It's been a year and a half since we moved in and I wish we had a better experience, but it's just one thing after another. We love the layout of the homes and the looks, but I wouldn't want to buy another. I would recommend being aware of potential issues. Consider - upgrades such as faucets, lights, carpet and if they have a better window options. Have another company install your garage door opener. Things to ask - Get a list of the companies who are doing the work for that community and check out their reviews. Most of your issues will be relying on those vendors, not Sea-Pac. In a year and a half, this is what we experienced - 1. The problem is the vendors they use to build the house. The construction quality is not good. The quality of the homes will end up feeling cheap after awhile if you start to run into a lot of the same issues. - We had to have our kitchen cabinets re-painted. It all started peeling off and both companies just blamed each other. Finally, we got those re-installed. - Spent a year with luke warm water only to find out that the exterior painter PAINTED over the Air intake for the water heater. They had put a filter on it and the paint made it so that air could not get through. We had 200/mo water bills and their excuse was it's because the master bedroom was located so far from the water heater. Imagine waiting 4-5 minutes for your shower to reach lukewarm water. If you wanted hot water, we had to turn on both sinks in the bathroom on full to create more pressure. - Massive floor squeaks (loud). I'm not talking a couple, but all over the kitchen, living room and upstairs. They tried fixing it on two times and everything is back this winter. - Some of the fence wasn't nailed, it's also cheaply built and can break very easy. It sure did look nice when we moved in, but after a season, it shrunk and doesn't look like it is holding up well. - Problems with our oven when moving in, we had to replace it since it was blowing hot air on the hardwood floor and not holding heat inside. I'm not sure how that even passed the safety inspection. - The faucet's they supply (without upgrading) are way too short and you end up spilling water all over the backside. The caulking wasn't done well and it started leaking into the cabinet. We had to have everything re-caulked. - We had our tankless water heater shut down and had to be repaired twice. Now, we found out that the specific plug-in for it, pops the breaker all the time and can't use it. We use an extension cord to use another plug-in outlet. It's been 3 months waiting for the original plumber who won't respond, they are now putting us in touch with a new one. - Windows are very poor quality, you can easily hear outside and cold air still blows in. Not all of the latches match and it was obvious, they used whatever was cheaper. They have issues latching at times and you have to guide them with your hand to close. - For almost 3 months, we didn't even notice that the sliding glass door did not securely lock. When the alarm went offer in the middle of the night, I discovered it. The door had popped open somehow. I had to drill a new hole and move the locking latch to make it work. One of the workers told me, we weren't the only ones. - Landscaping is not up to par. We had a dead tree planted in the back yard, it's still there. The other in the front was very deformed and not under their warranty. I finally had to cut it down. 2. The other issue you will run into once you are moved in, is dealing with their Warranty guy. It is not their fault, they actually want to help you fix the problem, but they usually can't. The warranty guy has changed 3 times since we moved in and the poor guy they have now is so over worked. He wants to schedule a repair and the cheap vendors they used, ignore his requests. Sea-pac refuses to pay for anything and forces the vendors to fix the issue, so we are left stuck in the middle. We still love our home, but wish it was built by someone else. read more

I bought a home from this company a year ago. Found many issues from the beginning. The subcontractors that this builder uses are very bad. The windows in the house were installed incorrectly. Air leaking, etc. We were told that the framing was unlevel and the windows would all have to be reinstalled. Floors squeak all through the house. Found water pipe just hanging off the wall beneath the hot water tank, causing water to leak all over the floor in the garage. The builder makes nothing but empty promises to get you to close on the house. but, when it comes to fixing the issues he is nowhere to be found. But, the service dept has done a fine job at responding and taking care of us the best wehcan, but, overall, Im not impressed at all. Steer clear of this company. Two years ago my husband and I bought our 1st home after an exhausting 2 year search. We were over the moon excited to not only have a home but a new home. Our design appointment went smooth, all the colors and styles we wanted were available including our upgrades. One thing we did ask was the pantry light switch to be on the outside of the pantry, SEAPAC said sure for $100.. really.. we passed, house was still a concrete slab at that point I can't image it would be that much. We 1st saw our home build at Ruggs Lake in Silverlake. We were told other than carpet in the entryway that was our exact house.. great, we will take it. Well, that wasn't exactly accurate. We did not get the concrete patio that the other house has and