I loved the condo and we wrote an offer sitting in the condo complexes library on Gary's laptop. seller made account to Offer and Gary negotiated me a price less than the counter offer. I am now the future owner of a beachfront penthouse condo at 1800 Atlantic Boulevard condos. You would be hard-pressed to find a realtor who can make it happen that fast on a Sunday over a holiday weekend, but Gary McAdams did. actions speak louder than words and Gary actions proved he is an amazing Key West realtor

I recently retained Sean and Coldwell Banker as the agent to sell a single family home . If I could…read morego zero or below as a review I would. I am glad Carls experience with Sean and Coldwell Banker was good. My experience with Sean and his Broker was anything but . During the process leading up to closing all was well but once closing hit that's a different story. Sean did not provide me a good experience or representation these failures would cost me approximately 20k in costs. He failed to provide us with closing numbers until the actual time to sign the documents. We refused to sign as the numbers were so inaccurate. Following a week of back and forth negotiations we got to a point where we could at least stomach the numbers. (As a side note we were unable to do an in person closing and were on the road as all of this closing drama unfolded). As if the benefit of assuming the 2.5% VA loan from a Disabled Veteran was not good enough Sean had us pay down 7k of mortgage payments. He explained to us that we needed to sign an addendum for this purpose. It was explained to us that the buyers had lots of money and the buyers would bring the 7k to closing , they did not. He later denied making any such statement to that effect. His exact statement to me was that if he had to testify in court he would claim he did not recall. Me I told Sean and his broker I would testify to what was originally told to me " Mike has lots of money and he will bring it to closing". This is what I would testify to this day. On top of this issue there were others. Such as having us pay for the new owners title search ($4,500) Sean never advised us that this was not our responsibility until it was observed on the ALTA at closing. Reality of this one was that a title search was not even required as it was an assumable Veterans Administration loan - never advised us of that fact either. Sean consistently failed to represent our interests in the transaction. These examples were not the only issues we had as there were many ... I spoke by phone to both Sean and his broker , when I questioned Sean whether he would be able to testify in court about any issues relating to this transaction...Sean's response unsurprisingly was he would not be able to, stating his reply simply would be "I don't recall". Hmmmm maybe not who you want representing you . I would not recommend Sean Farrer nor Coldwell Banker Key West as a Brokerage. I feel his and their representation was for the buyers (friends of Sean , seems like it to me) being the beneficiary. I can not emphasize enough - Do Not use Sean Farrer or Coldwell Banker as your real estate service provider for anything real estate related.

Just got back from staying in one of the properties Cindy Dolberry manages. There had not been any…read moremaintenance on this property in years. It was in Venture Out, a gated community. The grounds in Venture Out were good, nice place, There were a list of things a mile long that were broken in the rental. It took a little while to realize because the place was so dirty. We called Cindy's office and her husband Ken was rude and combative with us. I would not recommend this Realtor for property management or rentals. They just don't care and I can't believe they are even licensed to do any kind of business. I wouldn't let her manage my dog house.

I have been meaning to write this weeks ago, but just found the time now...We rented a house from…read morethem for about 10 days back in late June and they were able to find us a great place which was on a large canal that went out to the open water. The place was set in a great location I thought some might not like the bar that is across the street but the music is nice so I did not mind and they did not stay on that late, in fact we went there one night and loved the place. They have a lot of rentals to pick from and the service is great. We needed a couple extra nights and it was no problem. The only "bad" thing I would say and it is not on the part of the office team this would be more on the house keeping but we did find that we had to clean up a lot that first night dead bugs ( which are the norm for Florida so that is not their fault ) but the walls in the kitchen and bathroom were dirty and the floors had a ton of black dog hair which I did sweep up all week..and some would be put off by that but I think it just comes to me being kind of picky so that is that only thing I would say they should work on is maybe a re-vamp on the house keeping staff..I would rent from them again and I would recommend them to anybody looking for a rentals in the lower Florida Keys...We fell in love with the whole place and are moving there in just a few weeks..it is like a dream come true..

This company is the worst selection you can make for your vacations…read more We rent all years a property in the keys and the last time we selected a property manage by "America Caribbean Real Estate" and it was the worst experience we had in our entire life. They had a complete lack of responsiveness. We call several times to get the wireless key to connect to the internet until we desists, so at the end we have to use our smart phones to navigate on the network. Last day, in the checkout they call the police department of Key Colony City to count heads to see if we have more persons that the ones included in the contract. Beside the very bad attitude of the police, in front our children, we were 8 instead of the 9 in the contract. Ridiculous!!! The agent, named Leslie Christensen, was the most un-professional real estate agent we had sought in our life (we were under the impression of a company in the 3rd world). As part of the checkout process, she started, in front of us, to look for reasons to take money from the deposit. At the end there were no reasons at all but you got the feeling of people stealing your money in front of your face. A week later we received the deposit back, and, as expected, they took 25% of the money with the simple reason the cleaning company have to use more laundry loads as the expected. How can be possible you can use more than the bath towels provides by the home owner? Of course, we tried to contact them with no response at all. We submitted a complaint to the BBB and are waiting for the process. This company doesn't care about their customers beyond the money they can take from their deposit. We DO NOT recommend this company at all. In the 20 years we have been in the keys, sometimes more than once in a year, we never sought something like this and unfortunately they ruined our week.
