As a military spouse who has been sent to live back and forth CONUS and OCONUS for the last 16 years, I trusted them to manage my property while I was away. I naively thought that because I never heard much from them that things were going well and the home was being taken care of. Lesson learned even though I asked for mid lease inspections and was rarely alerted to any issues. What I discovered when the last tenant moved out abruptly last year was that their vendor had not fixed a roof leak and the tenant was fed up with living in inadequate conditions and unresolved maintenance requests (of which I have no access to and was never made aware of). When I asked Joe how something as big a roof leak could go overlooked (the job sent to a vendor but never completed) he completely lost it on the phone, yelling at me, talking over me, and basically telling me that because I didn't have a high value property, I wasn't worth his time and it was more of a hassle than it was worth for him. Nice thing to say to someone who has trusted you and provided you their business for nearly 2 decades regardless of the property price point. I was stunned. When I tell you I've never had someone be so rude and belittling over the phone toward me when supposedly acting in a professional capacity, I am not exaggerating. I should have changed agencies then, but they all seemed to have horrible reviews and I figured the "devil you know is better than the devil you don't" and I requested to only deal with one of the other agents in the office from that point forward, who happens to at least be polite and professional in all my dealings with her. I realized I could no longer trust their management and brought in outside vendors who pointed out issues with fascia, gutter, drainage, plumbing...the list goes on. Fast-forward to now, 20k in repairs after getting neutral eyes on the place, I have a new tenant who happens to do construction work and is pointing out other issues with the home that should have been addressed during the transition between tenants - missing garage door openers, lights not working, missing fire alarms! After he put in a number of maintenance requests, they decided to terminate my contract, which to be honest I'm grateful for and should have initiated myself last year when Joe crashed out and gaslit me on the phone over a simple question about their oversight of maintenance requests. In his email terminating the contract, Joe stated he's "committed to supporting a smooth and professional transition. Over the coming weeks, we will finalize all outstanding responsibilities and provide you with any necessary records, reports, and assistance to ensure continuity." We shall see...

They stole better than half of my $2400 deposit by making up charges…read more When asked, they refused to provide pictures of supposed conditions they claimed existed even though I had the rental property professionally cleaned when I vacated. They refused to fix property damage due to storms and hail until I threatened to sue them after repeated requests. In short, they are the worst people to deal with I've ever been associated with and I wouldn't rent a dog kennel from them.

There have been repeated late-night parties, loud music, and heavy bass that carries into neighboring homes. I reported the issue to the property management company multiple times, but no effective action was taken. The noise was so severe on several occasions that I had to call the police just to get it to stop. In a residential area, this level of disruption is unacceptable, and management's failure to enforce basic quiet standards has been extremely disappointing. I would not recommend this company.

Avenue does not keep its word. I was in talks with Avenue, as I was considering using them as property manager for my rental. Per the request of the Avenue employee I was speaking with, I sent him a leasing agreement I had with a competing property management company. I did this to see if Avenue would actually stand by their word and make good on their "low fee guarantee." After talking with me on the phone about it, the Avenue employee actually agreed with me that my lease with this other company was an "apples to apples" comparison with their own. However, he said that they would charge me more than the other company. In other words, they would not honor their own guarantee. They do not keep their word. Also, there are multiple fake positive reviews of this company. I'm 99% sure that some of these fake reviews were posted by their employees. I would advise staying away from this company.

We were naive like their other victims. Oh yes here is where we got you lending from...one of their other companies. Here is the mortgage paperwork...but we don't file it with the recorders office, that comes after you payoff the loan. You own your house...nope because the mortgage was never filed! You have a negative life changing event? Too bad...but we have rentals from our rental side. They are terrible places in terrible areas with overpriced rent. I'm hoping g their karma caught up with them. All their 10 different websites are not working any longer. I even warned a new couple there for the first time and I hated to do it because they were so excited. I told them, ask them if they file the mortgage with the Clerk. They came out and thanked me wmfor the warning and they saw threw John's whole scam. At least I saved one family. OH! And don't worry, when they go to court to evict you from the house they said "you own" you don't have to be there or even hire your own lawyer because John is a lawyer and it is really a quick and simple proceeding and he can take care of all of it. God we were so stupid.

