He feels the management company is quite good at what they do. The location is what really makes the property so well remembered for him, and the maintenance staff was phenomenal - they never made us feel as if we were inconveniencing them when we called them for an issue. The price for the space was a little lopsided. We installed our own ceiling fans mostly due to the fact with the way the kitchen and windows were set up, if you didn't have the windows wide open and the fans on when you cooked there was a pretty high chance you would set off the fire alarms. Awesome that they are so sensitive, less awesome when you first move in and have no idea that will happen. The add-ons to the rent were actually fair, pet rent is an additional 50 dollars and when you've got two cats that evens out nicely, storage was 60 and for us indispensable as we've got a household and a half's worth of things (one of the joys of moving a lot overseas and back). We considered a garage, but that rent was just too high for a single space to put a car in. Our property management team changed twice I believe during our two years at the Beacon. I quite liked our first team and the last was - they were a bit awkward to speak to? I always felt a little judged, when I spoke to them one on one. For military E-4 and below - this will push your BAH, so maybe try a different property or get a roommate you really like. We can't speak to a split lease so that's something to research. It is also frustrating to get the management team to work with you on the 30 days notice for a PCS, they need your orders and this can get hairy when orders or late or come wrong and you don't have an extension on your RNLTD. A notification of assignment will not be accepted for the 30 days notice keep that in mind if this is your first time in Maryland for an assignment. It was frustrating for us specifically because we had trouble with the TMO shipment dates and ended up going beyond our intended move out - but did in fact inform the management team the moment the issue came to us.We were worried we'd have no time to clean, it was implied that it would be more convenient for them if we left the same day we were moved - and you need to make sure the apartment goes back to them as close as humanly possible to the way you got it. The list of charges for an uncleaned/damaged apartment were kind of intense. More intense to me than that of a military property. Blake did work with us to extend two days beyond our original move out date but it was just a tense and thankfully short period of time where it was schrodingers move out date. That particular interaction didn't sit well with my husband. To speak to the noise - we didn't have a problem? We often heard our upstairs neighbor's child and/or pet but other than that there wasn't any issue for us in that respect. On the weekends people got rowdy - it's a weekend, it happens. I've had more problems with noise in shared military housing than we did here. I can't really pinpoint what soured the property for me, I loved Willie and his maintenance team, the location was perfect for us - just something makes me really happy to leave it behind. And not in the traditional new adventure excitement way. All in all the Beacon was a good temporary home for us, but I don't think we'll be going back when we return from our current assignment.

Over the last 2 weeks, I began hearing weird noises in my kitchen. I initially thought it was the ice maker, but then became concerned that it was something else. When I came home from work today, I saw a mouse run from underneath my refrigerator to underneath my stove. Mind you, I am a very CLEAN individual (slightly OCD when it comes to cleanliness). When I went to the front office to address my concern, the staff member at the front appeared very irritated. It may have been because I took my dog into the office with me. Although she is a larger breed, I see small dogs in there all the time without an attitude or issue from staff. Maintenance came to my apartment within 15minutes and provided me with 2 sticky mouse traps. About 15-30 minutes after he left, the mouse had been caught. I was initially relieved and thought my issue had been resolved but approximately an hour later, ANOTHER mouse was caught on the 2nd trap. I called the emergency maintenance number and maintenance did come back. I was given 2 more traps and told that pest control would need to be contacted and that they would return the next day. I am now up to 3 mice being caught and one that's still on the loose. When I tried to post about this issue on the resident bulletin, it was immediately taken down twice. Having mice in an apartment is unacceptable!!! I am now waiting to hear back from management in reference to how this issue will be resolved (finding how they are getting in, patching up holes, etc.) and how I can be compensated for this disgusting inconvenience. I have NEVER had an issue with mice in my entire 15yr rental history. There is no excuse!!!

Great location with plenty of nice stores and shopping nearby. Luxury amenities, like the gym, sky lounge, and pool are very nice everything is well kept and clean. Management seems like they actually care, they pay attention and respond in a timely manner. Maintenance responds to requests almost immediately or the day after. I would 10/10 recommend this to a friend. One thing they can improve is their parking garage, by adding a gate, and more cameras, it would be much safer but compared to other communities where they don't even have a garage and it's all just open outdoor parking, this is pretty good. Also I think they should restrict certain dog breeds if they don't already, I've seen some pretty big dogs around. Most of their problems are just typical and what you should expect for any apartment; like the risk of your car being broken into, noisy neighbors, or maintenance having to come update things randomly. Those are just givens with living in an apartment community. But overall this place was amazing and I would do it all over again if I could! Wish I could've stayed longer.

