TL;DR: Stay as far away from Renters Warehouse Denver as humanly possible. They are hands-down the most incompetent, unresponsive, and disorganized property management company I've ever encountered. We rented our property from Mo Salehy. -Unapologetic breaches of contract throughout the term of the lease from both them and the landlord. -Communication is abysmal. You'll send three, four, sometimes five emails just to get a single sentence back -- usually days or weeks later, if at all. -Our landlord flat-out told us multiple times that he regrets ever signing with them. -Contractors refused to return for follow-up work, saying they couldn't get paid or get anyone at Renters Warehouse to return their calls. -Accountability does not exist. Every promise was empty. Every "we'll take care of it" turned into silence. If you're a tenant, prepare for constant frustration and complete neglect. Renters Warehouse is not a company you can trust as a tenant. We rented a property owned by Quesia Miranda and managed by Renters Warehouse, and after we moved out, they withheld our entire $2,685 security deposit and charged us over $5,000 for damages that were already documented at move-in. The move-in inspection video, recorded and provided by Renters Warehouse, shows that every single charge was related to pre-existing issues. One example: we were accused of stealing a "custom sink grate" -- yet the grate is clearly visible in the move-out inspection photos. Rather than correct these false claims, Shannon Ross from Renters Warehouse stood behind them. They ignored their own evidence and supported the owner's blatant attempt to push off years of neglect onto us. We're now pursuing legal action. I wouldn't recommend this company to anyone. They're dishonest, unaccountable, and will absolutely try to take advantage of you. read more

We have had multiple repairs that have taken a lot longer than they should have. Over 1 month to repair mold, over 2 weeks and our dryer is still not fixed. This is in response to RH's follow up to my original post. They sent me a ledger, which merely reflected the concerns I stated below, but no one walked me though each item. My previous contract does not reflect their follow up and the items they charged me for. Further it's still unclear what came of the security deposit and early-termination fee, both for me and the previous tenants, nor have they been able to adequately explain why they keep all pet fees but do not apply that to covering repairs on pet-related damages. I didn't even bother mentioning in my previous post how terrible the tenant placement process was this go-around -- the individual handling it kept unilaterally offering hundreds of dollars off rent and waiving certain fees, of which I'd then have to go back and renegotiate. As I mentioned before, the incentives are not well aligned with this business to look out for tenants or homeowners. read more

This is quite possibly the worst management company to ever exist. I get that they try to bend over backwards for their owners so that the owners continue to use them, but their incompetence in handling simple and easy to decipher issues is truly exhausting. They also have agents that simply lie to induce prospective tenants into agreeing to a lease. We signed a lease for a house in Littleton, and the agent, Jacob McMorrow, assured us that the owner was going to drywall and finish half of the basement, including the two bedrooms. We also have written texts from him assuring us of this before we signed the lease. We get to the property last week, and the drywall has not been put up in the basement as agreed upon, and the floorboards in the bedrooms downstairs are also not installed. We let Jacob know, as well as open up a maintenance request with Renters Warehouse, and we are told that these issues are closed as they're going to be handled directly by the owner. A week later, we get an email saying the owner is declining to do the repairs as they're purely cosmetic and don't have to be done. But we have written statements from Jacob McMorrow and verbal statements assuring us that they will be done to induce us into the lease agreement. Additionally, all of the smoke alarm batteries were dead, the place was disgusting and not cleaned, and the walls were not painted as agreed. There was actually old food left on the grill outside, and we were told that doesn't have to be fixed either. It is apparently okay for them to leave tenants old decaying food from the prior owner/tenant. If you hear the name Renters Warehouse in your search for a rental home, run as fast as you can in the other direction! EDIT: Just as an edit here, I have called them multiple times since this review and reply and they still have not fixed the legally required items. The leasing agent I mentioned above has also reached out about my negative review and still no fixes have been done to all of the many problems with the house. We are now approaching nearly 1 month since I moved in and immediately reported these issues and not one single thing has been fixed. Even urgent matters like smoke alarms/carbon monoxide detectors. This is 100% a scam company. Avoid them at ALL COSTS. Additionally, Jacob McMorrow is a documented liar and will say anything to get you to lease a home. He will then lie and delay until you give up and fix everything wrong about the property out of pocket just out of sheer annoyance. read more