were told to like having a deck or don't buy the house. Wow, thanks, felt like a gut punch. They did install a garage door opener for our troubles. Next, the entry closet was supposed to go under the stairs for storage, nope, per builder they stopped doing that after the Ruggs Lake community. The sketch we signed did not show the closet so I could not do anything about it. Upstairs guest bathroom toilet bolts were rusted inside the tank when we moved in, called SEAPAC and they sent a plumber right away. Upon inspection i was told that i caused the rust. Really... I have the power to rust a toilet in a month, I'm amazing. Apparently, my adding Clorox tablets to the tank after I found the rust voids the warranty on all my toilets. Honestly I was trying to prevent the bowl from being stained. Fireplace never worked right. Recently spent $400 for the company that installed the fireplace to come look. The pilot assembly was rusted from inside, the installer said he has never seen that happen. Siding caulking on the house looks terrible, too much in some places and missing in others. Some places caulking dried running that was just painted over. Concrete in the garage does not seem to be cured, floor seeps concrete dust that gets tracked everywhere. Nothing can be set directly in the ground because it will get wet. I talked to SEAPAC was told that's normal but my friend with a concrete business has never seen that happen before. Last, we have a broken window that the house must have broken settling. This is not SEAPAC fault, it's just the cherry on top. Buying our 1st home has left somewhat of a bitter taste in my mouth. I do love our house, just not the problems that have come along with it. Can not say for sure if I would buy from SEAPAC again, the house would need to be amazing and perfect. read more

Our experience with Sea Pac went from great to extremely disappointing, very fast. First of all, we found our home and were super excited. We bought in the Dallas Creek community Lynnwood two years ago - and this was our first home! We were so excited to be buying a new home we could design the way we want. Well, the first issue happened after our design appointment. We had gone in and decided on dark cabinets with white tile backsplash in the kitchen. Upon second thought, I decided I wanted to upgrade to more modern white cabinets and get the gray tile backsplash. I thought I was getting the backsplash they had in their show room - it was gray with white grout. Never did anyone tell me the grout would be different, but upon going into our home and seeing the tile installed, our grout was dark gray. What??? Why would you do that? Why on earth would you ever SHOW one thing in your showroom and then give someone something else? That's ridiculous. I emailed the designer and she gave me one answer - then our realtor reached out to theirs, we got another answer, then eventually the owner told us too bad. We could pay to have all of the tile taken out and reinstalled OR we could walk away from the home. Are you freaking kidding me? Talk about customer service! If you mess up, own it. I'm buying a half million dollar home - you messed up in the process, just fix it. Well, they didn't - and we wanted our house, so we dealt with it. In our community, Sea Pac left a ton of home waste in an empty green space area and told us that our HOA needs to deal with it. Sea Pac has told us that it is "normal home waste" (or something like that) and that it is up to us to get rid of it. What they really did was litter (and then cover it all up) and now expect the home owners to take care of it. This is a job that will take ALL of our HOA reserves and Sea Pac is refusing to help in any capacity. It is your mess, Sea Pac. Clean it up. Siding is NOT normal home waste - and leaving stuff like siding, plungers, food wrappers, etc in a green space is disgusting and unprofessional. Then, the real kicker, just yesterday, my husband and I had an HVAC company come out to do an estimate for AC in our home. The estimate we got was insane, because Sea Pac installed our furnace in a way that does NOT allow for AC to be installed to code, as is. It would cost us an additional $3k to get AC installed when it should be simple in a new build (my sister and brother in law had ZERO problems in their new build). Thanks to Sea Pac, we aren't able to get AC installed because we simply cannot afford it. It is absolutely ridiculous to have to have our duct work, furnace and electrical all re-done in a new home to accommodate AC installation. A new home should be properly put together for the home owner to be able to do whatever additional upgrades they want to do. The gentleman who did our estimate told us he had never seen a furnace installed that way before in a new build. Sea Pac does NOT care about their homeowners in the least bit. This has become painfully obvious. While our home itself is fine - the quality is what you would expect of a new build in today's market - the experience we have had with Sea Pac has been awful. I will never, ever buy another Sea Pac home if I can help it. I also advise everyone I know to look at their homes, but continue with caution because they WILL find a way to screw you if they can. read more

