If for just the well provisioned campfire and view of surrounding woods, Babbling Brook Cottages…read morewould rate five stars. There is so much more. Our stay was very comfortable in the Toasted Marshmallow. The cabin is very clean, modern and comes with a well stocked kitchen. The host family is on property but out of sight and sound. Terri and Lamar our hosts were a pleasure to work with answering our many questions pre-booking. During our stay they provided valuable information and suggestions about the best hikes, waterfalls, restaurants and surrounding area. We loved our stay at Babbling Brook Cottages; had a fabulous time in the area and will recommend it to all of our friends and family.

I checked and read the reviews and thought, wow! This seems like exactly what I was looking for. I couldn't have been more right!!! A beautiful scenic picturesque setting of 5 amazing cabins spread out in the woods of Pennsylvania. The perfect place to unplug yourself, unwind and relax while leaving your worries and stresses behind albeit temporarily. Immerse yourself in the natural beauty surrounding you and breathe in the fresh country air! Enjoy the amenities provided for each cabin for your own personalized experience and treat yourself to what you didn't even know you were missing!! The cabin my wife and I rented was amazing!!! The Toasted Marshmallow Comfortable and clean, cozy and warm or cool if you prefer the air conditioner on. kitchenette is stocked with whatever you need to cook (pots, pans, utensils) Walmart or grocery stores nearby to purchase whatever you need to cook, or check out the local places to eat. A map is provided to guide you to local attractions and shops. You'll share the property with beautiful squirrels and chipmunks, the occasional Deer that walk around and serenaded every day by chirping birds. A fire pit provided for each cabin is a wonderful way to relax and sit back to think about absolutely nothing Lamar and Terri live onsite and are available to assist you if needed. Wonderful friendly hosts!! A few simple rules to abide by to maintain and respect the integrity of this property. No smoking is allowed of any kind at all anywhere on or around the property which is great!!! Turn down is at 10pm which just means please put out your campfire (water provided) and just hangout inside your cabin and watch TV, play board games (provided) or cuddle with your significant other. Take time to checkout the local waterfalls and trails Please please please be careful driving as there are deer that cross the road, it's their home not ours. Respect the speed limits and you'll be fine, lots of curvy roads. Thankfully we had great weather and we were able to go out every day, check out our pictures below... The house itself is nice, despite some unevenness in the floors which is surprising considering it…read morewas built in the mid 70's. The issue was the service. The problems started right when I booked my stay. They had one price listed on their website but sent me an email telling me they actually increased the price but didn't change the website. I attempted to bargain for a price mid way between but they were inflexible. I accepted that maybe it was an honesty mistake, but typically when you advertise something at one price and then inform the buyer after purchase it actually costs more that is not a good sign. I should have canceled when I had the chance. Our stay was uneventful. We had a fire outside both nights and used the pool table one night. After leaving they informed me we stained their carpet in so many places that it just seems improbably. You would need to be willfully ignorant or intentionally disrespectful to create so many stains. They sent pictures and I don't doubt the stains were there, but we didn't cause them. I informed them that we took care to return their house the way we found it including thoroughly cleaning the cooktop on the range after cooking bacon - just like I would do at my own house. Despite my protest about the stains they charged us anyway. Consequently, I will not be staying at this house again. I would prefer to spend my money elsewhere.

Nice lake, the rest is a disaster…read more The listing says there are 115 acres of nature trails (elswhere it says 120 acres). Prior to my visit when I asked about a trail map, there was no response. Upon arrival at the property, the only trail I was told of was the one that led from the cabin to the lake. This is very misleading, A big part of the reason I booked this place was the nature trails. Post-visit I was told no one has ever asked about a trail map before. Over 100 acres of trails and no map or markers or signage except for the lake trail. That's ridiculous. The cabin needed cleaning. There were spiderwebs in bathroom. Webs in the corners of the bedroom ceiling, a cobweb hanging from the ceiling. These webs looked like they had been there a while. The ceiling fan was covered in dust. I booked a cabin to be able to have use of the full kitchen. The microwave door handle was hanging on by a thread. It appeared someone had previously attempted to fix it with glue, which obviously did not work well. The shower handle came off in my hand, but I was able to put it back on. The toilet was running and then stopped working. Eventually, someone came to fix the toilet. The next day, the toilet stopped flushing again. The kitchen window did not close all the way, allowing bugs to come in. The screen of the screen door is not attached, and the door does not close flush with the door frame. It was not possible to have front door open because there was ample room for bugs to come in. The listing says "Peace and Quite!!! Very Private". It was not private, it wasn't even quite quiet. There is a good amount of streetnoise, the cabin is set very close to the road. Bring earplugs. Private? No. It is a very short walk to the playground because the playground is directly across the street. A fence separates you from house next door, clear view of their home and yard. Not nearly as secluded as you'd think. They asked if I would not leave a negative review in exchange for a refund. I don't do hush money. People deserve to know what to expect from this place.

We stayed in a giant little villa with a full kitchen & dining area- full bathroom- one bedroom & a large fold out couch in the living room. It was more than big enough for 3 of us plus our dog! They're pet friendly which is refreshing!! Now this place is set up like a little village with the center being the front desk- inside the main area- they also have a ton of little extras such as a large movie theatre, gym/fitness center, game room, business/computer room & more. Everything is very nice, well taken care of & appears brand new. They also have the large indoor pool that connects to this building & behind it a full sized playground. My son LOVED staying here! He's a smart 6 year old & he thoroughly enjoyed the pool, playground, game & rec room! Our little villa was walking distance to the main building- being about a 6 or so minute walk or about 2 blocks! Very easy to find & go in & out. The staff was also really nice friendly and accommodating. I didn't hear or see too many other guests during our stay- which was pretty nice as well. We had the entire indoor pool to ourselves for a good 3-4 hours which is amazing! Overall I was MORE than happy with this place. I would absolutely return. Everything was CLEAN, in working order, & relatively new- which is nice! One of my biggest pet peeves is paying to stay at a hotel & then seeing their amenities are anything but & the microwave, mini fridge & tv are older then the ones in my home- that's disappointing. But didn't have that here- everything was nice and new! Woohoo!

We got a dog friendly room, that didn't smell like dogs had stayed there. Plenty of hot water in the shower. My only suggestion to the management/owner would be to put a small fridge in the rooms and to have a communal area for coffee in the am. Otherwise, we had a nice stay. I'll definitely stay here again.