After reading your reply it's clear you are out of touch. I was there yesterday 10/10. There are still vents missing, I took pictures. The hot water and continuing to leak water from overflow drain is not normal. Again I took pictures and a video of it yesterday, I'm paying the water bill, where do suppose this water is coming from? When it's a sign of a problem A constant leak from the overflow pipe could indicate a faulty valve or excessive pressure in the tank. Excessive pressure can be caused by high water pressure coming in or a malfunctioning pressure regulator. A leaking drain valve can also be a sign of a failing water heater, and if it fails, it could flood your basement. The storm door on the front of the house has not been repaired as of 1130 yesterday. The hydraulic hinge is still missing, if you are not careful when you open the door a strong gust could cause the door to swint out of your hand and destroy the door leaving the tenant liable. The sliding screen door in the back yard has so many holes in the screen you can't leave the glass slider open because of all the insects that will make their way into the house, again I took pictures. I did receive a message from the "handyman" that he will be there Saturday to repair the back gate that being he has yet to trim the cedar bushes that are responsible for destroying the gate. Not sure where you are getting your information from but I am afraid it is a bit inaccurate. I have opened a maintenance request, unfortunately I was not able to completely fill out the description as your website has a character limit on it. They are impossible to communicate with. If you pay less than your rent bc you are withholding a portion for repairs made, they charge you $50 a day. By law you can withhold rent in certain circumstances, but this setup doesn't allow that. read more

My roommate's and my first experience with Renters Warehouse has been the worst by far, and we will never be working with them for future rental needs. We had taken over a lease at a townhouse in Colorado Springs, CO with Jacob McMorrow as our original property manager. They have no means of an inspection when a lease amendment is involved, and we found the townhouse completely trashed by the previous tenant, including dog feces and urine being found in the crawl space along with his abandoned personal belongings. We addressed concerns Jacob, and advised us to submit a maintenance request, even though their site wouldn't allow us to include a detailed list, and to just tell the outsourced maintenance man what needs to be done. We told him, and fixed some items that day and promised to return later for the rest, but never did and we were still left with items unfixed. We also had an issue with the keys because they did not unlock both points of entry, only to learn that the previous tenant replaced the locks at some point. There was also an issue with the mailbox because Jacob didn't have on file which was ours, and the previous tenant wasn't able to confirm which, so we weren't able to get our mail for a few weeks. Within our first month of living there, our water was shut off with no warning and we were without this necessity for over a week. We told Jacob, and then he told us to reach out to the HOA, so we did, but they wouldn't help us because "we weren't the listed residents for the property". That was because Jacob didn't inform the HOA about new tenants, and he also did not have the number for them on file in case of emergencies, to which his excuse was "we've never done a lease amendment before".. it's not professional to not have this kind of information on file for your properties. **PLEASE SEE PHOTOS FOR REST OF REVIEW** read more

They did a great job of getting renters in my place. But thats about it. All they had to do was collect rent. They started charging maintenance fees taking money right out of my rent. Thing is they made mistake in billing me those maintinance fees. So I got fees for being overdrwn on my bank, had to wait weeks before they got my money back. Did that four months in a row!!!! How flipping hard is it to transfer MY money to me MY RENT and take their FEE. STUPID. read more

RW is managing two properties of mine and they have been horrible with respect to maintenance requests, rent collections and communications (with me and between themselves within their organization). I have gone months without receiving rent payments (but RW is somehow able to collect their late fees). During a recent sprinkler repair visit, the RW maintenance person gave me a quote for $500+ to replace a number of "dead" zone valves. I had a person of my own choosing look into and he found that the timer wasn't turned on. You'll also find that none of these people have a manager. So if you need to escalate an issue you're essentially out of luck. Plus, they have a great deal of turn-over, so you never know who might be responsible for your property. Given how much they charge with all of their fees, I would expect much, much better. read more

