We had been preparing for a couple of years to have our house painted. Based upon information…read moregathered via informal conversations with friends and colleagues, we were expecting that a thorough, professional exterior paint job for our 2600 square feet home (plus 2 car garage) would likely yield a hefty price tag. So, we developed an informal prospectus based on this assumption. Sometime later, we happened upon a poster advertising That 1 Painter, a licensed and bonded enterprise based in the Treasure Valley. Their reviews were strongly favorable and more so noteworthy was that T1P had been voted Best of Idaho twice (among many other plaudits)! So, when we were ready we contacted them with the intention that they would provide us with our first estimate. We were visited by Ruth Brinton, a professional house painter and owner of T1P. She presented well with confidence and comprehension. She looked at many things that we would have likely overlooked. She made many observations and shared her thoughts with us. She also looked at the property and made recommendations regarding colors to not only enhance the house, but also to optimize the use of colors that would give balance and compliment to the property on the whole. The next day, we received the detailed estimate for the job. We were stunned to learn that T1P would do the job for well below our most auspicious estimates! All the information we had gathered convinced us that we did not have need to solicit another estimate. Within a month's time (from initial contact) our house was very nicely and professionally cleaned, prepped and painted. The crew performing the work were polite, friendly and professional. After they finished painting my house, a few weeks later after heavy rains I noticed a stain on the ceiling of a guest bedroom. I knew immediately it was the long nagging problem of the "dead valley" along my roof. The house was designed and built according to the architect's drawings to have the roof of the first floor bedroom run into the siding of the house. It was a short "run" and rainfall should go quickly into the gutters. But, this was built under a big, old oak tree and for many years, I've had leaves and twigs built up, damming up the water. If I can remember it, I have to get up on a ladder with a rake and rake the leaves away from where the shingles meet the siding. After one major hailstorm, I had the roof replaced and when they replacing it, I asked them to build something to reduce the leave/branch damming. They did build it, but apparently not big enough. It lasted probably 14-15 years until this recent Spring. Since I had a good experience with 21st Century, I called them out to give me a bid on repairing what was probably rotted trim and exposed flashing and other rot elsewhere. And while they were at it, I asked them to build me a better diverter away from the siding. They came out and took care of it in a day. The guy was there from 8:30 to 5:00, taking a break for lunch, but got it done. Since they were also the painters, they asked me for the leftover paint they left for me (for touch-up) that came in handy as they had to replace the rotten trim and as it turned out a section of the roof decking. Attached are the pictures they took for the bid and then afterwards when they were complete. They were detailed enough to ask me first, "hey, this diversion we're putting in is a lighter grey then your shingles. Are you okay with that? We can go back and get darker materials". I said that was fine. No one can see that part of the roof and so it was trivial to me. The only negative thing from the painting and the roofing experience is so minor it's not worth taking away a star is that there will be a gap between when you sign and return the contract and they contact you about scheduling the actual work. In both cases, I had to drop them a line to remind them I was in the queue. Being a service that can't work when it's raining, I can understand that they have days where scheduled work is delayed and that causes a snowball effect of delays.

The quality of the painting work itself was very good and I was happy with the final result. The…read morecrew was professional, the work was completed as expected, and up until the very end the experience felt positive. Unfortunately, the post-project payment process left a very bad impression. After the job was completed, I was told that final payment was required within 24 hours because of a clause on the completion form I signed at the end of the project. This requirement was never clearly communicated beforehand when we agreed to move forward with the work. In my experience, most contractors invoice with reasonable payment terms (for example a few days or a week), so being told after the work was finished that payment had to be made within 24 hours felt unexpected and unnecessarily confrontational. What was disappointing wasn't the payment itself -- I fully intended to pay -- but the tone and approach in the follow-up messages. It made the interaction feel more focused on collecting money immediately than maintaining a positive customer relationship. Again, the workmanship was good, but the way the payment issue was handled unfortunately overshadowed an otherwise solid experience.

The crew was inexperienced, sloppy, lazy, and took no care in their work. They showed up late and spent a third of the day looking at their phones, dripped paint on all of my outdoor furniture, punctured roofing shingles, destroyed flower gardens, crashed their truck into a retaining wall, left paint on windows, and more. The crew manager was inefficient and ignorant, and the owner offered empty promises. In the end they caused over $10,000 in damages to my property.

His estimate was fair and detailed, with multiple options and pricing levels based on different services, and he followed up with us without being overbearing. We asked a ton of questions and Bobby answered them all quickly and thoroughly. The original paint was washing off the house so much that you could see the hardieboard color and we also had several repairs, including some rotting boards that surrounded the side garage door. It took us a while to give the green light as we were in the middle of a bathroom renovation but this proved to work out well as we also hired them to repair and replace drywall in the bathroom as well as retexture, paint, and complete the baseboard installation. I'll either update this review with those pics or write a new one! We loved the results on the bathroom as well! Lori was the color consultant and she confidently picked out color options and we ended up picking her first suggestions, and chose a color for the trim that was darker than before. They used quality Sherwin-Williams paint. The painting crew was so fast, friendly, and professional as well. They did amazing work and had to deal with some high, hard to reach places.
