    Reviews on the NFVH's website should be taken with a grain of salt - they don't publish unfavorable…read morereviews. We rented a property from NFVH for four nights and paid nearly $10,000 for the stay. The house, Knickerbocker Estate, itself is very large, the bedrooms are spacious, and it is well stocked with linens, towels, and kitchen supplies. Unfortunately, our experience was significantly impacted by issues that were only disclosed after check-in. Upon arrival we were informed that there was a problem with the water heater and that guests should stagger their showers. For our group of eight golfers on a tight schedule, that simply wasn't practical. The problem went beyond inconvenience. The water heater issue caused the electricity to trip three separate times during our stay. On multiple occasions people were left in the shower with the lights out and only cold water. We also paid extra to have the pool heated, but the water was lukewarm at best, and we could not use it. I also attempted to post a review describing this experience on the company's website, but the company declined to publish it, stating that they have discretion over which reviews appear on their platform. For that reason, prospective renters should take the reviews on their site with a grain of salt, as it appears that not all guest experiences are shared there.

Naples Florida Vacation Homes, LLC is a professional property management company located in Naples, Florida. We were comfortable with our decision to rent through them, after I got over the initial shock that they collected 100% of condo fees upfront without cancellation due to epidemic, illness, death or any other reason. This seems a little one sided with zero flexibility, however we made our commitment. We checked into the condo, February 1st and instantly we could smell a deep musty odor, the drapes were loaded with dust, hanging fixture in Master BR was hanging (See Picture) and ready to fall. After walking around the condo, we noticed several dark stains in the living room carpet, Master BR and third bedroom. We decided to call Lewis or Louis (This is the name he gave me) to ask him about odors, severe carpet stains, garbage disposal not working, etc. Also, when we walked barefoot on the carpet in the living room our feet were completely black. Our guess is that they haven't been shampooed or cleaned for a very long time. The review dated January 18, 2024, one month prior from the previous renter and stated the same complaints. Reviewing information on their website under "The Professional Difference", it states that "each property in our portfolio has been vetted and inspected so you can book with confidence". This is false and misleading. Spending $12,431.13 for one month, saving all year for this vacation and to have this facing us for one month was unacceptable. I called Louis on February 2nd three times to express our concerns, February 3rd two times and February 6th five times. I invited him to inspect the condo considering their "The Professional Difference" statement but he refused to come to unit. He said he was working on having carpets cleaned. Professional Carpet cleaner arrived to clean, I believe February 6th and he said they couldn't access water due to the fact that there wasn't a spigot within 150 feet. He inspected the carpets, told Louis about the issue and told both of us he wouldn't clean carpets due to the fact they were too far gone as they were filthy, ripped and seams were coming apart. They should be replaced was his comment. I would like to see the service records for cleaning the carpet as I don't think they have cleaned for a long time. Also, Louis stated that he was able to get the carpets cleaned by another vendor, however he never called me back or texted me that he was working on it. In the service notes Louis stated that my wife has a bad back, which is incorrect and not what I told him. I told him that when she sits on the couch she sinks down as there is no support. The couch caused discomfort and spasms in her back as well as mine. Once again vetted and inspected spending $12,431.13 for discomfort. Once Louis realized that we were not happy with conditions he never responded to us. The bottom line is that we spent $12,431.13 for a property that was vetted & inspected by a professional organization, and if you include the evidence we provided this should overwhelmingly support that the service & conditions were different than advertised.