Dishonest, nit-picked at everything on move-out, wouldn't allow me a proper walk through, wouldn't share before pictures that were supposed to be taken, falsely documented condition of property and cost me most of my security deposit. AND... watch out because they also sell homes so they won't be looking out for you as the renter and will side with the seller. Total conflict of interest. Watch your back. UPDATE 9/3: Yeah right.. let us know and send us what you are disputing. Sure. I did, they did nothing. They wouldn't allow me to view the move-in pictures or checklist to compare on move-out. There is something very dodgy with not even allowing a renter to sign the checklists on both ends or give them a move-out walk through which naturally they DID with the landlord (how convenient). Nice how they blame it on the landlord like they don't give advice to them or make it look like you trashed a place. Don't bother to pretend you have any kind of customer support for a renter. Now I have to bring a lawsuit and believe me if I can involve RW in it, I will. read more

Jesse Sellers as a leasing agent could not have been more unprofessional, rude, or threatening. Telling us that he was "doing us a favor" by letting us know when he would enter the apartment to show prospective tenants and threatening to enter while we were sleeping because it worked better with his schedule. His inability to perform his job and lack of communication created so much stress throughout the term of our lease. He lied to us and the homeowner about our move out inspection and ended up costing us several hundred dollars in repairs, then blocked our phone numbers. Unfortunately there is little to no response to maintenance tickets. On July 15 my move in day, my leasing agent Chris Mulhern submitted a maintenance request (287828) for the following items: Your request details as submitted are: 1) junk removal of some furniture items (piano, desk, filing cabinet) and trash 2) general cleaning (including windows), 3) patio door does not lock; there's currently a wooden door jamb 4) pool is dirty and was left uncovered 5) smoke detector missing in kitchen I called on July 29, and was quickly apologized by the rep who took my call. Rep promised me they would contact me the following day and was not sure why the ticket had not been worked. I received an email on 07/30 adv they barely notified the owner and asked me for photos to help them. I submitted photos on 08/01. On August 06 I submitted an additional maintenance ticket to find out why no follow up (294830). That ticket was thoroughly ignored. I also have an additional ticket that has been unresolved. Ticket # 292024 submitted on 07/30 to not having keys to the garage or access to garage door opener. I quickly received a reply indicating they will follow up with homeowners. I created a new ticket #294817 on 08/06 to follow up on this ticket, and was told that they reached out to owner via text and email again. No further information has been sent to me. So I just submitted a customer service request ticket #298598 yesterday wanting to be contacted with in 24 hrs with a plan for resolution and to see if I am worthy of mattering to the company. This is the worst company I have ever seen of any industry, EVER. Maybe this review will be taken seriously enough to have someone important contact me, but I highly doubt it. I currently have NO oven, NO dishwasher, cockroaches coming from the disgustingly dead dishwasher they won't remove, a broken kitchen window, a broken ceiling fan, and a leaking kitchen sink. ALL of which were meant to be fixed prior to move in SIX MONTHS AGO, except for the oven which broke a month ago. In trying to have these issues resolved, I've now been informed by a manager that there are foundation issues in the home we were never made aware of that were supposed to be disclosed! This is a nice house in the suburbs that we pay A LOT of rent towards each month. Not only am I looking into breaking my contract, I fully plan on seeking legal action against this company. Don't rent or work with them out of desperation, as I can promise you, you'll pay a lot more in the long run. Just read their reviews and comments on their social media... I had the home profesionally cleaned upon move out and I cleaned for every showing - yes - for sale while we lived there. They still charged me for doing it again - $500 cleaners, $300 carpet shampoo. I already did this. They will take any funds they can get a hold of and won't let go no matter what. This is the worst rental management company. We own a house in Colorado and we don't live there, so we had to hire a management company. We should have found a new company to manage our property a long time ago. They have not been helpful, and they have made us loose money. If you're looking for a company to manage a house you own, don't waste your time nor money. Renters Warehouse is full of lazy people who will not try to help you. They'll just take your money and if there are any problems with your tenants, they will NOT take care of the problem for you. Also, if you need someone to find tenants for you, don't hire these people. Horrible experience! 