Restaurants include chains such as Panda Express and local ones such as Bubble Fish, DeLuca's Diner, Hastina Royal Indian, and Ichiban Japanese. Other businesses provide services for mailing, financial services, insurance, real estate, tutoring, nails, brows and lashes, tanning, dentures, and more. I have shopped at this mall off and on for many years. During my most recent visit, I saw that most storefronts were occupied rather than vacant. During my most recent visit, this mall had some empty storefronts but was far from dying. In 2026, the anchor stores are Macy's, JCPenney, and Dick's Sporting Goods. Examples of clothing stores are American Eagle, Children's Place, Express, H&M, LOFT, and Victoria's Secret. Examples of stores for shoes and accessories are Foot Locker, Journeys, Lids, and Shoe Dept. Service businesses include salons, cell-phone carriers, optometrists, and the National Guard. Restaurants include several national chains such as Auntie Anne's and Cinnabon as well as local restaurants such as ChinaMax and Moon Sushi. The parking lot has a sufficient number of spaces for vehicles, even on the busier weekends, and the interior of the mall looks safe and clean.

There is a huge parking lot (paid) behind the entire building and there are metered spaces in the front. They often host events like outdoor fitness classes, farmers markets and car shows. It really is amazing that you could mini golf, get a facial, drink wine or beer, eat delicious food, shop for books or grab a coffee all within a small area. There are several cut through areas which make it more manageable to get to your desired location from the parking lot. The biggest downside to me is that I wish there were more local businesses. While there is nothing wrong with chains, the Strip is such an important part of Pittsburgh's history that I wish it contained more independent businesses and restaurants and less chains.

The stores within are basic, cookie cutter types. More and more storefronts are ending up empty or more and more storefronts are being gobbled up for superstores. The empty storefronts have no signs of a future at this point, and the ones that are becoming newer stores are just for stores that are already in the mall to move into a bigger space. Basically that means that there will be more empty storefronts. The food court isn't too bad. They seem to be able to maintain a decent mix of choices here. At the same time, another employee positioned an iPhone near where we were standing, which made us feel uncomfortable and singled out. We are both African American, and the behavior of the employees felt prejudiced and unnecessary. We entered the store fully intending to purchase fragrances, but left feeling disappointed and unwilling to spend our hard-earned money in an environment where we felt judged rather than welcomed.

The top level contains merchandise for men, children, and home, and the bottom level contains merchandise for women. I focused on the women's clothing. I saw an assortment of shirts, pants, shorts, dresses, coats, and other apparel that previous retailers could not sell. I recognized brands such as Calvin Klein and Nike, but I had not previously heard of some of the other brands. I thought that the prices were low to moderate. I decided to purchase a pair of UnionBay shorts for $23. The cashier quickly and correctly rang up my purchase.

The mall also has many lower-priced clothing stores, including American Eagle, Banana Republic, Buckle, Chico's, Express, GAP, H&M, Hollister, J.Crew, J.Jill, Levi's, LOFT, Madewell, PacSun, Victoria's Secret, White House Black Market, and Zumiez. Unfortunately, a few of my favorite clothing stores have closed since my previous review. Several other stores sell shoes and accessories, such as Coach, Foot Locker, Kay Jewelers, Lens Crafters, Pandora, Sunglass Hut, Swarovski, Tumi, VisionWorks, and Warby Parker. During my most recent shopping trip, I felt happy with the condition of the mall and with the selection and prices of merchandise. Overall, I think that South Hills Village is one of the best malls in the Pittsburgh area.