    To update my review: my realtor toured this property on April 18 and reported a natural gas smell…read more The owner claimed the fire department had checked and found no leak, but the fire department later stated they had no record of any such visit. We moved across the country on June 4, six weeks after reporting the issue, and the gas leak was still ongoing. A contractor later told us the levels were severe enough that we were fortunate a major incident had not occurred. The owner's contractor also improperly replaced the gas line with an undersized one, according to Spire, and I was the person contacting Spire throughout the process. They let me know that the pipe the contractor replaced was 1/4th inch too small and could lead to carbon monoxide or gas buildup in the lines. During the nine months we lived there, two additional gas leaks occurred in other areas of the system. After spending over $10,000 to move and paying rent for May while the house sat vacant, Stephanie Olsen told me over the phone that "this isn't working out" and that we would need to find another place if we continued being "ungrateful." We ultimately moved out early after 10 months, and paid April 2026 rent while the property was vacant and we were in a new rental. The house itself had numerous issues: filthy vents filled with years of dust and mold, insect infestations (basement had roaches, beetles and grasshoppers) requiring extermination, and a failing sump pump system with drain flies that contributed to a very strong basement odor. The home was at times uninhabitable due to the gas smell, causing headaches and dizziness for both me and my Mom, and we paid out of pocket for hotel stays. This experience was emotionally and financially exhausting. After being threatened with eviction, do you really think I felt comfortable reporting every issue with the house? Of course not. So we financially covered multiple issues due to fear of retaliation.

We went on to have 2 more gas leaks in the 9 months we lived in this home . At other areas of the gas system. Stephanie Olsen definitely threatened to let me out of my lease in June when we spoke on the phone after I had just spent $8,000 dollars and payed rent for May( while the house was vacant). And no one would be happy with this situation. We left early and payed for April of this year while the house was vacant. This company and the homes owner were awful. Stephanie literally screamed at me and threatened to evict me on the phone until I was in tears. The house was literally inhabitable due to the extremely strong smell of gas, which was causing headaches and dizziness for me and my son. We paid to stay in a hotel. The vents were filthy with dust and mold that had not been cleaned for years. We had to pay for an exterminator due to a hornet and grasshopper infestation, a plumber for a failing sump pit motor infested with drain flies / worms, which also contributed to the basement odor. The list goes on but my point is - this was a nightmare both emotionally and financially for us. Do you really think I'm going to report every issue wrong with the home after I was threatened with eviction? Obviously not.

    My Experience With Homestretch Property Management -- Save Yourself the Headache…read moreI would strongly recommend NOT hiring Homestretch Property Management based on my experience as a property owner. My biggest financial loss came from the fact that my properties sat vacant for more than a year. They were simply not effective at getting my properties rented. That vacancy resulted in approximately $40,000 in lost rental income. One of the biggest problems was that there were too many different people involved with my properties instead of having one dedicated property manager who actually knew my properties, tenants, and situation. I found the constant changing of people and lack of consistent communication extremely frustrating. The person who initially recruited me was very nice and did an excellent job presenting the company and creating a good report. But don't let that fool you. My actual experience after signing up was completely different. I found the company to be very disorganized, and their use of AppFolio was extremely difficult to understand. As an owner, I often struggled to figure out exactly what I was being charged for and what I was actually paying the management fee for. And that is another major issue: they charge you for practically everything. There were so many additional charges that I often questioned what the management fee was actually covering. A property management company is supposed to make your life easier and protect your investment. Instead, my experience with Homestretch created more work, confusion, and significant financial losses. In my opinion, they are one of the worst property management companies I have dealt with. If you are an investor and your properties need to stay occupied and profitable, I would think very carefully before trusting them with your properties. Please do your homework before hiring this company. Don't be impressed by the initial sales presentation. Ask how long properties typically remain vacant, who will actually be managing your properties, what is included in the management fee, and what additional charges you can expect. Based on my experience, I would not hire Homestretch again and I strongly recommend that other property owners look elsewhere.

What should have been a straightforward property management relationship became deeply frusrating. As out-of-state property owners, we relied on their expertise and integrity - both which feel were lacking. We were repeatedly advised to approve work that, in highsight, appears unnecessary and excessively priced. The property underwent multiple "rehabs," yet the costs were consistently unreasonable and the results did not justify the expense. Even our CPA was shocked by the sheer volume and frequency of repairs completed in a single year, let alone, the rehabs after each tenant moved out. Despite all this, when we ultimately decided to sell, we were forced to invest in yet another rehab just to bring the property to a sellable condition. A local real estate professional who assisted with the sale was stunned by how much money had been poured into the property relative to its condition. At the end, we used one of the real estate's vendors for some work, which the cost was significantly cheaper than the vendors and quotes that this management presented. We own another property that is professionally managed, so we have a clear basis for comparison. The difference in transparency, judgement, and accountability is night and day. We strongly urge anyone, especially out-of-state owners to proceed with extreme caution. Based on our experience, we cannot recommend this company.