1 Star is a lot for this company, but I can't give them "0" stars. If I could give them a negative review I would. I'm writing this nearly 6 months post move out after taking them to small claims court for withholding my security deposit based on false claims. They completed my move out with photo evidence, and a checklist documenting the unit was "clean". A month later, I was told I would not receive my security deposit in full due to water damage in the unit, "standing water" as the homeowner notated. When I disputed the claim, they went back to the homeowner (who apparently stood by her decision to withhold the money) Renter's Warehouse then closed the dispute claiming the decision had been made and I would not receive my money back even though THEIR documents showed the condition of the apartment upon move out was good...THAT'S CALLED A SCAM!!! I wish someone would've warned me not to ever use Renter's Warehouse when I moved in. I highly recommend documenting everything with photos and videos upon move out just to be sure you don't have to experience what I went through (even with documentation it still didn't help until I actually got into court). Renter's Warehouse was a complete joke in how they handled me as a tenant, they are the worst business practice I've ever seen and treat their tenants terribly. They bounce you around to different people and locations in hopes of you just giving up. As for the homeowner, I still am at a loss as to how you can claim fake damage and take someone's money when they took excellent care of your home, then Renter's Warehouse BACKED HER UP! The worst property management company I've ever worked with even our landlord stated it! Three agents told me that there would no lease break fee due to the fact that we gave a 60 day notice and that applies under the Colorado law. So thinking they were trained professionals I ended up putting a double deposit on a new unit. Keep in mind that's $3000 there and now $3000 for renters warehouse. Jacob up the assistant property manager would not own up to the mistakes of his untrained staffed and he has now screwed my husband and myself over financially. I wish I could give less than 1 star. To begin with. My realtor was the laziest person I've ever done business with. Doesn't answer phone calls, or texts for days. Emails would get answered occasionally. Once rented the property at 1331 n ogden st. The realtors/previous tenant did not have the apartment cleaned. They literally have remove out date/move in date as the same day so they don't even know if the apartment is clean before handing over the keys. It took us 10 business days to get an answer about if they would clean the apartment or if we had to. We ended up cleaning the apartment and when I say it had to be cleaned, it looked like nobody had even wiped the grease off the oven in years, maybe ever. The apartment didn't have painted or caulked baseboards so they would collect dirt and grime and were disgusting when we moved in. 150$ is what was credited to our rent for deep cleaning the whole apartment. Sink was leaking for weeks before they got somebody out there. I moved out of my apartment on the 3rd. I was suppose to be charged 3 days prorated rent. I called and emailed with rental manager to confirm they would not charge me full rent, and he assured me over and over it would be prorated amount. Sure enough. They charged me my full rent on the 1st. It is now the 10th and I've had to call 5 times now before finding out, today that they have finally mailed a check on the 8th. Each time I called after the initial conversation I asked to speak to a manager. That would be 4 times. 4 times I asked. I waited on hold for almost 30 minutes before asking for a call back. When you ask to speak to a manager. The manager tells them to say "they're on a phone call, but they can instant message to answer any questions." They never called me back. I Still have not spoken to anyone that could tell me what happened, because they use a call center and don't make notes, so it's always somebody new you speak to. New hires every week and have no idea what they are doing. Nobody has even apologized for stealing over 1k dollars. I told them I lost out on multiple other properties because of the way the market is and they didn't even seem to care. If your a homeowner. Please use a better rental agency. If you are looking for a rental property, run for your life. Don't make the same mistake, I have. My friends had rented another property from them as well, and will be leaving similar reviews. I said I would do a referral fee and he wants three time what I pay the company I already work with. I'm sorry I even responded to his message, I had to block him. He goes on about he offers a guarantee, news flash...so does everyone and we all know a guarantee means you have fancy language in your agreement that allows you to create a bunch of red tape and ultimately wiggle out. I wish I had checked out Renters Warehouse before we leased through them. the only thing they're good at is collecting the rent! I have been begging someone to come out for a month and service the sprinkler system. It is turned off because the water constantly runs, and the grass is dying, but their maintenance reporting process is a giant black hole. I've talked to soo many RW employees and yet never seen any action. It is beyond maddening! I've come to the conclusion that their operations model is that of ignoring maintenance issues until the tenant just takes care of it. So, if you're in the market to lease a home and you find RW at the door, RUN, RUN AWAY! They are truly, truly horrible! read more

