This entity took over management of a condominium community where we own a townhouse. It would be more appropriate to describe their actions as mismanagement or total lack of management. A few months ago, I reported that the railing on the stairs to the front door had rusted through and broken. I sent photographs and described how the broken railing posed a safety risk and requested that they fix or replace it. Nothing happened to fix the railing. I spoke with Danny, the individual responsible for managing the complex. Nothing happened to fix the railing. Whenever I called back, he was unavailable. Finally, I spoke with Ron, Danny's supervisor, and a few days later the rail was welded. A few days after that the weld failed, and the rail was once again not attached and posed a safety risk. I called again. The woman who answered the phone told me I needed to put in an online work order request. After some discussion, she was very nice and told me that she had put in a work order for me. Nothing happened. I called back and spoke with Danny, who told me the work order was never put into the system. He submitted a new work order and informed me that someone would be out on October 28, to fix the rail. Predictably, on October 28, nothing happened. It is now November 6, and I have called multiple times since October 28. I still have no idea when or if they will fix the railing. It should not take 10 phone calls to get a broken stairway railing fixed. this is a safety issue, especially with snowy weather approaching, and failure to address the problem after 10 phone calls is malfeasance. read more

I am an out of state property owner. Last year, I received the HOA coupon book late and resulted in a fine. I called about it and was told I can submit a request to the board and possibly have it waived. I made three calls a few weeks ago to confirm the payment amount for 2023 and to get information on my payment history. The lady in accounting department put me on hold for 35 minutes and I had to call back to remind her I was still on hold. She said her computer was causing problems. I sent a detailed email request to the community manager to find out if the board ever responded to my request as well as to get my payment history. No response! Are my requests reasonable? How does Cherry Creek HOA get paid? Who's doing the paying? Is this the way you want to run a business? read more

After having Cherry Creek as our HOA for a few months it became clear that they really dropped the ball. I wrote a great review a few years ago because Jackie our assistant manager came out of the gate like a champion but 5 months in she stopped doing everything for us at Charleston Place Town Homes. The owner David Prieto finally gave us someone else after the board complained over and over and he was worse. I think his name is Michael Newell. Since Cherry Creek HOA has taken over Superior, CO, there has been a significant downfall to the upkeep of homes and the standards that exist in our legal HOA requirements. Dani Esch seems to be at the center of most of the lazy responses and non-commitment to uphold our HOA basics. Absolutely a run and hide, don't deal with any confrontation when people in the neighborhood are absolutely letting their homes go to hell. Dead trees on properties, horrible paint colors, vole-infested yards don't seem to matter to this team. I'm really not sure why anyone should pay the HOA fees; not quite sure what they are doing. I rented an office and unfortunately it is managed by these people. I vacated the office, left it pristine but 3 months later my deposit is still with them. They ignore emails and because they are so inept I had to go back and forth with them for them to even acknowledge they had my deposit. I will be filing a complaint with DORA. From my understanding, the deposit should have been held in an escrow type account but they claimed erroneously they just randomly applied to a months rent- which was untrue. Do not deal with these people unless you like being ignored and your money taken. read more

Unresponsive company, terrible customer service, borderline fraudulent business practices. They reject payments made accurately and on time through their poorly coded, confusing, and often broken payment portal. Emails go unanswered for weeks at a time, and they were unwilling to give a 4 day extra grace period to my elderly disabled mother on a fixed income. They also charge daily compound interest on late fees. read more

The company was recently sold to Goodwin & Company and the transition has been horrible for both home owners and the board. Incorrect monthly fees were set up; parking charges were incorrect; auto payments have not been properly posted; retained personnel has not been trained and no one answers the phone. read more

Cherry Creek HOA Professionals and Dani Esch are extremely unprofessional and do not serve to better an HOA community. Dani consistently ignores serious safety issues for years while fighting with owners over violations. I fear that she is incentivized by violations and it appears to be the only thing she does within the HOA. She is very unprofessional in her conduct and vindictive against owners. I highly discourage anyone from hiring CC HOA, especially if you are assigned Dani Esch. My deck has been in disrepair for over a year and Dani has promised to fix it time and time again. The deck is extremely unsafe as reviewed by architects and she still refuses to do anything about it. Please do yourself a favor and do not hire CC HOA for any reason. read more

I have read all the bad reviews on Cherry Creek HOA. I just want to say I have been a homeowner for 3 years now with Cherry Creek as our HOA. I have found that they are very responsive and get things done in a quick and timely fashion. Just recently I had an issue with someone parking in my reserved spot............yet again! This time was at 10:30 at night and I refused to go knock on doors. I called the emergency number and spoke with Lee. Within an hour there was a tow truck there and took care of the problem. Lee stayed in contact with me the entire hour so I knew exactly what was going on. Horrible, they can not manage their finances. They say you didn't pay when you did. Then they charge late fees, I truly believe someone is running a scam to get money from their clients. They and their lawyers get $$$ by manipulating the judicial system. It has come to the point I may sell my house just to get away from this company, due to their continued harassment. I made an HOA payment on time through their portal. The portal said the payment was mad sucessfully, and the balance dropped to 0. Then, over a week later, I log in to see the payment was rejected and a 20 dollar late fee added plus intrest. I tried to email them several times about this, and my emails were ignored. read more

After having a property management company that did little to nothing, Cherry Creek HOA Professionals is truly a breath of fresh air. Our account Manager Shirley Forbes, is the best. Just changed to Cherry Creek Professionals a few months ago. My Wife manages the Condo as a rental. She could not figure out the portal to pay the dues. She called and emailed the HOA numerous times. They never responded. They just sent us to a lawyer for collections costing us an additional $600. We sent a check to the lawyer. I did the portal and it is locked so we can't pay our dues. I called and emailed like my wife did and it has been a week now and not a peep from CCP. read more

