Everyone I dealt with was friendly enough but if you ever need maintenance done, they will do it as cheaply as humanly possible. For example, our dishwasher stopped working and they replaced it with a used, dented piece of crap. When I put in a maintenance request for the back patio having old, sun warped wood that was falling apart with areas where wood was really weak and someone could have easily fallen through, they didn't fix any of the warped wood; all they did was paint over it. They didn't even prep the wood at all before painting it. Within a few weeks, it started peeling. Towel racks were in the wall using screws that were too short. Same thing with several doors - they started getting stuck and we discovered the hinges were being held in place by screws that weren't even 1/2 an inch long. The ancient dryer took two cycles to dry a load of clothes all the way, even after maintenance looked at it. The house itself was nice and it was in a great area, but it appeared to have been managed by J&J for several years because all the maintenance looked to have been done very cheaply. It was my first rental and it took me moving into a house managed by a different company to realize how poorly managed that place was. read more

Steer clear of this management company at all cost! Their bookkeeping and communication skills are abysmal. Jessica Brittmon is the worst culprit and will only get back to you when she feels like it (which can take weeks or even months). On the contrary, if she needs something she expects it without delay. Our bookkeeper had to spend extra hours every month trying to figure out their confusing accounting methods. Their reconciliations were sent out on random dates and usually not complete. After two months we are still waiting for our security deposits to be sent to our new management as Jessica Brittmon refuses to get back to us! After spending way too many years (I am embarrassed to admit) with these less than competent property managers, we finally switched to a much more professional management company- CRT Management. We have worked with J & J Property Management since they took over from Westwind Rental Management, and they have managed several of our rental properties over the years. Unfortunately, within the past year, the quality of service has drastically declined. We began noticing a pattern of poor communication, particularly with Jessica Brittmon. Whenever we reached out to Jessica White or Krystal regarding accounting issues, they would refer us to Jessica Brittmon. Jessica Brittmon once informed us they had implemented a new accounting system and provided login instructions -- however, we were never able to access it. When we followed up with her for help, she seemed irritated and unwilling to assist. Her lack of responsiveness spoke volumes. To make matters worse, we stopped receiving regular payments. When we asked about this, we were either ignored or given conflicting information. At one point, an employee told us that there was no new accounting system, which left us even more confused and concerned. There was a time when we recommended J & J Property Management to others. Sadly, that trust has been broken. We are still owed money and are now pursuing legal action. Very disappointed and, based on our experience, we do not recommend this company. read more

I have been with J and J properties since they were Windham . These past few years, the rent deposit has been coming later and later. Jessica Britmoore the accountant will not communicate on what is the reason. I just found out she lied that the tenant paid rent late as my tenant does an automatic deposit on rent cafe. When I confronted about this late payment I heard crickets. I just received an update today that J Britmoore embezzled lots of money from the company. So if you are with them you will most likely not be receiving a security deposit or rent. I am so heart broken that as a long time customer that J. Britmoore would do this to the company and her clients. I had a feeling, instincts, that something was wrong. Apparently, the office is closed and you can not get a hold of Jessica White, the partner. So there are apparently news articles on this and J White has filed something in court. read more

