    Our Community is in a better place since they have taken over. It looks better and more people are complying with the HOA rules.

I made three calls a few weeks ago to confirm the payment amount for 2023 and to get information on my payment history. The lady in accounting department put me on hold for 35 minutes and I had to call back to remind her I was still on hold. She said her computer was causing problems. I sent a detailed email request to the community manager to find out if the board ever responded to my request as well as to get my payment history. No response! Are my requests reasonable? How does Cherry Creek HOA get paid? Who's doing the paying? Is this the way you want to run a business?

A few months ago, I reported that the railing on the stairs to the front door had rusted through and broken. I sent photographs and described how the broken railing posed a safety risk and requested that they fix or replace it. Nothing happened to fix the railing. I spoke with Danny, the individual responsible for managing the complex. Nothing happened to fix the railing. Whenever I called back, he was unavailable. Finally, I spoke with Ron, Danny's supervisor, and a few days later the rail was welded. A few days after that the weld failed, and the rail was once again not attached and posed a safety risk. I called again. The woman who answered the phone told me I needed to put in an online work order request. After some discussion, she was very nice and told me that she had put in a work order for me. Nothing happened. I called back and spoke with Danny, who told me the work order was never put into the system. He submitted a new work order and informed me that someone would be out on October 28, to fix the rail. Predictably, on October 28, nothing happened. It is now November 6, and I have called multiple times since October 28. I still have no idea when or if they will fix the railing. It should not take 10 phone calls to get a broken stairway railing fixed. this is a safety issue, especially with snowy weather approaching, and failure to address the problem after 10 phone calls is malfeasance.

    Everyone I dealt with was friendly enough but if you ever need maintenance done, they will do it as…read morecheaply as humanly possible. For example, our dishwasher stopped working and they replaced it with a used, dented piece of crap. When I put in a maintenance request for the back patio having old, sun warped wood that was falling apart with areas where wood was really weak and someone could have easily fallen through, they didn't fix any of the warped wood; all they did was paint over it. They didn't even prep the wood at all before painting it. Within a few weeks, it started peeling. Towel racks were in the wall using screws that were too short. Same thing with several doors - they started getting stuck and we discovered the hinges were being held in place by screws that weren't even 1/2 an inch long. The ancient dryer took two cycles to dry a load of clothes all the way, even after maintenance looked at it. The house itself was nice and it was in a great area, but it appeared to have been managed by J&J for several years because all the maintenance looked to have been done very cheaply. It was my first rental and it took me moving into a house managed by a different company to realize how poorly managed that place was.

Jessica Brittmon is the worst culprit and will only get back to you when she feels like it (which can take weeks or even months). On the contrary, if she needs something she expects it without delay. Our bookkeeper had to spend extra hours every month trying to figure out their confusing accounting methods. Their reconciliations were sent out on random dates and usually not complete. After two months we are still waiting for our security deposits to be sent to our new management as Jessica Brittmon refuses to get back to us! After spending way too many years (I am embarrassed to admit) with these less than competent property managers, we finally switched to a much more professional management company- CRT Management. The difference is night and day.

However, I was…read moreabandoned by the management company AND our Board of Directors when I had a basement ceiling leak last year. They didn't even come out to look at. Turns out the leak came from a chimney pan that wasn't caulked correctly. The roofing company that had repaired it the year before was great and covered all my expenses & repairs. BUT NOW, I have a mark on my insurance (even though it was a zero claim) that is costing me $400 more a year because my HOA didn't come out, look and help me for more than 3 weeks.

    GARBAGE HOA! My husband and I were renting a condo in a complex that went through several HOA's and…read morethen this one. All of them were pretty bad and Advance HOA was no exception. Terrible communication (IF you're lucky enough to get any notice at all!) including signs posted at the last minute saying you can't park in your assigned spot for xyz reason and if you do you'll be towed, then changes in schedule so you've moved your car to the street for nothing, then no notification about when the rescheduled work will be done, etc. etc. Not long before we left, we contacted Advance HOA Mgmt regarding putting up a small removable wire fence (the kind you stick in the ground around your flower beds, costs like $20) because the neighbor's dog kept coming onto our patio and being chased by said neighbor, who was an unstable person we didn't want around. After explaining the situation to the HOA, they said we'd need to fill out an ARCHITECTURAL PERMIT FORM -- for a freaking wire fence you poke into the ground! The form was ridiculous: it asked for dimensions, time needed for construction (!), BLUEPRINTS, the whole nine yards. Most of it was totally irrelevant. Then we had to submit it and wait THIRTY (30) DAYS for a response, while the board and whoever "voted" on it. Okay, I get that if you're actually rebuilding your patio/balcony or constructing a gazebo or something, but come on. As it turns out, over the next month we found a new home and moved out, not once ever hearing back on the "decision" regarding the wire fence. Lack of communication is by far the biggest issue with Advance HOA Management, but there are many more, too many to waste my time writing about here. Good riddance.