I am a member of a HOA board of one of the properties they manage. I read the complaints of the other reviewers. Many of the complaints should be directed at their respective boards, the management company acts at the direction of the board. Many residents don't understand that the HOA has limited powers to control bad behavior. If a behavior is obnoxious (but not illegal), the board's only recourse is to fine the homeowner. The property they manage (I have a condo there) was previously managed by another company. Cherry Creek (specifically Ron Koch) has been hugely instrumental in getting our long neglected property back to health. Most board members aren't power hungry megalomaniacs, but are selflessly giving their time and energy to making the best decisions for their communities within the budgetary constraints. Costs for such things as insurance, utilities, etc. comprise a huge part of the budget, so while it seems dues are high, there is good reason. Financials are public knowledge and meetings are open, so if you have concerns about how the board is operating, you can find out for yourself. read more

We are very pleased with the response from Shane Lussier when we have questions and/or concerns regarding our needs and requests from Cherry Creek Association. Very often we have a response within the same day, and appreciate his efficient and timely information provided. Also, with online newsletters, he is able to inform our division of up-to-date information in many areas, such as: yard, home and fence repairs, with hopes that those of us who should heed to making changes, actually complete their project. With significant increase in price of homes, he also sends out updates on where our community stands during this sellers market. The crap continues with this so called company. This year they lost 3 accounts (all 3 left in March), all 3 left due to the poor attention paid to their customers, constantly increasing the monthly dues and work orders never started and if started then the finished product was way below standards that we were told it would be. One of the lost accounts had over 100 units(in Aurora), the other 2 were a little smaller, but still totalled 80 units. I know 2 people who work for them(one is leaving soon), that person told me, they have an 'operation capitol crisis', they have NO operating capitol. David Kinney thinks he owns you and that you have to ask how high when he says jump when in reality it is your HOA dues that pays his salary. He is neither appreciative of this fact nor does he earn his salary. He is hateful, will not be happy unless I am dead, arrogant, lazy, unprofessional, sarcastic, inaccurate, cannot understand simple written directions such as sending a garbage truck around to pick up garbage, cannot listen to verbal directions and overall unwilling to do his job. Very poor property managers and owner. From the moment I bought my place, I have had no positive interactions with this company. The owner, Dave I believe, is incredibly rude and berating, and the property managers have no clue what they are doing. They have allowed members on the HOA to feel they have so much power that it will eventually end them in legal trouble. They send out false violations, and do not require there to be any backup. And then when the property managers are questioned about it, rather than responding and doing the right thing, they just refer you to their lawyer...who refers you back to them. They allow the members of the HOA to bully anyone (they choose young women mostly...which isn't surprising since it is ran by a bunch of old women) without regard as to the actual situation. They increase HOA dues without notice, and then charge you a late fee for the amount that you short paid since they do not send monthly statements and the website to pay on does not state the amount due. They also let the people who sit on the board talk to the other homeowners and residents however they want, but the second a resident defends themselves they are called a liar by the property managers. As a property manager myself, on a higher level though, it is shocking, and very disappointing, to see how they conduct business. I would not ever refer this company to manage a property! And I pray, the next generation of people we get on our board makes their first act of business getting rid of them. read more

They keep increasing the HOA fee due to miscellaneous repairs that they want to get done. They do these repairs and do a really shitty job. Then I ask them to repair what is messed up and they don't fix it. I also get letters in the mail nit picking little "nuisances" that are complete bull shit. read more

These jerks had my FUNCTIONAL, legally tagged car towed because other tenants thought it was immobile. I'm a single mother, work 4 jobs, and obviously need my car to work, transport kids to school, etc. When I called the tow company, they said that the tow was requested by the management, i.e.: the HOA. It would have been professional to perhaps call me or come by to witness my car drive vs trusting neighbors who have nothing better to do with their time than complain. read more

Their fees are over priced and they do NOTHING to maintain your building. They have messed up my account 4 times & lost paper work sent to them, we called about services not getting performed on a schedule at all, it took 6 months to get someone to check into what was happening to our services.. We have a motion sensor light, thats 'been fixed' 6 times in the last 3 years, How many times does it have to 'get fixed' before it works right??? Meanwhile we have to pay for any 'service calls' that should be covered by the routine Maintenance of the property. I am to the point that I am selling my condo to get away from this, another owner has moved out and is renting their place, because of constant problems here. .DO NOT USE THESE PEOPLE. read more

This is the HOA and management company that fine home owners at any chance they got. I think because there are only a few units in the community, they don't have enough fund, plus they just had a big increase on the HOA fee in the recent year, so they are looking for fund somewhere else ie. homeowner's pocket. They are looking for opportunities to fine homeowners, inspecting units with magnify glass. I worked with 4-5 other HOAs before, they all got similar rules and regulation, this particular HOA give out citation year long non-stop. Don't even think about leaving for extended time, because if you don't respond to their citation within 10 days, there is the violation fine guarantee (don't think you can get a violation when no one's in the unit?? you would be surprise!). They don't work like professional HOA, they are quick to give out citation and fine homeowner, slow at taking care of problem or respond. If you pay a violation or even HOA fee, make sure you keep records, it happened they miss apply the fund and would send you another bill. And if you fax any document to them, likely they would say they never receive it, unless you call and check and fax again. Dealing with them is like a part time job because you have to put out so much attention; and keep file on everything; and follow up on everything. The only time they seems to care about a home owner is when they need your vote to pass certain things in the community. I definitely would run away when I see this company. Hope they will change for good, otherwise I don't think they would last long. read more