Overall, so far it's been a decent experience and the price was right!…read more Pros: * Friendly staff * Pleasant neighbors * Lots of other young couples with dogs (obviously only a 'pro' if you're a dog person) * Well maintained, and maintenance will usually respond quickly to any requests/issues * Very reasonably priced * Appliances all working, AC and heat work well enough (see Con) * Located near a few parks (including a dog park), and very close to the Bay Hills shopping center * Quiet neighborhood, not a lot of noise from cars etc (we just moved from the city though so our perspective might be a little skewed!) * Located in the Broadneck school district * Plastic bags are left out for community use for dogs, and most people are really good about picking up after their dogs. Plenty of space to walk your dog around the property! It's a very dog friendly community! (Did I mention we like dogs?) * Electric bill has been very low because of efficient HVAC system and use of community washer/dryers as opposed to in-unit appliances * Parking is never an issue * Management has done a good job of stopping solicitors Cons * We've had major bug issues since we moved in months ago. Maintenance investigated but never found the source of our cricket problem. We have incredibly large camelback crickets (cock-roach sized). When we moved to Bay Hills we found about 15 dead ones in the carpet, we notified the leasing professional and maintenance and were assured it was not an infestation, that the crickets must have gotten in during the carpet changing or some other maintenance of our apartment that occurred before we moved in. Well it's been about 4 months and we still have had many crickets, maintenance could not find the source and we've just been dealing with it. Fortunately we've had pleasant neighbors, and we personally have only had to turn our TV lower once. However if the sound of occasional dog running around or barking at night is going to bother you it's something to consider. Other Comments: * We've lived in two apartments prior to this one. All three have had an item in the lease agreement that makes you agree to allow maintenance or management into your apartment for repairs, emergencies, etc. While it's always annoying, I'd say so far Bay Hills has not abused this, and has been the least intrusive out of the three. Our previous apartment was notorious for failing to notify tenants before maintenance would enter and we had many issues with maintenance coming in and leaving muddy footprints on furniture, or turning off the AC for repairs and failing to turn it back on again while we had pets at home! Bay Hills has so far notified us of maintenance visits for most instances and only once did they leave the place dirty (upon HVAC upgrades we found something that looked like fiberglass all over our kitchen counter and dirt tracked in through our carpet and kitchen floor). Compared to our previous experiences though, Bay Hills has been the least intrusive with maintenance visits! * The apartments are situated across the street from an elementary school (could be a pro or a con) * I've been told by some residents that their dogs have been getting ticks from the tall grass behind the buildings, we've just stayed away from that area and it hasn't been a problem for us personally * I don't know the layout of the other apartments, but our apartment's living room is quite large and has no built-in lighting. So the living room has to be entirely lit with lamps which is a little tricky, but we also have a large patio door that lets in plenty of light during the day, so it helps save on electricity Overall: This is a very reasonably priced apartment complex in a nice area. Maintenance staff are friendly, the community has been great and if you have dogs this is one of the few apartments that seem to go out of their way to make their community dog friendly. Our only major gripe is the bug problem, but we've had worse elsewhere (and living in a ground-level apartment is probably a contributing factor).

The floors are uneven, walls are cracking, the paint contains lead (which you will sign a form acknowledging), and the walls are paper thin. You will hear everything from the apartments around you. But the worst part is the management. The property manager Ms. Parker is horrid. She's very snobbish and condescending. She will enter your apartment at will when you're working and without notice. She makes rude/nasty comments that I will not repeat. I do bot recommend, go elsewhere!

I could sit here and nitpick about little things, but bottom line, having lived in a few locations in Annapolis, I don't think you're likely to find a better apartment in town. As for the little things: the heating and ventilation system in my apartment was a little below average. The fan didn't quite push all the air to the farthest room, resulting in a bedroom that was 10 degrees cooler in winter and 10 hotter in summer. Parking was also sometimes messy. It usually wasn't too bad as long as the neighbors followed the rules, but every now and then some people would take a garage spot they weren't entitled to the night before a snowstorm, betting on the tow truck not showing up. With such a small lot for such a big building, you have to accept you might walk a bit if you get home from work at 7:30. That being said, the management was taking measures as I left to address parking problems, which seemed promising. In conclusion, please refer to paragraph number 2. No place is perfect. The final insult? Charging tenants for full carpet replacement due to normal wear and tear, despite cheap carpet and filthy common areas. Luxury pricing, bargain-basement quality, and nickel-and-dime management. Bozzuto management has gone down hill considerably over the past few years....better options nearby.