I have used J & J from to manage my condo in Aurora. At first, they were attentive and met my requirements for a property manager. We discussed over the initial phone calls that I would see the rent deposit by the 10th of the month - one of my requirements. So after signing all documents and getting a new tenant under contract, I realized a short time later that this appeared to be a mistake: 1. The rent deposits were made to my account after the 20th of the month. One of the J & J partners told me that our agreement stated the 20th of the month. My mistake - I overlooked that part of the agreement as I reviewed the entire form, but I feel that I was misled to begin with. 2. OK, so on the 20th of each month, no deposit. 21st, no. 22nd no. 23, 24th, 25th....no deposit . I then emailed them and asked what was going on. 2 days later, the deposit showed up. This was the case EVERY SINGLE MONTH during the term of our agreement. Every month, I would have to almost beg to get the deposit. One month, I thought I would wait it out and see when they would make the deposit on their own I waited until the 3rd of the FOLLOWING MONTH and I had enough. I fired off texts, emails, voicemails. And it was "sorry, our bookkeeper got covid...." Right... this was in 2024. 3. In early January, I was informed by my tenant there was a leak in the lower level of the unit and he had posted an emergency maintenance request on the management portal. By the following day, no word from J&J. A plumbing leak MUST be attended to immediately, or there may be thousands of $$ in damages. By noon of the next day, no word, emails, texts etc. So I decided to try to find a plumber ASAP, which I did and met up with the him onsite. There was a leak in the mainline into the unit which was going to create multiple trips for me to coordinate with the HOA, Aurora Water, and a plumber to repair. Finally, after 3 days, I received an email from J&J: "Still need help to take care of the leak?" WTF, only 3 days later... 4. On Saturday before the 2025 Superbowl, I was informed by my tenant there was no heat coming from the furnace. By Sunday AM, no word from J&J. This was during a particular cold spell in early February and the unit temperature was in the 50s. By Sunday noon, no word, emails, texts etc. So I decided to try to find an HVAC company ASAP, which I did and met up with the him onsite on Superbowl Sunday. Luckily, it was a fairly easy repair, but you can imagine an emergency charge. So how long is a tenant supposed to wait for a fundamentally dangerous situation to be taken care of? 5. Once I decided to terminate our agreement and find another Property Manager, I communicated that we need to coordinate with the new company for crossover. No word from them for almost 2 months.... After several emails, texts etc, I finally heard from them: "Didn't you get our emails?" - No, you did not send any. "Didn't you get our texts" - No, you did not send any. Everything the current reviews say is true, but take it one step further. J&J now does NOT answer their phone or an email, and they now owe me (and many others from what I gather) two months rent + my damage deposit and my keys. As far as I can tell, there is no recourse except suing them, which I may end up doing. Any suggestions?? They have to be accountable here in this situation. Regret every day that we got involved with J and J. When we signed on with them in 2023 they seemed to be on top of everything. Over the last year, we noticed it was taking longer every month to receive our rental deposits. Jessica Brittmon indicated this was due to extra time needed for the banks to clear the checks, hence they pay out at the 20th of each month. Checks in this day and age do not take 20 days to clear from the 1st of the month but whatever. In 2025 we noticed it was taking them way longer than the 20th and we wouldn't get paid until the following month and that was only after pestering them repeatedly for payment. For May, June, and July, payments had ceased arriving completely for our 3 rentals. We had suggested J and J to my parents and feel bad that they were also shorted on rent payments while on a fixed income for seniors. Saw the news articles about theft of owner funds by Jessica Brittmon. We have tried to contact both Jessica's with no success. I strongly caution anyone considering J&J Property Management, LLC, for property management services. As a property owner, I contracted J&J in July 2024 to lease and manage my rental property in Aurora, CO. The experience has been a nightmare, marked by unprofessional conduct, breach of contract, and severe financial harm. J&J, co-owned by Jessica Brittmon and Jessica Carollo-White, was responsible for collecting rent, managing tenant security deposits held in escrow (by law), and remitting monthly deposits to landlords. Initially, payments were inconsistent with delays starting right off the bat in 2024. I discussed with Jessica Carollo-White about my deposit date being the 10th of the month (which is standard), she led me to believe that was what they did. . .which was a lie. The first month (August 18th) I called her and asked 'WHERE IS MY DEPOSIT", she told me that the rent deposits were made to my account after the 20th of the month. My mistake - I overlooked that part of the agreement as I reviewed the entire form, but I know as VICTOR (ANOTHER LANDLORD - READ BELOW) that I was misled to begin with. As with VICTOR (OTHER LANDLORD) I had to accept that. . . Okay, so on the 20th of each month, no deposit. 21st, no. 22nd no. 23, 24th, 25th....no deposit . I then emailed them and asked what was going on, then several days later, the deposit would show up. This was the case EVERY SINGLE MONTH during the term of our agreement. Every month, I would have to almost beg to get the deposit. Unfortunately, my husband got critically ill and almost died. I was tied up with his care. I was getting my money eventually every month. As with VICTOR I two was given the excuse from Jessica Carollo-White that Jessica Brittmon had COVID and it was September of 2024. By May 2025, J&J was grossly late in paying me the May rent which I did eventually get on June 12th after several emails and phone calls and much persistence. As of July 23rd, I have not received rent payments for June or July and my tenants' security deposit is now at risk as well. My tenant confirms payments have been made for both June and July 2025. I repeatedly contacted Brittmon and Carollo-White via phone and email (e.g., July 11, 2025, and July 17, 2025) but received no response. Worse, a July 2025 lawsuit filed by Jessica Carollo-White (Arapahoe County, Case No. 25cv31624) revealed Brittmon allegedly misappropriated over $1M, including escrow funds meant for security deposits, affecting owners like me (landlords are owed collectively over $200,000). As retirees, my spouse and I were forced to cover mortgage and HOA fees for two months, causing significant financial distress. This company's negligence and alleged fraud are unacceptable. I've terminated their services and reported them to DORA (Department of Regulatory Agencies-Colorado) for investigation. If you are a landlord reading this review go to DORA and look up Jessica Brittmon (Real Estate Broker) and file a complaint. Her License number is #IR.100069918.
