I first set up an appointment to meet with Cathy and her mortgage team to initially discuss my…read moregoals of purchasing my first home. I had heard ads on the radio Dave Ramsey show recommending her team as a mortgage lender, as well as online reviews I read when I was researching mortgage lenders to begin the pre-approval process before I hired a realtor to start looking for homes. I had a pretty solid idea going into the meeting about how the mortgage industry worked and what sort of financial position I needed to be in to be qualified. I had a list of questions to ask, as well as most of my financial documents initially needed with any mortgage pre approval process. As anybody would be when making their first home purchase I was very skeptical of the process and had my guard up extremely high going in. Cathy was my first meeting with a lender....and she was my last. By the end of the meeting I knew that I needed to look no further. Cathy was the down to earth, straight forward, honest, and knowledgeable person that I was hoping to find in my search. She has been in the mortgage game a long time and has seen so many different scenarios over the years that she knew the ins and outs of the industry as well as sharing personal accounts of her own mortgage dealings over the years to help me feel like she was an ordinary person that has dealt with the very same experience I was about to undertake in buying a home. I had a laundry list of questions to ask her that day to try and gather as much information as I could about her company and team. Cathy took her time and answered every one of my questions honestly and bluntly with no sugar coating or false promises. That is just the type of person I like to deal with. I felt a sense of ease and comfort because I knew she wasn't the type to blow smoke up my ass just to gain another hopeless client. The last part of the meeting that really had me sold before I left was the amount of rapport we had built in that hour and half we spent together. Besides just discussing all the financials involved Cathy had no problem telling me about herself, personal stories and experiences. I had a really good idea of what kind of person she was away from the office by the time I left that day. Many of our beliefs and values really lined up, which made me feel even better about choosing Baker Mortgage in my home buying process. Throughout the whole process of gaining pre approval to finalizing the loan, Cathy and her team were there to explain what the heck everything was that was going on. I had lots of questions, trust me. They responded quickly to all my inquiries. Cathy was even there with me and my realtors on my closing day, which further added to my level of comfort and appreciation I had gained from choosing Baker Mortgage as my lender. So if your about to begin the home buying process for the first, second, third time and are seeking a mortgage company with a very straightforward approach to the process with a helpful knowledgeable staff to help you the whole way, look no further than Baker Mortgage. Tell em' Carl convinced you!

We accepted a offer in less than 10 days that our house was on the market from a buyer who used John with the Loan Nerd as the lender and provided us with a loan ( Approval ) a full approval and a 21 day close.the approval letter stated all the Taxes, income and Funds were ( Verified ) and with a quick close we were lead to believe they were through the first round of underwriting, unfortunately this was not the case, now we do not know what the buyer presented to John with the loan Nerd during their initial application but once we went under contract we believe there was no reason to flush out any issues with income and taxes during the 7 day options period at least every lender we have spoken to has told us that should have been known in the first few days. we never heard of any issues and was repeatedly told everything was on track by John and the Loan nerd fast forward to 3 days before closing we were only told there was a small issue in dealing with the VA and it would be resolved on a day , we were due to close on 11/12 after a couple of more days they came back with they needed to clarify something with the VA and they were closed as it was veterans day and asked us to extend for 1 week we agreed since it was already past the point of no return, it was right after the extension only a day we were told the actual truth that the buyer Amended their taxes and those taxes cant be used for 6 months. at no point during the previous 30 days was it relayed any to me or my Agent and possible issues on taxes. as a matter of fact we were re assured all was good. then a few more days later John with the Loan Nerd told us they could not qualify for VA and switched to FHA and that he already SECURED ANOTHER APPROVAL AND SENT To UNDERWRITING AGAIN ( not a Qualify but approval ) This on FHA loan we reluctantly agreed to allow this to go on since we have lost some much critical time and the house has been listed as pending and lost easily one or 2 buyers in that time since 7 houses in the direct tiny neighborhood on the canal went pending in the same criteria since we accepted this offer . well the FHA approval went to the underwriter then needed some clarification and a audit on the Buyers P and L since they were a small Business and needed another week. i want to stress that John with the Loan Nerd has been repeatedly telling my agent multiple times he was 100% confident he could get this across the finish line and promised it was going to close and to trust him and not cancel , this went on for a few days then told us they were waiting on the CPA for their Audit, each time they kept blaming the CPA for the delay in the Audit over the weekend on 12/7 we were finally told that in fact they cant use their 2024 taxes and have to wait to use their 2025 to try and RE-qualify in jan/Feb they have tried to blame the CPA for not being approved due to the delay in the audit but that does not fly with us since they tried a couple of other lenders beside the loan nerd we were told and those lenders said he could not qualify. it was only John with the loan Nerd who kept telling us he was 100% confident he could get the buyers approved and push this across the finish line, in the end We had to cancel it all together and move on at a time when there is not alot of activity and out thousands and thousands of dollars and potential buyers due to John and the Loan Nerd verifying what the buyer presented to him. going forward if we as a seller ever see a offer with the approval letter from the loan nerd we will not be accepting it. we have 0 Confidence in the loan nerd when telling us he can get someone approved