Unprofessional company that specializes in leasing slumlord properties. They change their "Rent Estate Advisors" like underwear, you'll never know who to contact with issues. They emphasize that they'll work with all parties and then remove any person that has any ethics that may have helped from the account. They allow the owners to harass the tenants and say there is nothing they can do. They only care about the money they get. We have been to a showing at a house were Rent Estate Advisor Gavin Kelly, who was very demeaning to my wife, was found to be disorganized and didn't know whether or not the property was even available. In viewing another property, we were greeted by Mr. Kelly with his fly unzipped and underwear hanging out. We still question what he was doing prior to us arriving. I question all these positive reviews, either they are fake or there is some serious wool covering some eyes. read more

This is our third property management company in the last 30 years, having rented out units throughout that time. This is by far the worst company to deal with and cannot be trusted. First off, we are located in the Denver area, and were looking around for a local property management company. When talking to the local rep, we were NEVER informed that the placement service is local, but after that, all business is handled through an 800#, ie wait on hold for a while, get transferred around, and then describe the situation again and again. Oh, there is a portal, completely useless with no documents posted. Once the tenant is found and the lease signed, the placement person (Peter Temple) had no interest in talking to us. He just handed us over to the call center. Didn't see that happening! And the 3 prospective candidates before the tenants were awful, despite the recommendations of Mr Temple. As seasoned landlords, we know a loser when we see one - for example, finding 2 23 year old male gearheads, living at home, working in the same auto detail shop making $12/hr part time to sign a 2 year lease ($1695/ month) as roommates -this has red flags all over the place! Temple presented them as working professionals with ok credit. Great instincts. I can't tell you how many hours I spent on the 800# trying to get the income/expense ledger after 2 months of occupancy. Avoid these jokers. read more

It's ironic that this is called "Renters Warehouse" because nothing about it is for the benefit of the renter. The renter actually has a pretty bad experience. You'll notice that each and every one of the positive reviews here is on the owner side, and the many, many more negative ones come from the actual renters. Any customer service experienced is not for the renter; it is for the owner. The renter is instead treated like an inept criminal from start to finish. It's a bad enough situation that it's worth checking who the property management company is before renting, and if it's Renters Warehouse, pass on that lease. You'll be glad you didn't get stuck dealing with the crap end of the stick for duration of your lease. OWNERS: You're better off with someone who treats your tenants well. I recently rented a house managed by RW. I waited until I got my deposit money back to post this review because I would not be surprised if they withheld it based on this review (they're that crooked). Anyway, when they feed you the like that their purpose is to protect both you and the landlord, it's complete bull shit. We got charged several hundred dollars for "backyard damages" and the yard looked like shit when we moved it. There was a period pad stuck to the side of the house, that's how shitty the yard was. Anyway, when I asked to review the video footage and photos from move in to compare the yard then to the yard when we moved out, they told me they cannot do that and that "it's the landlord's choice how much to charge". So what the fuck is the point of RW? What was the point of the walk-through before move in? What was the point of all the video and camera footage? Absolutely nothing. I know most people only come to review when something went wrong. I am no different HOWEVER it's how the situation was handled that I can give a 5 star rating. Suman was great to work with from start to finish. She even had to do extra work to get our money back. She brought a ready, willing, and able client for a rental only to have an issue with the homeowner. I sure hope she gets to collect a commission as she performed her duties.