This is our second Sea Pac home. The first one was an okay experience, nothing major. The quality of the build was as expected for today's market...just good enough. Any issues we had the superintendent was very responsive so it made that experience acceptable. Now the 2nd home is another story. We bought the new Sea Pac townhouse off of old Broadway in Everett. We had the worst walk through. We brought an inspector in a week prior to the walk through because we wanted to make sure everything was taken care of prior to walk through or at least had the major items finished. On the day of, we waited for the superintendent for over 40 minutes. He was very apologetic and said this isn't him. He was not told about the appointment. Fine. Then we walk in the home...NOTHING was touched! It was left the way we left it from inspection day. This was 2 days prior to closing. I was not going to write a review becuase I have him the benefit of the doubt and he promised that everything will be done when we move in. Well, on the closing date, the cleaners were there, contractors were there and the cleaners spent maybe an hour cleaning. I got the keys and the home looked as if it was not touched. The counters were filthy, the floors had smudges all over, toilets were durty, carpet was not cleaned...on and on. Moving in, we found other issues so I've contacted them right away becuase they are issues that couldn't and shouldn't wait until 30 days warranty period. Well, of course they said they'll get someone out and fix but weeks later we haven't seen anything done. It's all been agreed and said they'll do it but no one have done anything. It's insane that this large company would treat their customers this way. Maybe its not the superintendent's fault that he may be under staffed so he can't meet all of these deadlines or do his job the way he would like to...but this is a multimillion dollar company! Or maybe it is...who knows. From what I see, the entire crew has not been on point. Hire the RIGHT amount of people. OR BETTER YET, HIRE THE RIGHT PEOPLE! Meet your customer's needs. Do right for your customers. It's a huge investment for all of us. We are all busy and yes there are circumstances that prevent one or two hiccups but don't give big promises and under deliver. Maybe as customers we need to not do business with these types of companies. We have to do our research and read these reviews. You've had enough if my time, Sea Pac. Do your job. read more

We have a house built by Sea Pac. You will not be able to find the worst warranty!!!!! Here is one of the examples why: Warranty guys came to my house to replace a cracked tile, chipped the white baseboard during the process. And when I asked them to replace the damaged item I got the following answer: "The nature of the tile repair has a high likelihood of accidental nick/scratch in millwork (baseboards). We are not going to replace the baseboard". Do you think it's a legitimate answer? Also the pantry door did not close. They fix the door and cracked its frame. Now I have the door that closes but with cracked frame. Also they use pvc waste pipes that make "water dropping" sounds when somebody takes a shower. Can you imagine sitting in a living room and hearing water dropping sound for 15 minutes? And it's not a leakage. I can share many details about the issues I have in the house. The issues that are not covered under warranty are cracked fence, bended balcony doors, squeaking laminate floors etc. Please pm me for more details. P.S. I'm not the only one in my community having the described issues with pipes hammering, balcony doors not closing etc. And the warranty manager just says it's not covered under warranty. DISHONEST PEOPLE. If I could give zero stars I would! We bought our first home from SeaPac in April. Before we went through with our purchase, we had asked the design coordinator Joscelyn, if we were able to do any updates as far as our staircase goes. We wanted to make sure our warranty would still be okay. She told us as long as we didn't touch anything structural we would be okay. What we did is we reconfigured our staircase. (Because what they built made zero sense) We had this done professionally. Balloon framed on top of what SeaPac had already done. Added a landing and 3 stairs. Touched nothing structural. This is on the 2nd level. Our entire wall coming up the 1st flight of stairs (no where near where we did the construction) is bowing, cracking, and completely falling apart. Being that this is our first home we thought this was a normal part of settling. When we had our 30 day service report Greg the "warranty manager" looked at it and ensured this is not settling and it will be fixed right away. Only come to find out when he figured out we were the ones who "did the construction" his whole mindset changed and said he would have someone come to properly evaluate it, cut holes in our wall, and took a couple pictures. We received an email a week later stating our warranty for that wall is void and they are not going to fix our wall. Never once had anyone come and properly evaluate our wall as promised. We went back and forth for about a month with emails giving them the opportunity to do the right thing. They didn't. We now have letters from an architect, a drywall company, and a structural engineer. All stating this happened during framing and has nothing to do with what we did. We will be sending in all of those with our letter from our lawyer. It's been a long and stressful process and they have completely taken the joy out of first time home buying for us. I would NEVER buy from SeaPac again. This is just one of the issues we've had mind you. I could sit here and write pages on the type of work this company does.
