of air in my home is safe and at good levels." Like what?! Why is that YOUR GOAL?!?! Your goal should ONLY be to properly test my apartment air. MY goal was to get a proper air quality sample that shows my apartment air quality has too many toxins. So now I'm out money and hours of my time. To add insult to injury, I was ONLY refunded $85 from my $335, which meant I still paid $250 instead of the $190 I was verbally promised and still have to pay yet another company to do the job properly. SCAM! DO NOT USE THIS COMPANY!!!
